Is there Workable Alternative Finance

Yes!

• St Modwens and Other Developers: Mostly fund using Joint Ventures and Borrowing

• None of the above ‘Workable Alternatives’ are Supermarket Funded

• Problem with Leegate plans is they are supermarket funded and the supermarket is demanding to dominate the site

Do we Need a Supermarket to Create Footfall in Leegate?

No!

CABE (leading advisory body on urban design):

• ‘Good public spaces increase footfall in town centres by up to 40%’ (Civic Space)

• ‘Good design increases footfall’• ‘Diversity of retail, leisure, culture increases footfall’ (Diversity)

Southampton Council Town Strategy: ‘successful retail environments work on the principle of a good circulatory flow’ (Permeability)
