Thank you for the opportunity to provide a neutral opinion of price for your investment property at 131/8 Musgrave Street, West End. We believe depending on the manner in which the property was marketed a sale price of $380,000 to $390,000 is likely to be achieved. We have included some information specific to your property, the West End area and recent sales which we trust you will find informative. Ian and Kate came through on Saturday and I spoke with her this afternoon she said the property has plenty of potential and she can see it, however she said it probably isn't for them it is a little low in the street and there is no guarantee you can remove the dwelling or demolish which they would want to, they have an all in budget of around $1.2 for their ideal property, this is probably not the one for them she said. I asked Kate if she could be tempted at a price and she said no we are just not there.

He thought it was a good property, needs a little bit of work, liked the location, however they are renting in Toowong and he thinks the Toowong and Auchenflower area is more suitable as you can catch the train to work. He thought the property would sell somewhere in the $500's this would be a win win for both the buyer and seller he said.

They are seriously considering the property at this stage, Cameron said he will probably get a valuer through this week, he is concerned on how that will stack up with the low ceilings and the kitchen being downstairs. They would be looking to purchase to live in as they have three children. He said he would like ideally buy the property prior to auction if they are going to do something.

Kieran, his wife and 11 month old baby girl attended the open for inspection they are a young couple that had emailed me on Thursday regarding the property. Kieran did ask about the man hole at the rear and whether there were any easements on the property, they did comment about it being low downstairs and not legal height. They have a unit in Indooroopilly that went under contract this week, they spent a considerable amount of time at the property and said they had some interest and would most likely come back through.

They were not sure where it sat price wise as they thought it was an unusual configuration with the kitchen being downstairs and not being legal height. Malcolm thought it was probably worth land value, he asked what the UCV is which is $550,000. They are looking for an investment property.
