A big boost for Cumbernauld

The first images of a striking 10m high steel sculpture, which aims to transform the image of a Scottish town, have been revealed.International public artist Andy Scott has been working on the quarter-million-pound female figure for Cumbernauld since it was commissionedin September 2009. The artwork will be unveiled in summer 2010. The first pictures show the sculpture’s head, which is made of steelplates and stands 1.5m high and 1.5m wide. Her hair is sculpted in a1960s-style reflecting the early days of Cumbernauld as a new town. The brainchild of Campsies Centre Cumbernauld (CCCL) – a specialpurpose company established by North Lanarkshire Council to facilitatethe redevelopment of Cumbernauld – the sculpture will overlook the A80northbound, north of Auchenkilns Junction. Part of the CumbernauldPositive Image Project, the artwork will be seen by more than 70,000people every day. It is hoped that she will help to boost the town’s image.

New independent regulatory bodyThe first independent national regulatory body for the double-glazing andconservatory industry has been launched by a Lancashire Trade Associationexpert.

The market for private house owners is worth £4.65bn a year, but the sectorstill has an image problem caused by rogue traders. Now Tony Pickup hasestablished, after four years research and a two year pilot scheme, the DoubleGlazing and Conservatory Ombudsman Scheme, (DGCOS) with offices inManchester and Chorley.

He has won the backing of consumer champion, Nick Ross, for the scheme’sbid to improve the industry’s reputation. The former BBC Watchdog presenterwill be the spokesman for DGCOS, which will provide protection for homeownersinstalling PVCu windows, doors and conservatories.

The nationwide Ombudsman scheme, which has created 14 new jobs, offersconsumers access to high quality, vetted installers. Consumers will receive aPeace of Mind pack and a free quote from members, explaining that they willhave the full protection of the Ombudsman Scheme behind them, as well asdeposit protection insurance and a ten-year insurance-backed guarantee.

Forgotten spacesForgotten Spaces is an exhibition thatshowcases the best entries from alandmark design competition launched by RIBA London, Design for London, and investor and developer Qatari Diar.

The competition asked designers to seekout disused and forgotten areas of Londonand put forward ideas for developing thespace to serve the local area. The proposalscould be simple or complex, commercial or public; a piece of public art or a newbuilding. The only requirement was torespond to a need in the community.

Forgotten Spaces promotes a grass roots approach to urban design with localartists and designers devising solutions for individual sites. The exhibitionfeatures a wide array of conceptual projects and possibilities for overlookedspaces across the capital. The exhibition runs until 4 July 2010 at Lyttelton Foyer,National Theatre, Southbank.

An onslaught of adjudicationsConstruction law arbitrator andadjudication expert Jonathan Nugent ofArbicon ADR has predicted that a recentcourt judgement will mean most maincontractors will start experiencing a sharp rise in adjudications.

In a landmark judgement on 13 April2010 the Technology and ConstructionCourt ruled that so-called Tolent clausesin contracts do not comply with theHousing, Grants, Construction andRegeneration Act 1996 (the ConstructionAct). These clauses have in the past meantthat sub-contractors taking a maincontractor to adjudication in a disputehave had to pay all the main contractor’slegal costs and all of the adjudicator’s feesand expenses, irrespective of the outcomeof the adjudication.

Jonathan Nugent stated: “It is notsurprising to see such a judgement sincethe new Construction Act, which has beenpassed but yet to come into force, makesTolent clauses void, reflecting the spirit of the industry and parliament. It thereforeappears very unlikely that the new rulingin this case will be overturned. This change in the law will open thefloodgates and we predict most maincontractors will now start experiencing an onslaught of adjudications.”

Duke is baledover by strawThe country’s first council housesbuilt of straw will be visited by HisRoyal Highness, the Duke ofGloucester, on 17 June 2010.

North Kesteven District Councilhas invited His Royal Highness to view its ground-breakingdevelopment in Waddington in connection with his personal and professional interest inarchitecture.

The two houses, which are nowcomplete at Brumby Crescent, arethe first in the country to be built of straw by a local authority. They have been jointly funded by the Council and the Homes & Community Agency and are built to the highest environmentalspecifications.

The revolutionary design andbuild technology includes wallsmade of straw bales, sheep’s woolpadding in the floor and extra thick roof insulation, recycled glass blocks in the foundations and lime instead of cement in allaggregates. They also feature largesouth facing windows for maximumwarmth and light and are triple-glazed to reduce heat loss.

The more clearly the architecture of a building conveys values such as sustainability and flexibility, the more authentic the activities of the people who work within it become. A good example is theheadquarters of the French Institute for Radiological Protection andNuclear Safety (IRSN), in Fontenay-aux-Roses. Here, transparency andprotection of the environment represent an integral part of the researchactivities of the establishment, but they are also reflected in the newdesign of the renovated building. ABC&D takes a look at the project...

Sustainability was animportant factor during theproject and was achieved by

architect Archicrea through aconscious choice of materials. Thefully glazed external façade gives theheadquarters a communicative andopen character, but, more than that,it also ensures sufficient amounts ofdaylight penetrate within the insideof the building.

From 1980s building to modernheadquartersAfter the building was purchased in 2005, it was intended to providethe future base for more than 600 employees. These employeeshad previously been split between main administration and variousspecialist areas, but were now to be brought together in one place. However, before they could startmoving urgent renovation wasneeded. Built in the 1980s, thebuilding had obvious failings in anumber of areas. Both in terms ofenergy consumption, room layoutand its external appearance, thebuilding was completely out ofkeeping with the requirements ofthe owners. Having already carriedout numerous building renovationswith a view to obtaining greaterenergy efficiency for institutions, including some of the high-riseParis buildings, Archicrea was ableto take a systematic approach anddemonstrate its expertise indeveloping fully integrated concepts. As part of the renovation of theexisting building undertaken for theInstitute, the following works werecarried out: full renovation of the

various floor levels and upgrading of all electrical engineeringinstallations; redesign of allcorridors; fitting out of a newreception area; laying out of a newcar park with dedicated access; as well as full renovation andrestructuring of the external façade.

Rationality and transparency as an institutional hallmarkPrior to renovation, the front façadein particular was completely out ofkeeping with what the site managerwas looking for. It presented anoutdated and coldly alienatingfrontage, which appeared almostsecretive due to the opacity of itsreflective glazing. The new façade,on the other hand, positivelyradiates the clarity of a modern age.

“The Institute also wanted tocommunicate how it relates to theenvironment and its transparency inrespect of the general public,” saidarchitect Jean Do Nascimento.

This concern was successfully metthrough the use of new materials, such as transparent glass and wooddesign, aluminium compositepanels. The latter were used ascladding and to provide additionalinsulation for the centre stiffenersthat had been concealed in masonry. The red-brown, wood effect of thepanel surface provides a calmingand techno-rational contrast to theglass components of the façade, which afford a view into the activitiesof the Institute.

The new glass façade also doesfull justice to both the aestheticaspect and that of ecologicalsensitivity, as it allows daylight

to penetrate deep inside thebuilding, providing naturalillumination of the working areas. This new transparency has turnedthe façade into a showcase thatcommunicates the work of theInstitute to the outside world.Conversely, the surroundinglandscape also gains entry to thebuilding through its continuouspresence in view of the staffthroughout their working day. Both the façade and the flexibility of the newly designed floor levelstructure create a climate ofopenness and interaction that has a positive effect on the creativity and motivation of the staff.

Systematic sustainabilityThree objectives of sustainability, transparency and flexibility werealso added to those of energyefficiency and optimisation of heat and humidity.

These objectives are all part of a method that has proved itself in France as developing a higherenvironmental quality (HQE) ofbuilding. The HQE initiative seeks to reduce the harm done to theenvironment by buildings, either by improving energy efficiency andreducing the production of waste, or by designing healthy and flexibleinteriors. For the guidance ofarchitects, and all those involved inbuilding construction, there are 14fixed objectives, including the threementioned above, covering all typesof new build and renovation projects.

As well as all stages in the life of the building from design throughutilisation to demolition.

Archicrea took on this challenge byintegrating a range of modernisingchanges. One of the things they didwas to encourage the control ofpollution of the environment arisingfrom the emission of carbon dioxide, sulphur dioxide and radioactivewaste. The hygrothermal (heatingand humidity) conditions for thesummer and winter months wereoptimised using the new roomlayout and measures to prevent heataccumulation, direct sunshine anddraughts. Stable temperatures nowensure a pleasant room climateduring working hours throughoutthe building.

Conscious use of light for a better working environmentAccess to daylight, the quantity oflight, and the new spaces and vistasthat have been opened up, allensure natural illumination of theworking areas, avoiding potentialdisadvantages such as light dazzle. All these factors not only contributeto reduced energy consumption, butalso considerably enhance theworking environment.

Tour & Andersson’snew TA-SCOPE is awireless, handheld

and user-friendlyinstrument designed toverify, measure andbalance the flow, differential pressure, temperature and power ofcomplex systems efficiently.Due to its compact size andlightweight nature, the

TA-SCOPE presents a systemthat is easier to use in smallspaces and situations, thatcould otherwise provedangerous if using a large, cumbersome measuringand balancing tool.

From a health and safetyperspective, the TA-SCOPE

does not pose the risk ofmercury contaminating the system, which is something that can be areal risk when using manualmanometers as the tool can back-flush mercury into the system.

Hydronic networks can becreated with the TA-SCOPE, whichintegrates with TA-Balancesoftware to aid trouble-shootingand data logging. An independentsensor communicates with the TA-SCOPE to deliver data quickly, thereby enabling contractors tobalance a system, troubleshoothydronic problems and logperformance.

Because data is captured digitallythe TA-SCOPE can be connected toa computer using a USB cable sothat information can be uploaded toTA Select, the HVAC designsoftware. This means it is easy forconsultants and designers todetermine the most economicalsystem design, the correct sizevalve requirements and pre-settingvalues. From here the user canprint reports taken directly fromthe system using TA-SCOPE.

With a simple user interface theTA-SCOPE is designed with theuser in mind. The intuitive icondisplay makes navigating the toolsquick and easy. Low powerconsumption and long battery lifemeans that one full charge of theunit provides three full days ofwireless performance, eliminatingthe risk of downtime during a sitesurvey or monitoring job.

The compact sizeof the unit means it is easilytransportable incomparison tothe UK standard, slipping easily into a pocket while onsite.

“The new TA-SCOPE helps to fulfil Tour & Andersson’sproactive stance

on system diagnostics andtroubleshooting for efficient andcontrollable systems,” explainsPeter Rees, technical director forTour & Andersson, “With Measureto Know at the centre of ourknowledge-based approach tohydronic balancing, instrumentssuch as the new TA-SCOPE are designed to enableprofessionals to do this easily, ensuring that their systemsoperate as they were specified todo: with optimum energy efficiencyand controllability.”

Cavity Trays has released a new range of dampcourses that are ready-shaped to tackle everyday construction needs when usingtimber frame and SIPs methods. The most popular of the dpc Profiles is designed for use under sole plates. Constructionstandards demand dpc’s are incorporated below all timber frame sole plates of ground floor walls. Furthermore, inaddressing the requirements for air tightness, Robust Details calls for the dpc to turn up and lap with a vapour controllayer. Using traditional dpc to create such an arrangement can be difficult. Traditional dpc can also distort, bedamaged, or progressively sag whilst construction is taking place. DPC Profiles are accurately dimensioned semi-rigid shaped dpc’s that permit the installer to establish consistent dpc protection around the base of timber-framedand SIPs walls. Laid and lapped under the sole plate, the profiles rise vertically toprotect the inner face of the plate. (Depicted in NHBC Standards 6.2).

Fight off floodingA new range of residentialcomposite doors that provide extraprotection in the event of flooding isnow available from WHS Halo. Asthe recent Cumbrian floods proved, flooding is a major risk for a largenumber of homes and businesses.Over 10% of homes in England arebuilt on a flood plain; 11% of all newhomes built since 2000 are in a floodhazard area; and flash floods causedby surface water are increasing. In specially constructed flood testrigs, the new double rebatedcomposite doors outperformed astandard single rebate door by anoverwhelming margin. At a waterlevel of 600mm, the Duo Guardpermitted just 3.25L of water perhour to enter the property. Thesingle rebate door saw 800L of waterpour through the seals in the sametime, giving the Duo Guard almost250 times better performance.

Tratos has launched a new series of FTTHoptical cables especially designed for useinside buildings to connect individualproperties. Optimised for brownfieldconstruction networks, the new FTTHcables run vertically from the bottom tothe top of the building, and one or more ofthe cables in the bundle can be branchedoff at any point and connected to the enduser. A reduced amount of connectivitypoints (splices, connectors) reduces theinstallation time, thereby minimisingdisruption for residents. The cablesthemselves are highly flexible, even with the added protective reinforcementdesigned into the cable, allowing thehorizontal drop cables to be easily pulled through existing ducts withoutany damage. This is further aided by their small diameter andminiaturised cable accessories, making them suitable for installation in small conduits and building floor access points.

Coventry based member,Phoenix Fire, is typical ofmany members of the BFC.

It offers a broad range of fire safetyservices including the production of fire risk assessments, now amandatory requirement for nearly all organisations under current firelegislation. The company alsospecialises in the installation andmaintenance of sprinkler systemsand dry risers.

Sprinkler systemsIncreasingly specified for all types ofpremises, a sprinkler system is theonly device which can detect a fire, sound the alarm, call the fire brigadeand control or extinguish a fire all atthe same time. The most commoncause of fire related death is fromsmoke inhalation. Sprinklersdramatically reduce the amount ofsmoke created as they attack the fire in its early stages and, becausesprinklers wash the larger particlesout of smoke, its density and toxicityis reduced. Each sprinkler head isindividually activated by the heat of afire and, in the majority of cases, onlyone head will be triggered, which willbe sufficient to extinguish most fires.

A key barrier to the adoption ofsprinkler systems used to be the fearof water damage – but domestic fire

sprinklers only spray 10-15 gallons of water per minute. When this iscompared to a fireman’s hose whichdelivers 250-500 gallons per minute,it is clear which will cause mostdamage.

Paul McTurk, managing director of Phoenix Fire, cites fear of arson in schools as the key driver of mostcurrent local authority sprinklerspecifications, a trend he haswitnessed over the last five years.“We’ve fitted systems at schoolswhich have suffered serious firesoccurring in school holidays becausea sprinkler system is the only way toprotect premises when they areempty,” he explained. “However, this peace of mind represents asignificant investment, as a systemcomprising 1,500 sprinkler heads, a typical number installed across alarge secondary school premises, can cost up to £350,000. Primaryschool installations may comprise250-300 heads and represent aninvestment of around £70,000-90,000.”

A further consideration is the costof two maintenance visits each year, the first of which has to include a fullsystem overhaul and pump service. These visits have to be backed up by recorded, weekly testing by thepremises’ own maintenance team.

It is also important to note that theinstallation of a sprinkler system willnot relax the requirement for otherfire safety measures such as firealarms and portable fireextinguishers. However, theinstallation of a comprehensivesprinkler system may provide scopefor negotiating insurance premiums.

Dry risersPhoenix Fire has also recorded anincrease in enquiries for dry risermaintenance since the tragic fire atthe Lakanal House tower block lastyear. Dry risers have to be installedinto any building where the furthestpoint is more than 45m from the fireappliance and, to comply with BS EN9990:2006, have to be visuallyinspected and serviced every sixmonths and pressure testedannually. In a fire situation, the riserwill be pressurised to 10 barimmediately, so it is crucial that allinlet and landing valves andassociated washers are sound andthe riser itself is clear of debris. If abuilding has more than 18 storeys, then a wet riser, permanentlycharged with water, will normally beinstalled.

Mr. McTurk continues, “The workrequired to bring a dry riser up to areasonable standard is often huge.

Valves will be leaking and sealsbroken, because the systems simplyhaven’t been maintained. The highscrap value of the gun metal andbrass valves, where the fire servicehook their hoses into the riser, alsoleads to frequent theft andvandalism. To overcome thisproblem, we’ve developed a new stylevandal resistant dry riser cabinet, with anti-tamper latches and bolts.”

By employing the services of aBritish Fire Consortium member, specifiers can be assured that anyfire safety installation ormaintenance contract will be carriedout to the standard required.

Playing with fire

As recently reported by Peopletime, high street retailer New Look wasfined £400,000 and ordered to pay

costs of £136,052 after pleading guilty toserious breaches of the Regulatory Reform(Fire Safety) Order 2005 (RRO). This iscurrently the largest fine handed out under the order.

London Fire Brigade prosecuted New Lookfollowing a blaze at their Oxford Street storein 2007. Thirty fire engines and around 150firefighters were needed to tackle the blazeand crews remained at the scene for threedays. The first call to the Brigade was notfrom a member of staff but from an officeworker in a nearby building. This delay meantthat the fire had already developed and hadbroken through the second floor windowswhen crews arrived. Despite the building'sfire alarm sounding, it was reset on at leastone occasion.

Following the fire, the Brigade carried outseveral fire safety inspections and found asubstantial number of breaches of firelegislation. The most serious of these was afire risk assessment with numerous failures, including no record of the correct procedureto adopt when the fire alarm is activated.

The RRO requires the responsible person(in a workplace it is the employer) to carryout a suitable fire risk assessment and act on its findings.

Another significant breach was theinsufficient training of staff, which led to adelayed evacuation of the premises and staffbeing ill-prepared to respond to a fire or firealarm signal. Staff did not use theappropriate fire exits to evacuate the public, which meant that approximately 150 peoplewere evacuated through the main entrance –directly underneath the fire.Other serious deficiencies included:• All of the basement fire exits wereunavailable to members of staff and the

public because the swipe card system, whichshould have linked to the fire alarm systemand opened the doors in an emergency, wasnot properly connected.• Not all members of staff were issued withswipe cards.• The green emergency break glass, designed to override the door locks, wasfitted on the wrong side of the doors in thebasement. • The premises was also found to have itemsblocking escape routes on all floors.

The RRO requires that:• Emergency doors must not be so locked orfastened that they cannot be easily andimmediately opened by any person in anemergency.• Routes to emergency exits from premisesand the exits themselves must be kept clearat all times.• The responsible personensures theiremployees are provided with adequate firesafety training.• The Regulatory Reform (Fire Safety) Order2005 applies to virtually all premises andcovers nearly every type of building, structureand open space. It does not, however, applyto people's private homes.

Mandy Perry, divisional managing directorof JLT Business Insurance Services, said:“Ask yourself how robust your fire safetyarrangements are and if they are beingadhered to. There are many areas you maynot be aware of, for example, do your firesafety arrangements include emergencyprocedures for leaving the building?

“Even with stringent and far-reachingsafety procedures, your business may still be at risk from fire-related damage.

“Check the cover you have in place andensure your insurance broker is giving youadvice on all the issues surrounding fire andother types of damage.”

Lasting impressionsJim Lawrence looks at ways in which bespoke elements

can complete an interior theme...

From initial ideas, to finalinstallation, interior designneeds careful consideration

and planning to ensure eachelement complements the overallfinish. Practicality and appearancemust be paid equal attention, toensure a room can carry out itsprimary function, while making alasting impression.

From boutique hotels to countrypubs, the focus on interior designshould be to establish an ambianceand it is often an outlet’s originalityand unique approach to design thatsets it apart from its competitors.

The trend for hospitality outlets tocreate stylish atmospheres meanseven the smallest detail is affordedgreat attention, leading to a demandfor alternatives to mass producedfixture and fittings. Finishing touchesThemes can help set a specificmood or atmosphere and thesmallest of finishing touches can

make the difference betweensuccess and failure. Accessoriesand fittings can complete a look, balance a theme and bringindividual personality to a room; in order to create true individualityand a distinctive atmosphere, off the shelf products don’t always fit the bill.

From the smallest of tweaks to existing products, to creatingentirely new products from scratch, bespoke pieces create a true senseof individuality. Being able to specifya product from initial concepts, andwork with experienced andknowledgeable designers, meansthat the realms of the customer’simagination is the only limitation.

Company logos or initials can beincorporated into furniture; shapesand features can be used to depict abuilding’s history; colour themescan be exactly matched tocompliment a theme, and elementsdepicting how the room will be used

can be added. From treble clef door handles and

light fittings in music rooms toshepherds’ crook curtain tie backsin former barns, interior fixturesshould reflect the personality of theroom and make anyone using it feelcompletely comfortable in itsambiance. Quality and service for peace of mind The ability to create bespoke piecescan be a great benefit to designersand specifiers, but most importantto anyone tasked with managing arefurbishment, renovation orredecoration on a commercial scale is the level of customer serviceoffered by suppliers.

Offering peace of mind andconfidence in delivery and quality isvital. Companies that put theircustomers’ needs first will alwayssucceed, as valued customersreturn time and time again. Keepingcustomers informed of progress,

expected delivery times and helpingthem to specify the most suitableproducts, will all help to ensure arepeat purchase and a cherishedcustomer following.

Specifiers should insist on qualityin any interior and it should alwaysbe a consideration in the decisionmaking process.

Where a balance is struckbetween durability and appearance, and function and form marrytogether seamlessly, a successfulinterior will be created wherepracticality and style are given equalfocus and a room will take on itsown personality.

A matter of trustMark Brickell, managing director of Dampcoursing, takes alook at the options available when a damp proof course failsand how the usual course of action isn’t necessarily the bestcourse of action to take...

It seems that whenever a dampproof course fails, a chemical-based injection repair system is

chosen without even thinking aboutthe alternatives. Yet, the opportunityto insert a physical DPC is available, and it brings with it a far moreeffective and reliable solution to this refurbishment problem.

Apart from the situation where adamp proof course has failed, thereis also the opportunity to insert aDPC in walls that have never beforebenefitted from this essentialprotection from rising damp.

While the chemical injectionmethod has been heralded as atechnical break-through in the fight against rising damp in older dwellings – and can beextremely effective if installedproperly – it will struggle to performto the same standards as a physicalDPC barrier.

Favoured by many housingassociations, councils, propertydevelopers, builders, and individualhome owners across the country, the physical insertion method canbe employed on brick and stonewalls, up to 1m thick.

If there is one significantdisadvantage with chemicalinjection, it is the fact that asignificant amount of internalrendering is part of the process –bringing with it a longer project timescale, and the inevitable mess it will

create. With the physical option, onlydefective areas of plastering need to be made good.

External walls could also beconstructed in stone, or acombination of brick and stone, andare often greater than 450mm thick. If a central void has been created, itmay well be filled with rubble, whichdoes not allow the chemical fluid tospread properly throughout thestructure. The combination of thickwalls and rubble filled walls make itdifficult, if not impossible, for achemical system to be completelyeffective.

However, this situation is not aproblem for the physical option.Internally, the plaster may be in apoor state of repair. Should it be insuch a condition that removal is theonly course of action, thespecification might then call forreplastering, but lightweightplasters which will absorb and holdresidual damp and take time to dryout would be avoided.

As with chemical injectionsystems, the insertion of a physicalDPC should only be carried out byspecialist companies with a properlytrained workforce, using the rightequipment.

This equipment includes bespokecutting gear that is used to cut a 1mlong section through the wall –whatever its type of traditionalconstruction. Should a particularly

large stone be encountered, it isremoved – providing the addedbenefit of giving a furtheropportunity to inspect the integrityof the wall. After the DPC has beeninserted, any removed stones arethen replaced.

The thickness of the cutting blade creates the precise openingfor the insertion of a physical DPC, along with the necessarybedding mortar, which is placed in the slot that has been created. The DPC material itself is taken to site and cut to meet the width demands of each individualproject.

The entire process is thenrepeated, 1m at a time, and beforelong the property is enjoying thebenefits of a physical DPC.

Once the mortar has dried, it is asimple task of repointing the lengthof the work to create a finished jobthat is neat and tidy, withoutadversely affecting the traditionallook of the building.

My company specialises in thephysical DPC option, but does alsooffer the chemical solution. However, in my mind there isabsolutely no doubt that the physical barrier method is mypreferred choice for practically every installation. At its very best, the chemical DPC, along with thenecessary specialist plastering, can never be as good as the physical

alternative.Indeed, it is only in party-wall work

– where the neighbour refusesaccess – that I will considersuggesting using the chemicaloption. The level of rising damp in party walls is often less than one finds in external walls.

My beliefs have been confirmed by The Building ResearchEstablishment which, in its Digest245, states that a physical DPC isthe only completely sure method tocure rising damp. This confidence in the product and its applicationsallows me to offer a full insurance-backed 50-year guarantee on theinstallation – something that thechemical option cannot match.

Replacing a failed DPC orinserting one into a wall that hasnever enjoyed any protection fromrising damp is not Hobson’s Choice. There is a real option with a physicalDPC and it has real cost-efficiencybenefits.

Physical DPCs are the mosteffective solution to overcoming the problem of rising damp – a factthat has been proven over manydecades.

Feature Floors & Floorcoverings34

It’s all in thepreparationThe key to creating a perfect, durable floor is in the preparation. Faced with inevitableproblems such as uneven joints, high spots, contaminants, worn coatings, sticky residues and unwanted safety signs, what is the best way to prepare it? Incorrect preparation can cause moreproblems than it solves, so it is important toget it right. Tracey Glew, managing directorof The Preparation Group, gives an overviewof different preparation methods...

Incorrect preparation will causeproblems further down the line,so it is important to get it right.

There is an array of surfacepreparation equipment and manydifferent techniques – eachproducing a different result. A preparation method may bespecified by the flooring materialmanufacturer, but usually the firststage is to remove the damagedsurface.

Multi-StrippingHere, blades or picks are attachedto the front of a machine to affectthe removal process. The weight and

position of the blade or pick affectsthe removal of the selected surface. The operator positions the machineto cut or lift the material as themachine drives forward. In this waymulti-strippers can remove floorcoverings such as wood, vinyl, carpets and ceramic tiles, latex, screeds, waterproofing membranes, asphalt and bituminous materials, adhesives, epoxies and urethanes, sticky residues and thermoplasticmaterials.

Having stripped the floor, the following techniques for floorpreparation can be employed tocreate the desired type of flooring:

ShotblastingSteel shot is propelled at highvelocity onto a rotating wheel withinthe body of a machine, it is thenthrown onto the surface to beprepared, in order to produce thedesired surface profile. The wholeprocess is dust free as the debris iscollected in a vacuum unit fordisposal and the shot is reclaimed. An infinite range of profiles can beachieved, each determined by thesize of shot selected and the speedat which the machine is propelled.

Typical applications includeremoving laitance, old paints andcoatings from concrete floors, sports surfaces, asphalt and stoneprofiling surfaces.

PlaningThe planing operation is based on a drum rotating at high speed withinthe body of the machine. The profileis created by interchangeable flailswhich produce a number of differentprofiles. Milling flails are for theremoval of thermoplastic linemarkings, bitumous and rubberdeposits. Beam flails are used forcleaning concrete and paintedsurfaces and TCT flails are best forcleaning and texturing concrete, asphalt and stone

GrindingGrinding is provided by diamond, tungsten or resin-bonded plateswhich are secured to single, ormultiple rotating heads. A range of profiles can be achieved by fittingplates of different grades, whichachieve the correct combination for smoothing, preparing, polishingor cleaning.

Applications include removingmastics, paint, glue, and adhesivesused on wooden floors, andbitumous adhesives used on PVC tiles.

Grinding to expose the aggregateand then polishing concrete floorsproduces an attractive, hardwearing, slip-free surface on powerfloated concrete which does notdust. As a result of this the processis specified on many new build andrefurbishment projects throughoutthe public sector.

Dirt, oils and marks do not adhereto a polished concrete floor and theprocess also solves problemsinvolving sealers and water vapourtransmission. Even chewing gumcan be cleaned from a polishedconcrete floor. A highly reflectivefinish can also be achieved, maximizing available light toilluminate the floor, providing up to a 50% saving on lighting costs.

Different projects require different toolsLarge projects requiring heavy dutystripping, shotblasting, grinding andplanning are best left to professionalflooring contractors and their fullytrained operatives. However, forsmaller projects there arelightweight machines available thatcan grind, key, texture, sand, cleanand polish a wide range of surfaces.

Sustainability is the capacity toendure. It is about one of themost lasting physical parts of

our lives: the buildings in which welive, work and play every day. So what would the ideal sustainableconstruction material be? Mostindustry experts say wood, thenatural green building product, would be the ideal choice. The future is woodThe versatility and enduring aestheticappeal of wood has never beenstronger than today. Both buildersand designers always return to woodproducts, including new engineeredwood products that offer even moreopportunities for wood construction.

A good example of this is non-toxic,modified, high technology wood, made from sustainably sourced, fastgrowing wood species. It is highlydurable, dimensionally stable andsuitable for use in demandingexternal applications. By significantlyenhancing the performance of fast-growing and abundantly availablecertified wood, so that it is at leastcommensurate with that of the verybest tropical hardwoods, this type of product provides compellingenvironmental advantages over slow-growing hardwoods (which may beunsustainably sourced), woodstreated with toxic chemicals, andnon-renewable carbon-intensive

materials such as plastics, steel and concrete. This type of wood hasproved its credentials already as thematerial of choice in majordevelopments such as a new heavytraffic road bridge in Holland and theScottish Widows Exchange Placedevelopment in central Edinburgh, as well as a number of new build and refurbishment projects in thehousing sector in the UK andinternationally, supplying ecomaterial for everything from windowsand doors to decking and cladding.

On a topical front, organisers of this year’s Chelsea Flower Show areencouraging participants to maketheir exhibits much more sustainableand 2010 exhibitors such as the EdenProject, which is building the Placesof Change Garden – the biggest showgarden ever seen at Chelsea – areleading the way in using onlysustainable materials, so that theentire garden contents can berecycled or reused after the showfinishes. The Eden Project gardendesigner is using Cradle to CradleGold certified – a high technologywood product to build planters, benches, compost bins and decking,as this type of wood is guaranteed for60 years above ground and 25 yearsin-ground contact, below ground and even in freshwater, so itssustainability credentials are topclass.

Wood brings the best of everything– proven construction benefits, alongwith sound environmentaladvantages – from the forest floor to the construction site. This makeswood a natural choice for today’sdesigners and builders, as well assatisfying the four basic principles of green building:• Reducing energy use during the building service life• Minimizing external pollution and environmental damage• Reducing resource depletion • Minimising internal pollution and damage to health

Wood is an immensely capable, naturally renewable mainstreamconstruction material, now availablein an ever-increasing array ofengineered structural and non-structural forms – and, of course, nature creates it with such anastonishing variety of natural beautyand performance characteristics, together with the invaluableadvantageous benefit of carbonstorage.

Sustainably managed forests andwood products offer great potentialto ease our transition away from afossil-fuel based economy, partly due to their carbon sequestrationproperties. Healthy growing forestsnot only naturally recycle carbon, they also provide products that meet society's demand for timber, fibre and energy. • Using wood instead of otherbuilding materials saves on average0.9 tonnes of carbon dioxide per m3

• Wood offers good sound absorptionproperties• Build cost of energy-efficienthomes and buildings are lower with wood • Wood is a natural insulator and, as such, reduces energy used forheating • Wood offers good sound absorptionproperties

Timber construction has a higherheat insulation value thanconventional construction methods, even with lower wall thicknesses. An external wall constructed usingtimber may have only half thethickness of a brick or concrete wall, yet will provide double the thermalinsulation value, while at the sametime avoiding the thermal bridgingcommon with other constructionmethods. Wood is 400-times lessheat conductive than steel and 8.5times less conductive than concrete,so homes built with wood framingtake less energy to heat and cool.

However, only wood products fromsustainably managed sources cantruly be described as one of theplanet’s most valuable resources.Using sustainably grown wood, and improving its properties without adding toxins, helps protectthreatened species, rainforests andthe environment, and is now the wayforward for designers and builders to utilise this wonderful naturalmaterial right across theconstruction project.

Next generation heatingMHS Boilers has supplied 155 of itsdistrict heating Nexus units to a newstudent accommodation developmentat Tottenham Hale, London. The Nexusunits are bespoke variants of thestandard IS and Monotherm and areconnected to the development’s onsitecombined heat and power (CHP) plant. There are four different types of Nexusat the building – a mixture of heatingand hot water units, as well as hotwater only units for the laundry areas.

Stormdry is a new water repellentcream from Safeguard that improvesthe insulation value of walls bykeeping them dry. Independent testscarried out by Portsmouth Universitysuggest that energy savings of up to29% are possible, depending on thetype of masonry in question and thelocation and aspect of the building.Supplied in the form of a cream,Stormdry is simply applied to wallsusing a brush or roller. Once appliedit penetrates deeply into the wallbefore curing to form an invisiblewater repellent barrier. Because thewater repellent effect is achieved bylining the pores of the masonryrather than blocking them, the wall is able to continue to breathenaturally.

Green push in SwanseaMarley Eternit’s Ecologic roof tile hasbeen specified on a major housingrenovation scheme in Swansea.Ecologic, with its ability to absorb andneutralise harmful nitrous oxides in theatmosphere, has been chosen for useon a number of refurbishmentschemes being undertaken by thecouncil. Such is the impact of the tile’sperformance characteristics, estimatesshow that during its lifetime anaverage-sized roof using Ecologic tilescould remove an amount of NOxequivalent to that emitted by a moderncar driving 100,000 miles. In addition, the tile contains around 50% recycledcontent.

Successful seminarsMitsubishi Electric embarked on a nationwide roadshow lastmonth to highlight the benefits of its new range of commercialheating products. The seminars focused on itscommercial heating-only rangewhich uses advanced heatpumps to provide radial heating, warm air, domestic hot water, or a combination of all three. In addition to helping newbuildings achieve planningpermission, the range can beretro-fitted to existing buildings, and will work independently oralongside other heating systems.

Advanced air curtainsEnergy-saving EC (electrically-commutated) fans are nowavailable in the UK air curtainrange from Tekadoor. By usingadvanced control technologies tomimic the attributes of DC motors,EC fans need only 60% of theenergy required by the standard ACfans used in most air curtainswhen running at medium speed. The resulting 40% saving from thelatest generation of Tekadoor fanshelps building operators meet therequirements of Part L.

The cost-effective choiceH+H is using two detailed cost-comparison exercises to prove thatprice need never be a barrier tospecifying aircrete for housebuilding. In a recent public sectorhousing development, Wates LivingSpace wanted to use aircrete butwas concerned expenditure couldrise as a result. A detailed costcomparison showed that, contraryto expectations, a £20,000 savingcould be made using aircrete withthe H+H Rå Build method ofconstruction, compared with anequivalent timber frame approach. Results demonstrated that up toan 8% saving is achievable whenusing aircrete, compared withdesigns built with timber frame or SIPs.

Powerful partnershipA new breakthrough in woodburningtechnology now allows solar andbiomass power to be combined for usein heating and hot water provision. The integrated technology wasengineered by green heating and hotwater solutions company, Rotex inconjunction with Broseley Fires. Key toits success is the Safe Cold WaterSystem (SCWS); this technology allowswoodburners to be connected topressurised boiler systems – andthereby combined with solar energy. Itworks by using a thermal valvecalibrated at 97°C to flush a loop withinthe stove with cold water, preventing theboiler from overheating and reachingdangerous pressures.

Turning up the heatVent-Axia has launched a heatpump division to complement itsLo-Carbon ventilation range. The new division is set to offerboth ground source and airsource heat pumps aimed at thedomestic and light commercialmarkets. Richard Paine(pictured) has joined as productmarketing manager and CliffArnold has been appointed salesmanager of the new division.

Enhanced efficiencyAlfa Laval’s new CB60 copperbrazed plate heat exchangerprovides higher thermal efficiencywithin a smaller heat transfer area, adding up to an overall increase inperformance capacity compared toits predecessors. Since the newCB60 offers less pressure drop, power consumption is alsoreduced. With an even morecompact shape, the gasket-freeexchangers can be squeezed intotight corners.

Innovation, innovation, innovationDes Dolan, building services brand manager for Durapipe UK, discusses theopportunity to incorporate innovative products into school construction projects

As the ambitious £55bnBuilding Schools for theFuture (BSF) continues

to grow in momentum, it is animportant time for getting thedesign specifications for schoolsright. The programme provides an essential opportunity forconstruction professionals toincorporate some innovativedevelopments in building design and construction.

Creative design, with regards toschool buildings, is often associatedwith aesthetically pleasing exteriorsor exciting classroom layouts. However, Durapipe UK is advisingthat it does not need to be limited to the areas of a school that can beseen by the public; it should alsoextend to building products such as pipework, heating and ventilationsystems.

With the BSF programmedemanding strict criteria, it isimportant that all constructionproducts meet the complete set ofrequirements, and pipework is noexception. Timescales, performanceand cost are the main priorities, somanufacturers, specifiers andcontractors all need to worktogether to demonstrate productcredentials. In terms of pipework, metal systems have always been thetraditional material choice for use inschools, but Durapipe UK is urgingthe industry to use the BSF platformto consider more innovativesolutions; plastic pipework systemsoffer a viable alternative and meetall the necessary criteria. TimescalesTimescales for the completion of construction projects are gettingshorter and shorter, but the BSFprogramme is even more time-critical, given the ambition to eitherre-build or renew 3,500 schools overa 15-year period. In addition,

construction and refurbishmentwork is often restricted to schoolholiday periods to minimisedisruption, meaning that deadlinesare crucial and not negotiable.

Plastic pipework systems lendthemselves well to time-criticalconstruction as they are significantlyquicker and easier to install thanmetal systems, reducing labour timeon site. With the lightweightmaterial being approximately onesixth the weight of steel, plasticsystems are easier to handle on site, and combined with the quick andeasy jointing method, which doesn’trequire hot works or welding, plasticpipework can provide cost and timesavings during the installationprocess. PerformancePerformance requirements will vary depending on the specificapplication; a drainage system for a science laboratory needs to bechemical resistant; pipework forchilled water and air conditioningsystems needs to have a wideoperational temperature range, andsoil, waste and rainwater drainageneeds to be impact and weatherresistant.

There is often a misconceptionthat plastic is plastic and there isjust one available system, but this issimply not the case; there are manydifferent plastic materials that allpossess different attributes andcater for the needs of specificapplications:• Vulcathene provides excellentchemical drainage and can copewith unknown chemicalcombinations, which is vital inschools as risks simply cannot betaken when it comes to dealing withchemicals • ABS pipework systems are a suitable choice for chilled waterapplications, as the wide

temperature range sees thepipework remain ductile down to -40°C• C-PVC pipework systems aresolvent cement jointed, so are easyto install, and their corrosion andlimescale resistant properties makethem ideal for hot and cold watersystems• HDPE drainage systems offer high impact resistance andprotection from weathering andageing. This makes HDPE a suitable material for soil, waste and rainwater drainage systems that need to be installed outsideCostCost is always a key factor in anyconstruction project, but this willbecome even more important for theBSF programme if available financebecomes restricted due to theeconomic downturn. Often, only theinitial costs are considered at theoutset, i.e. material and labour coststo install products. Durapipe UK isadvising that whole life costs, whichwill be incurred throughout thelifetime of the system, also need to

be considered at the beginning of the project.

The costs associated with plasticsystems compare favourably tometal alternatives, and the lowerlabour costs associated with plasticpipework means that the totalinstalled and whole life costs ofplastic are much lower thantraditional metal systems.

There are many benefits toutilising more innovative systemsand materials, such as plasticpipework, and with the costs andtimescales of the BSF programmebeing crucial, all contractors andconsultants pitching for BSFcontracts need to be consideringsuch options to remain competitiveand forward thinking.

The educational needs of thestudents of today are changingrapidly. As the demands on

teaching and learning grow, so does the need for designing aneducational environment that adaptsto this change and understands therequirements of the students oftomorrow.

The Government has recognisedthat investing in the future ofeducation is central to the success of the economy going forward, andprogrammes such as BuildingSchools for the Future (BSF) reaffirm this strategy.

Building for the future, regardlessof what sector it is in, requiresforesight, courage and strategicvision for all those connected to the project. Therefore, schemes likeBSF with its £55bn funding, are anexcellent way of getting the very best schools for future generations.

Today, a good educationalestablishment, whether it is via aBSF programme or a private collegeprogramme, will be one whichincorporates a high quality design, induces learning and passion withinstudents for a sustainable approach, and considers the environmentalimpact of the building.

With the Government keen on making the UK a low carboneconomy – most evident in therecent, first-ever, carbon budget –lowering carbon emissions andplaying a part in addressing theclimate change agenda is now a priority for all organisations.

Furthermore, ambitious targetsspecifically aimed at the educationsector, require carbon emissions inschool buildings to be reduced by60% from a base figure of a schoolbuilding’s predicted energy use, making energy efficiency even moreof a vital concern when constructinga new school. In order to meet thesetargets, additional funding has beenmade available for investment inenergy efficiency measures such as those which will reduce thedemand for heating. Ecological developmentThe quickest way to achievesustainability targets is by usingproducts during the build processwhich help the environment. In termsof roofing, manufacturers of roofcoverings have increasingly beenfocussed on producing materialswhich are as environmentally friendlyas possible and offer the best greencredentials.

A tile is available on the marketthat is not only a pollution-bustingproduct, manufactured fromapproximately 50% recycled content, but also demonstrates a real-lifeexample of how a product can play its part in the sustainability agenda. The tile has the ability to absorb andneutralise harmful Nitrogen Oxides(NOx) in the atmosphere. NOx contributes to the formation ofground level ozone – a majorcomponent of smog – and is stronglyassociated with asthma and otherrespiratory infections, particularly inthe very young. The qualities of this

product, therefore, make it an apt choice for school buildings.Natural vs fibre cement Tiles such as those mentionedpreviously, are relatively new inconception and there are furtherenvironmentally friendly options for roof coverings available on themarket. When refurbishing olderschool buildings, a majorconsideration is how best to blendthe refurbishment with the originallook and feel of the building and tomake sure it fits in with thesurrounding area. Indeed, this isoften a particular requirement statedin planning conditions and eventualconsent.

Many older school buildings featureslate as the chosen roof covering, and so, on many occasions, this isthe material which is sought as areplacement. However, there is acommon misconception about thegreen credentials of natural slates. Slates produced from naturalsources draw on rapidlydwindling resources, and only5% of mined natural slate endsup being used. Cheaper importsfrom abroad are now commonlyselected on UK projects as an alternative, despite thesignificant environmental impactof transportation over vastdistances. This combination ofnatural source usage and theimpact of long-distancesourcing, vividly highlights thebenefits of alternative fibrecement and interlocking slates,

which couple design aesthetics, product quality and cost effectivenesswith real green credentials.

Education is best delivered via amix of theory and practice. Throughthe invention of innovative productsthat promote sustainability, pupilscan learn and see first-hand, whatenvironmental sustainability lookslike and what it means for theirfuture.

So while the future generations of students are being taught andnurtured in classrooms and lecturetheatres, the roof on top of theirheads is a practical example ofclimate change being tackled ontheir behalf.

A champion schoolsports hallA state-of-the-art sports centre atthe St. John’s Beaumont School, near Egham, required a heatingsystem that offered flexibilityalongside superb efficiency. The solution was AmbiRad’s Nor-Ray-Vac – a radiant heating systemthat has been installed in over 700sports halls in the UK. To ensureenergy efficiency, the system had to stand alone from the school’sboilers, which function 24/7, andwarm up quickly when needed. It also had to have superbtemperature control, able to becool enough for athletic activitiesand hot enough to keep peoplewarm during school events. The Nor-Ray-Vac system is soadvanced that, as well as heatinghalls precisely, it can warmdifferent areas according to need. For example, keeping spectatorswarm and sports teams cool duringathletic fixtures. Based around tworadiant branches of the Nor-Ray-Vac system, these energy efficientunits are capable of deliveringexcellent fuel savings of up to 60% on alternative methods.
