Cast Iron elements in the public realm form kerbs, bollards and architectural landscaping features across the site to unify the masterplan. An energy efficient 21 story residential building, providing 201 apartments of different sizes and mixed tenure, marks the commencement of the next phase of construction for this important quarter of London. Retail, restaurants and residents’ facilities at its lower levels will animate the wider public realm and provide significant benefits for the local community. The apartment interiors have been designed by RPP to meet the client’s aspirations for immaculate detailing providing a neutral backdrop of high quality materials and thoughtful design to simplify and enhance apartment living. A “place for everything and everything in its place” was a design mantra from the outset, ensuring a considered approach for users of the apartment, creating clever storage solutions and flexible living spaces, whilst allowing residents to stamp their own identity on the apartments. The rich articulation of the facade contributes towards the legibility of the proposal as a whole, reinforcing its residential character. The overall form of the building is broken down by the expression of a two story module to the primary structure, where the warmth of the stone combines with richly articulated layers of bronze cladding and glazing to provide visual interest and a human scale. The use of recessed external balconies, ‘Juliette’ balconies and winter gardens further enhance this residential character, reinforcing the integrity of the building as a whole. This façade articulation allows flexibility to accommodate a variety of apartment types, catering for a wide range of needs and giving choice to the purchaser. By bringing solid elements of the façade system to ground level the building is given a strong base whilst providing discrete locations for a boutique cafes and retail.
