WELCOME TOMONTGOMERYMontgomery Promenade is a 300,000 square foot regional shopping/entertainment de-velopment located in the heart of the true “Princeton” demographic, which is widely rec-ognized to be among the wealthiest and most educated regions in the nation. While this trade area is signicant, with almost 200,000 people, it is vastly underserved in almost every facet of shopping, dining and entertainment experiences. Montgomery Promenadeis intended to satisfy these needs and is close enough to Princeton University and con-venient enough to the regions to the south to attract a customer that would otherwise prefer to avoid the perils of Route 1. Most important, Montgomery Promenade will easily accommodate the needs of customers to the north, west and east, which are equally as
wealthy and underserved but completely out of reach of Route 1. The convenience of thisregional shopping and entertainment destina-tion is unmatched as Montgomery Promenade is strategically positioned at the intersection of the region’s prominent corridors Route 206 (north/south) and Route 518 (east/west). While designed for this stronger regional draw, the shopping center also features many softer “Town Center” elements that include a Main Street boulevard that traverses through the center of the project with wider sidewalks, patio areas, bike paths, parks and an attractive streetscape. These details pro-vide a pleasant, pedestrian friendly experience and a community focal point that appeals to a more afuent customery.

Montgomery Township is located in the heart of Somerset County, NJ. With a pop-ulation of 22,746 people based on the 2015 data release has the population continuing to grow as NJ residents continue to demand for great schools. Montgomery High School was recently ranked #16 in the state of NJ. With such a high ranking the home values have remained very strong and inventory has
remained low. The township is served by two main highways, Route 208 and Route 518. NJ Transit for the Northeast Corridor serves many residents which is close by at Princeton Junction. There is also an airport with a 3,500 long by 75’ wide run-wayservicing the area with small propeller planes and helicopters. Although the community contin-ues to carry at great rural feel there is a need for a speacial place that needs to be developed.

Since there is not a downtown in Montgomery Township, there is a pent up demand for a Town Center.
