Chiquita
AMLI Residential, a Chicago-based developer of luxury apartments, bought the 6.6 acres of vacant property, which was the former site of a Chiquita Banana shipping facility. AMLI has approved plans to develop about 700 apartments on the site, between 2900 to 3010 Northeast Second Avenue in Miami, according to CBRE, which brokered the sale. AMLI plans two rental building, designed by Zyscovich Architects. The north building would have 485 units in 12 stories. The south building would have 215 units in eight stories, according to a release.
Midtown 29
South Florida developers Adler Development, Encore Housing Opportunity Fund and Fifteen Group are teaming up to build a rental apartment tower in Miami’s Midtown neighbor-hood. The companies formed a joint venture to develop Mid-town 29 at 190 Northeast 29th Street, according to a written statement released on Tuesday. Plans call for about 309 apart-ments, with a mix of studios and one, two and three-bedroom units. Retail space would be located on the ground floor.
Triptych Midtown 6 & 7
Triptych, a mixed-use hotel de-velopment proposed for the northern border of Midtown, received unanimous approval from Miami’s Urban Develop-ment Review Board on Wednes-day. The developer, HES Group, is a firm that got its start re-developing hotels in Venezu-ela and is now headquartered in Miami. The group’s plans are for a 20-story building on the empty lot at 3601 North Miami Avenue, which saddles up to I-195’s Midtown exit. The build-ing will house 297 hotel rooms, 21,441 square feet of commer-cial and retail space, and 65,494 square feet of office space.
A large parcel in Midtown Miami where the Midtown 6 condo was once planned is in contract, and the buyer also has an option to purchase the Midtown 7 site.An affiliate of Commingled Pension Trust Fund (Strategic Property) of JPMorgan Chase Bank signed a memorandum confirming the contract on the 93,140-square-foot Midtown 6 site and an option on the 80,365-square-foot Midtown 7 site.
Baltus House

M Bay
The glassy condominium tower, called MBay, will rise 39 stories, or 444 feet, and is designed by Arquitectonica. The property is located on the bay, between NE 26th Street and NE 26th Terrace.Hyperion, the developer, is plan-ning to build 129 residential units, the maximum permitted on the .85 acre property. The project will contain 205 parking spaces on levels 2-7, the mini-mum required under Miami 21.
Paraiso Bay
Nearly a month after receiving a $93 million construction loan for its 53-story tower at Paraiso Bay, Related Group poured the foundation for the tower, the first of four in the complex.The first tower will have 325 units out of the complex’s planned 2,000 units, the Next Miami reported. The first tower, designed by Ar-quitectonica, is scheduled for completion in 2016 and will have swimming pools, tennis courts, and other amenities.
