CASE NO. 608F Consider a request of Jack Uptmore,
Uptmore, LLC, owner, for thecompatibility review of the proposedmain structure located at 612 OgdenLane under Demolition ReviewOrdinance No. 1860 (April 12, 2010) inorder to construct a new single-familyresidence and accessory structure.
SUMMARY The applicant is seeking to construct a
two-story 4,018 sq. ft. home, a 251 sq.ft. detached garage, and a 400 sq. ft.car port.

BACKGROUND
The property is zoned SF-B and islocated on the south side of Ogden Ln.,between Greely St. and Viesca Ave.
The P&Z approved a requested replat onJanuary 5, 2015 which subdivided theproperty located at 610 Ogden Lane intotwo properties (610 & 612 Ogden).Council approved the replat on January12, 2015.

BACKGROUND
The ARB found no significance in theexisting structure, and approved ademolition request of the existing home onJanuary 20, 2015.
This home crossed the newly created lotlines for 610 & 612 Ogden.
Council approved the demo request on Feb.9, 2015.

On March 17, 2015, the ARB approved thecompatibility of the proposed replacementstructure for the newly created lot (easternlot) located at 610 Ogden.
Council approved the compatibility of thereplacement structure on March 23, 2015.

The home located on 610 Ogden iscurrently under construction (eastern lot).
The western lot (612 Ogden) had been usedas a staging area for the construction of thehome on 610 Ogden.

POLICY ANALYSIS The proposed structure is 27’ 11 7/8” in
height (max allowed 28’) as measured fromaverage grade.
The proposed structure complies withregulations concerning setbacks, height,and looming standards.
The proposed structure will have an exteriorcomprised of stucco, stone, and have astanding seam metal roof.

ARB RECOMENDATION
On January 19, 2016 the ARBconsidered the request, found thereplacement structure to becompatible, and approved the request,with the following conditions.

ARB RECOMMENDATION - CONDITIONS
Due to the topography on the site andthe increase of impervious cover theARB recommended that the applicant doone of the following:
1. regrade the drive to ensure noadditional water run-off will impact theadjacent western land owner

2. gutter the home and direct all run-offto the interior of the property
3. provide a drainage report showingthat the run-off will not affect theadjacent western land owner.

within a 200-foot radius of the property,appropriate notice was posted on the Citywebsite and a sign was posted on theproperty
