The Economic Indicators Report provides a range of valuable economic, demographic and development statistics for a variety of users. Updated biannually, this report is an important source of timely and relevant statistical data.

The information contained in the Albury Economic Indicators is provided for the Albury Local Government Area (LGA) and the combined LGAs of Albury and Wodonga. Where appropriate, these datasets are benchmarked against other major regional LGAs in New South Wales, Victoria and Queensland.

The economic information in this report has been compiled using a variety of data sources, including:

• REMPLAN Regional Economic Modelling software. This program utilises national account data, which is modified to reflect the cross-border economic influence.

• Australian Bureau of Statistics (ABS), 2016 Australian Census.

• Department of Jobs and Small Business – jobs.gov.au

Economy

Key Findings

Gross Regional Product

• As at June 2018, the Albury and Wodonga LGAs had a combined Gross Regional Product (GRP) valued at approximately $7.2 billion.

• As at June 2018, the Albury LGA had a GRP valued at approximately $3.8 billion.

• The Albury Wodonga economy is dominated by the ‘Public Administration & Safety,’ ‘Rental, Hiring & Real Estate Services’ and ‘Health Care & Social Assistance’ sectors in terms of value- added.

• Between 2017 and 2018, the most significant percentage growth was experienced in the ‘Mining’, ‘Agriculture, Forestry & Fishing,’ Wholesale Trade’, ‘Administrative & Support Services’ and ‘Construction’ sectors.

• The sectors that experienced a softening in value-added performance between 2017 and 2018 included ‘Manufacturing’ and Information Media & Telecommunications’.

Employment

• 16.2% of Albury Wodonga’s employment is provided by the ‘Health Care & Social Assistance’ sector closely followed by the ‘Retail’, ‘Public Administration & Safety’ and ‘Construction’ sectors.

• The most prominent types of positions held by the Albury Wodonga population are ‘Professionals’ (18.2%) and ‘Technicians & Trade Workers’ (15.5%).

• The largest percentage change in Albury Wodonga’s employment profile from the 2011 to 2016 Census was the decrease in the number of people employed in the ‘Manufacturing’ sector, down 3.6 percentage points to 9.2%, and ‘Retail Trade’ employees down 2.6 percentage points to 11.7%

• As at June 2018, Albury’s labour force was 24,243 compared to 22,818 in June 2017, an increase of 6.2%.

Demographics and Population

The following demographic information has been compiled using a variety of data sources including:

• Australian Bureau of Statistics (ABS).

• 2016 Census of Population and Housing.

• Profile ID - an online demographic modelling tool designed to enable Local Governments to understand current population characteristics.

• Forecast ID - an online demographic forecasting tool designed to enable Local Governments to understand future population trends.

Key Findings

Population

• As at 2018, the combined LGAs of Albury and Wodonga had an Estimated Resident Population of 95,196. This represents an annual average increase of 1.6% since 2012.

• As at 2018, the Albury LGA had an estimated resident population of 53,767. This represents an annual average increase of 1.3% since 2012.

• Albury’s population is expected to reach 67,427 by 2036, while Wodonga’s population is expected to reach 57,314 over the same period.

• The 2016 Census data shows that 63.3% of Albury Wodonga’s population were classified as being in the ‘workforce’ age bracket, i.e. aged between 15 and 64 years.

Education

• Albury Wodonga has a large and well-educated workforce:

o Data from the 2016 Census indicates that the most significant change from the 2011 Census was a 30% increase in the number of post graduate qualifications obtained.

o The number of residents with vocational qualifications increased by 16.3% (+2,132) and a Bachelor or higher degree by 18.1% (+1,086) between the 2011 and 2016 Censuses.

Development

The following development information has been compiled using a variety of data sources, including:

• AlburyCity Construction Statistics – information is sourced from AlburyCity’s internal Construction Certificates data monitoring system.

• Property Trends Report – this data sourced from Estate Agents Co-operative Red Square.

Key Findings

Construction Certificates

• In 2018/19 the value of construction for the city was estimated at approximately $163 million, down from $190 million in 2017/18. This represents an average annual decrease of 4.5% over the last five years.

• Residential projects outweighed commercial construction in 2018/19 with a combined 685 construction and complying development certificates issued throughout the year at a value of almost $136 million.

Property Trends

• Residential property prices and sales volumes remained steady with 874 sales and the median house price fetching $344,000 in the 2018/19 financial year.

• The number of units sold for the 2018/19 financial year softened, decreasing from 244 to 211 however the median price increased to $212,500.

• While the number of vacant land sales dropped by 5.5% for the year, the median price increased by 6.9% to $155,000 for the 2018/19 financial year.
