Detailed project planning

• Scope - including drawings and lot plans

• Schedule

• Cost – including final price, funding source(s), affect on dues (if any)

Full HOA Vote

• Approve / Reject Vote based on final plan

• Each household receives 1 vote

If Accepted, Contract Award & Execution

• Finalize contract with vendor

• Obtain necessary permits

• Begin construction

• Develop HOA policies (e.g. key cards, if applicable

**The current survey serves only to inform the Board on which project to

prioritize in terms of detailed planning and funding efforts. The final vote will

simply be a yes/no formal ballot.

Project #1Project: Multi-Sport Court

Description: This 50’x150’multi-sport court includes anti-slip tiles. Multi-sport court can be used for basketball, hockey, volleyball, futsal, and tennis.

Cost: $75,000 - $88,000 (does not include the walking track)

HOA Dues: No increase to HOA dues

Maintenance: Minimal maintenance costs

Location: Pavilion open space to the bottom left

Duration: 6-8 weeks for completion

Description: 12’x12 wooden Gazebo including landscaping around the gazebo, and motion sensor lighting

Cost: $13,000 - $20,000

HOA Dues: No increase to HOA dues

Maintenance: Minimal maintenance costs

Location: Stirling and Muirfield open space (exact location to be determined)

Duration: 4-6 weeks of completion

Description: 800 LF x 5’ wide asphalt walking track

Cost: $26,000 - $30,000

HOA Dues: No increase to HOA dues

Maintenance: Minimal maintenance costs

Location: Pavilion open space lower area. Around the outside edge of the property

Duration: 2-4 weeks of completion

Project: Landscaping at Stirling/Muirfield Open Space

Description: Furnish and install shade trees (Cleveland Pear or Autumn Maple) boarding the corner edge of the open space

Cost: $5,000 - $12,000

HOA Dues: No Increase

Maintenance: No maintenance costs

Location: Stirling / Muirfield open space

Duration: 1-3 weeks of completion

Description: 40’x60’ swimming pool – 31/2 – 5 ft deep

Cost: $200,000 - $250,000

HOA Dues: Increase dues. Additional *$15-20/month

*Depends on funding options & Optional Lifeguard – See Chart

Maintenance: Average $960 – $1,800/year

Location: Pavilion open space to the bottom left

Duration: 7-9 weeks for completion

Funding Options:

1) Use existing HOA funds AND obtain a loan to make up deficient funds, or

2) One-time assessment of $915+ per Unit

Security:

-Fence w/ key fob entry system.

-Required phone.

-Possible security cameras.

*Estimates are based on research conducted by the board and property management. Final expenses will be providedfor final approval.
