Queensland’s key real estate markets are firmly in recovery phase, with strong sales in the southeast corner and a number of the state’s regional tourism centres reflecting growing market confidence.
The continued trend upwards in sales activity, however, is varied across the major local government areas, with a tapering off activity recorded in the state’s regional mining centres, resulting in a two-tiered effect for the overall Queensland residential market.
According to the Australian Bureau of Statistics, the number of dwellings financed was down over the month of January, but over the remainder of the March quarter, all buyer types recorded increased activity.
Southeast Queensland, including Toowoomba and the state’s coastal tourism centres continue to show strengthening market conditions, while the residential property markets in regional mining centres of Gladstone and Mackay have recorded easing conditions.
In Greater Brisbane, sales activity remained consistent with the December quarter, however with a shift in increased activity weighted towards the outer regions, where the median house price was down 1.1 per cent. Metropolitan Brisbane itself saw a drop of 7 per cent in preliminary house sales numbers while activity was strong elsewhere in the Brisbane statistical division.
Sales activity was most improved in the Moreton Bay regional council area, which saw an increase of 7 per cent in preliminary sales numbers over the March quarter. Ipswich and Redland closely followed with both recording an increase of 6 per cent.
The state’s tourism centres continue to perform strongly, with all four regions – Gold Coast, Sunshine Coast, Fraser Coast and Cairns – posting solid growth in their median house prices. On the Sunshine Coast preliminary sales numbers were up 4 per cent over the quarter, while over the year to March, the Gold Coast was the star performer with an increase of over 20 per cent. And while activity was down slightly over the March quarter in Cairns, over the year to March activity was up a healthy 15 per cent.
Median house price growth across these four tourism regions have now begun trending upwards following two consecutive quarters of positive results.
The state’s mining centres, however, continue to record subdued market conditions with sales activity down in Gladstone and Rockhampton by more than 10 per cent. Despite the easing sales volumes in Gladstone, median house prices have only recorded drops at an annual moving trend of less than -2.0 per cent for the last two quarters.
In the remaining regional centres of Toowoomba, Townsville and Bundaberg, preliminary sales numbers were generally steady or down slightly over the quarter. However figures for the year ending March show a strengthening Toowoomba market, with sales numbers up 18 per cent compared to the previous 12 months.

UNIT AND TOWNHOUSE MARKETS
Typically lagging behind the house market, the Queensland unit and townhouse market has now also begun its path to recovery, with sales volumes also up across the state and the Greater Brisbane council areas again recording the strongest increase in sales activity.
Unit sales were also strong in the tourism centres, with the Cairns unit and townhouse market recording solid buyer activity in the $250,000 to $350,000 price bracket, contributing to an increase of 15.5 per cent in the region’s median unit sale price to $212,000.
The Fraser Coast also posted a significant increase of 22.7 per cent in its median unit and townhouse sale price with strong sales in the $350,000-plus bracket.
Prestige unit sales were also healthy on both the Gold and Sunshine Coasts, with both recording solid median sales price growth as well as overall unit sales activity.
According to local agents, investor confidence in the Queensland residential property market continues to strengthen, particularly from interstate investors who continue to find better value for money in the Sunshine State compared to those below the border.
RENTAL MARKETS
Following an easing in vacancy rates three months ago, the majority of Queensland’s rental markets returned to tighter conditions. Stronger tenant demand, coupled with investor stock being sold to owner occupiers, were common theme across the State.
The REIQ’s latest Residential Rental Survey, carried out in March across all REIQ accredited agencies has found that the majority of the state recorded lower vacancy rates compared to three months ago.
Despite increased investor activity across Queensland, local agents report increased number of sales of former investment properties to owner-occupiers, reducing the overall rental pool in some areas.
Queensland’s tourist centres and Toowoomba continue to experience tight market conditions, however with the slowdown in the mining industry the likes of Gladstone, Mackay and Rockhampton continue to experience a glut of vacancies, despite some improvement in their respective vacancy rates.
According to the latest results from Residential Tenancies Authority, median weekly rents remained relatively steady in SEQ and the tourism centres. However in the mining regions, where market conditions have been weak for a year now, market rents are easing.

ON THE MARKET INDICATORS
At the time of publication, latest information available was for the 12 months ending the month prior to the current period.
"Days on Market" is calculated as the average number of days it has taken to sell those properties sold by private treaty sale during the 12 month period. The calculation excludes auction listings and listings where an asking price is not advertised. The days on market calculation uses the contract date on the property compared with the first advertised date.
"Vendor Discount" is the average difference between the contract price on a property and the first advertised price. The figure is expressed as a percentage and is an average of all private treaty sales which sold for less than their initial asking price during the last 12 months. Auction listings and listings without an advertised asking price are excluded from the calculation.
"Total Listings" is the total unique number of properties that have been advertised for sale and captured by RP Data over the 12 month period. To be included in the count, the listings have to be matched to an actual address.

BRISBANE CITYThe Brisbane residential property market recorded mixed results over the March quarter, with house sales activity down 7 per cent and a steady median house price, while unit sales activity was strong, up 13 per cent and increase of 1.7 per cent in the median sale price.
With growing confidence in the property market, more vendors who had been holding off in anticipation of better market conditions are now bringing their properties onto the market. As a result, the total number of listings for the 12 month period for both houses and units were up 1.6 per cent compared to a year ago.
HOUSE MARKET
Despite a slowdown in activity for the quarter, preliminary sales numbers for the year ending March were up 13 per cent compared to the previous year.
Top performing suburbs were typically middle-to-outer ring suburbs with sales activity up the highest for the suburbs of Kedron, Wynnum West, Carseldine and Mitchelton.
According to local agents on Brisbane’s northside, the benefits of improved infrastructure projects were starting to flow onto local property prices.
Across Brisbane, median house price growth was most prevalent in the middle-to-upper priced suburbs, evidence that confidence in the local property market remains strong. Suburbs from various parts of the city recorded solid annual growth including Northgate, Hawthorne, Macgregor and St Lucia, all with medians in excess of $500,000.
Sales activity for the quarter eased across all price points, however the $1 million dollar plus sector remained the steadiest, with 164 preliminary sales recorded compared to 171 during the December quarter. The $500,000-plus price bracket remains the most popular recording 1,401 preliminary house sales during the period.
Average days on market for the capital city were also markedly improved on a year ago, sitting at 65 days for house sales.
UNIT AND TOWNHOUSE MARKET
Unlike the house market which saw an easing of activity, the unit and townhouse market recorded a surge in activity with strong interest in the new apartment sector.
With multiple new unit developments coming onto the market, it was no surprise to see the Brisbane local government area record the highest number of sales in the $500,000 to $1 million price range, with 371 settled unit sales recorded, 58 per cent of which were located within inner Brisbane suburbs.
Over the March quarter the Brisbane CBD, New Farm and Fortitude Valley recorded the highest number of unit sales. Compared to the December quarter however, it was the city’s middle-to-outer suburbs, such as Everton Park and Carina that recorded the highest increase in activity.
RENTAL MARKET
In Brisbane, the overall vacancy rate for the metropolitan area was back down to 2.3 per cent, as seen at the end of September last year. Excluding the spike recorded in December, the Brisbane vacancy rate has been around the 2 to 2.3 per cent mark for over 12 months now.
As expected, the Brisbane inner city rental market returned to a healthier vacancy rate following a spike in December. This however has reportedly largely been a result of easing asking rents to ensure vacancies are refilled quickly and also to compete with the new stock coming onto the market. Local agents are also reporting tenants deciding to move further out where they can achieve a larger property for the same weekly rent.

BRISBANE MARKET UPDATES
With the housing market in SEQ well into the recovery phase, the greater Brisbane area continued to post strong sales activity over the March quarter. Both the house and unit markets recorded increases in activity as well as shorter days on market compared to a year ago. Median sale price growth was varied, but largely due to varying segments of the market performing better than others.
HOUSE MARKET
Over the March quarter 2014 the Brisbane Statistical Division recorded a drop of 1.1 per cent in its median house price to $460,000. This was a result of strong sales activity in the affordable outer suburbs.
Ipswich, Redland and Moreton Bay all recorded strong sales activity growth, while Logan also recorded healthy activity.
Median house price growth is still subdued, except for Logan, where sale prices have been trending upwards for three consecutive quarters now. With favourable market conditions making vendors more confident, total listings are up on 12 months ago, most notably in the Logan and Moreton Bay regions.
In Ipswich where buyer demand is reportedly very strong, listing numbers are down 5 per cent compared to a year ago. Despite this, the region still has the highest days on market for the greater Brisbane region as well as the largest average vendor discount at 7.1 per cent.
According to local agents, investor levels remain robust with many favouring houses over units, due to better rental returns. Buyers demand is said to be most prominent for houses priced up to $330,000 and this is reflected in the price point data for the quarter, which saw the sub-$350,000 bracket record the highest increase in preliminary sales numbers.
Top increases in preliminary sales numbers were recorded in Redbank Plains in Ipswich, Logan’s Shailer Park, North Lakes in Moreton Bay and Victoria Point in Redland City. With medians no higher than the mid-$400,000-mark, these suburbs are increasing in popularity given good value sale prices and access to local amenities and major arterial roads.
UNIT AND TOWNHOUSE MARKET
The unit and townhouse market in the greater Brisbane area is leading the way with sales activity up 18 per cent across the region. Logan City and Moreton Bay local government areas recorded the highest increases in sales volumes, up 50 and 39 per cent respectively over the March quarter.
Over the quarter, sales were up in Caboolture and North Lakes, where some new townhouse developments have proven popular with buyers. Capalaba in Redland City also posted a healthy increase in sales volumes, as did Marsden in Logan City and Goodna in Ipswich.
Average days on market for most of the surrounding council areas have shortened compared to a year ago, with Logan City and Redland City posting the best improvement. Average vendor discounting for units and townhouses has also reduced, with most areas recording an improvement of at least 2.2 per cent.
RENTAL MARKET
As at the end of March, the greater Brisbane area saw the largest decline in its vacancy rate, down to 1.9 per cent at the end of March. Logan City and Redland City recorded the largest drops, both down 0.8 percentage points to 1.2 and 1.6 per cent respectively.
Local agents had reported a slowdown in new residential developments coupled with increased tenant demand. In recent months however, a number of new developments popular with investors have come onto the market, which local agents say will keep a lid on asking rents.
Despite the tight rental conditions, median weekly rents from the RTA have continued to remain relatively steady over the March quarter.
Prestige acreage house sales were also selling well, resulting in the Gold Coast’s acreage house price increasing 9 per cent to $687,000 for the March quarter.
Investors are said to be increasingly active, with many looking to purchase affordably priced low rise properties priced and mid-range prices in high rise apartments.
UNIT AND TOWNHOUSE MARKET
The Gold Coast unit and townhouse market performed strongly over the quarter, with preliminary sales numbers up 19 per cent and the median unit price up 2.9 per cent to $350,000. All price points recorded an increase in activity over the quarter with the highest increase in demand recorded in the $350,000-plus price bracket, up 34 per cent.
Prestige waterfront unit sales were also selling well with strong demand for properties located in the suburbs of Palm Beach, Paradise Point, Main Beach and Southport. New unit sales were also up in the suburb of Biggera Waters with sales in two highrise developments located within the Harbour Quays Estate.
According to local agents, the $670 million revamp of Pacific Fair shopping centre is creating jobs and fuelling demand for rental properties. After Southport and Labrador, Broadbeach recorded the third highest preliminary unit sales numbers for the quarter.
RENTAL MARKET
According to the REIQ’s March rental survey, tenant demand on the Gold Coast remains high, however increased investor activity is reportedly helping offset this, seeing the vacancy rate easing to 2.2 per cent.
Despite the increase in rental stock, some local agents say these are the tightest conditions they’ve seen in a few years, with vacancies taking only 1 to 2 weeks on the market.Median weekly rents from the RTA are up, with three bedroom house rentals posting an increase of $15 and two bedroom units up $10 for the March quarter compared to 12 months ago.
HOUSE SALES MARKET
Over the March quarter 2014, the Gold Coast residential property market was one of the star performers with solid median house price growth and consistent sales activity. Over the year to March, the Gold Coast recorded the highest increase in sales activity of all major local government areas, with preliminary sales numbers showing an increase of around 20 per cent.
With growing confidence in the Gold Coast market, the median house price increased 4.2 per cent to $500,000 with the $500,000-plus price bracket taking over as the most popular price point, after posting an increase of 17 per cent in preliminary sales numbers. The one million dollar plus price bracket also recorded strong increased activity, while the affordable end of the market saw a decline in activity.
According to local agents, the Gold Coast market was starting to show signs of turning the corner and this was reflected by solid median price increases. And while buyers were still somewhat cautious, properties that stacked up were selling well.
Strong demand was evident for properties in suburbs surrounding the Gold Coast Health and Knowledge Precinct, with sales activity up the highest for the nearby suburbs of Southport, Ashmore, Labrador and Parkwood over the year to March.
Sales over the year were also strong for the northern corridor suburbs of Ormeau, Upper Coomera, Helensvale and Oxenford.
Properties are spending less time on the market with both houses and units recording lower average days on market compared to 12 months ago. Average vendor discounting was also improved, showing growing confidence in the market from both buyers and sellers.
Local agent’s report increasing demand for prestige property with many properties selling well above the reserve price at auction, with waterfront property in particular selling well.
Such sales were seen in the suburbs of Biggera Waters, Currumbin Waters and Paradise Point, resulting in significant increases in their median house price over the March quarter.

Local agents also report improving conditions in the prestige market, with some top sales being recorded in suburbs such as East Toowoomba. The suburb’s median house price increased 6.4 per cent to $415,000, making it the third most expensive for the quarter.
UNIT & TOWNHOUSE MARKET
Like other parts of SEQ, the Toowoomba unit and townhouse market has begun to find momentum, with preliminary sales numbers continuing to trend upwards, with the region recording its fifth consecutive quarterly increase.
The sub-$250,000 price bracket continues to be the most popular amongst buyers, most notably investors.
Top performing suburbs over the quarter included Kearneys Springs and South Toowoomba which both recoded an increase in activity compared to the December quarter.
RENTAL MARKET
Of the major regional centres, outside of the Tourism Centres, Toowoomba’s rental market is the only one to continue to experience tight conditions. In Toowoomba the vacancy rate remains at record lows.
At the end of March the vacancy rate was little changed since December, up 0.1 percentage points to 1.4 per cent.
With such consistent demand for rental property, local agents expect investor interest, most notable from interstate to pick up in the next 12 months.
Despite continued tight rental conditions, median weekly rents are yet to increase significantly, with three bedroom houses recording an increase of just $10 to $300 per week over the March quarter.
Following a strong December quarter, the Toowoomba property market saw consistent sales numbers for the house market, while the unit and townhouse market continued in its stride.
Outside of metropolitan Brisbane, Toowoomba is currently the fastest selling region with average days on market over the 12 months to February for houses coming down 16 days to 71 and units & townhouses down an impressive 32 days to 75.
Toowoomba is also currently leading the way with the percentage of profit making sales over the past year. According to statistics from RP data, 95 per cent of houses and 92 per cent of units and townhouses sold for a profit over the 12 months to February – both results the highest for the state.
According to local agents, a steady stream of new listings was coming online to meet the growing demand for quality stock.
HOUSE MARKET
Over the March quarter, Toowoomba’s median house price eased 1.2 per cent to $325,000 with preliminary sales numbers also easing 2 per cent, compared to the December quarter.
Over the 12 months to March however, Toowoomba recorded the highest increase in house sales activity, up 18 per cent, with an increase of 8.2 per cent in the median sale price for the year – also the top result for all major local government areas.
According to local agents, while there had been a slight softening at the upper end of the market, houses priced below $500,000 were being snapped up quickly. Over the March quarter, the busiest segment of the market was reportedly the $350,000 to $450,000 price bracket.
This was reflected in the REIQ’s price point data which showed the $350,000 to $500,000 price point the only one to record an increase in activity.
The most popular type of properties, local agents say, are the four-bedroom, two-bathroom, double garage style houses, which are favoured by both investors and renters.
Top performing suburbs to record the highest increase in sales activity over the year include Centenary Heights, Middle Ridge and Newtown.

UNIT AND TOWNHOUSE MARKET
Like the house market, the region’s unit and townhouse market is also gaining momentum, with preliminary sales numbers for the quarter up a strong 11 per cent on the December quarter.
According to local agents, demand for top end units is increasing, with owner-occupiers the most prominent. This was evident in the increase in the sales activity for both the $350,000-plus and $500,000-plus price brackets.
Units located in beachside suburbs were most popular with the upper end sales in the suburbs of Noosa Heads, Coolum Beach and Mooloolaba resulting in top increases in their median unit sale price.
Investors are said to be attracted to the affordable end of the market, with a small increase in activity in the sub-$250,000 price point recorded over the March quarter.
RENTAL MARKET
On the Sunshine Coast, where vacancy rates still remain very tight, local agents report an increase in investors off-loading properties, with many being bought by owner occupiers, further restricting overall supply levels.
The Maroochy and Noosa areas remain at all-time lows with vacancies below 1 per cent, while Caloundra saw its vacancy rate tighten further to 1.3 per cent.
With a number of key developments for the region, such as Oceanside Kawana Health Precinct, which includes the new university hospital that opened in December, the redevelopment of the Maroochydore City Centre and the Sunshine Coast Airport expansion, local agents anticipate more investors will be attracted to the region.
The Sunshine Coast residential sales market continues to go from strength to strength with its fourth consecutive quarter of increased sales activity for houses and third quarterly increase for units and townhouses.
Days on market have come down 17 days for all dwelling sales and average vendor discounting has also improved significantly compared to 12 months ago.
Local agents say there is solid and consistent sales activity in the local property markets. While second home buyers are the most prominent, investors and first home buyers have reportedly becoming more active since the start of the year.
HOUSE MARKET
Over the March quarter, the Sunshine Coast region continued to record increasing sales activity with an increase of 4 per cent in preliminary sales numbers and a healthy increase of 2 per cent in its median house price.
According to local agents, the strongest demand is for houses priced in the sub-$700,000 to $750,000 and properties in that price bracket are getting snapped up in as little as three days.
Owner-occupiers continue to be the prominent buyer type with strong demand for properties within close proximity to beaches and family-friendly ameties, such as parks, schools and shopping centres.
Top performing suburbs include Peregian Springs and Coolum Beach which both posted the top two increases in preliminary sales numbers. The suburb of Buderim continues to be the most popular with 107 preliminary house sales recorded for the quarter. The suburb also recorded the highest increase in activity for the 12 months ending March.
Prestige home sales were also up, particularly in the suburb of Sunshine Beach, where 7 or the 9 preliminary sales recorded sold for in excess of one million dollars. Over the year to March, the median house price for the suburb breached the million dollar mark.
Local agents also report that properties going to auction are attracting healthy interest from bidders and multiple offers for some properties is becoming an increasing trend.

FRASER COASTOver the March quarter 2014 the Fraser Coast residential property market recorded an increase in activity in both the house and unit sales markets. Both sectors had previously seen a drop off in activity over the December quarter, however the first three months of the year saw the region return to buoyant market conditions.
HOUSE MARKET
The median house price for the quarter recorded a healthy 2.9 per cent increase, while the unit and townhouse median was up 22.7 per cent on the back of strong sales in the prestige waterfront market.
According to local real estate agents, investor activity is up with strong demand for well-priced properties, a sign that confidence has returned to the local market. With confidence improving, properties listed for sale a spending less time on the market.
Average days on market over the last 12 months have improved slightly compared to the previous 12 months, however local agents say the time spent on the market over recent months has come down significantly more.
Vendor discounting has also improved with the average up 0.9 percentage points for houses and up 1.4 percentage points for units.
First home buyers are also reportedly back in the market, finding that now is the right time to buy with the low interest rates and improving market confidence. Local agents say house and land packages in particular have been popular with first home buyers.
Houses within the sub-$350,000 price bracket remain the most popular, however there was a steady increase in sales numbers in the $350,000-plus and $500,000-plus price points.
Stand out suburbs over the quarter include Hervey Bay’s Pialba and Torquay with sales numbers up compared to the December quarter. Maryborough also recorded an increase in sales as well as a healthy increase of 2.5 per cent in its median house price.
Overall, the Fraser Coast house market saw a steady increase of 2 per cent in preliminary sales activity.

UNIT AND TOWNHOUSE MARKET
In the unit and townhouse market sales activity was up, most notably in the $350,000-plus bracket. These sales were predominantly recorded in a new waterfront development in Pialba which has been popular with both local and interstate investors.
More infrastructure projects are due to come online in late 2014, which will provide an important boost for the local economy. Projects such as the expanded Stockland shopping centre at Hervey Bay and the new high-tech St Stephen’s Hospital will generate more local jobs as well as improve local amenities for both residents and visitors to the area.
RENTAL MARKET
The Fraser Coast’s rental market saw tighter conditions over the three months to March with local agents reporting steady tenant demand. With a tightening in the vacancy rates for both Hervey Bay and Maryborough, the Fraser Coast overall vacancy rate came in at 2.5 per cent – the lowest on record since the council amalgamations in 2008.
With a significant slowdown in residential development the oversupply conditions seen for some years has finally been absorbed by the steady influx of new residents in the area. Median rents, however, have remained relatively steady.
The lower vacancy rates however are attracting more investors to the region, according to local agents.

BUNDABERGOver the three months to March the Bundaberg property market remained relatively steady, with a slight easing in both house and unit sales activity.
According to local real estate agents, there was strong interstate investor activity at the lower end of the market. This is reflected in both property markets recording a drop in the median sale price compared to the December quarter.
The market is reportedly showing signs of recovery since the floods in 2013, with solid demand for properties impacted by the flood that have since been repaired and coming back onto the market.
Despite sales activity yet to take off, days on market are coming down, with the region now the second fastest selling region outside of SEQ for both houses and units.
Looking forward, local agents believe there’s a solid outlook for growth, particularly given then improvement in days on market and the pipeline of infrastructure investment, including the redevelopment of the Port of Bundaberg.

Bundaberg’s median house price eased 3.8 per cent to $269,500 over the March quarter, on the back of a small drop in sales activity. The sub-$350,000 price point however continues to perform strongly, with preliminary sales numbers up for the quarter.
According to local agents, low median prices and solid rental yields are attracting more interest from interstate investors.
Top performing suburbs include the suburbs of Avoca and Avenell Heights, which both recorded an increase in sales activity over the quarter. While the suburbs of Bargara and Kepnock, continue to prove the most popular with buyers, recording 20 and 19 preliminary house sales respectively.
Average days on market for the 12 months to February were down 13 days to 84 days compared to the previous 12 months, while average vendor discounting improved slightly to 6.8 per cent.
With confidence slowly returning to the Bundaberg property market, total listings for the year were up by 7 per cent.
UNIT AND TOWNHOUSE MARKET
Similar to the house market, Bundaberg’s unit and townhouse market saw a small drop in sales activity, with the median sale price also down 3.7 per cent compared to the December quarter.
With subdued market conditions, median prices have softened compared to a year ago, with the annual median price down 3 per cent compared to a year ago and down 2.2 per cent compared to five years ago.
Comparisons of current on the market statistics to a year ago, however, point to improving market conditions with average days on market down 10 days to 109 days. Average vendor discounting was up 0.4 percentage points to 6.1 per cent – now the lowest vendor discounting rate for all major regions outside of SEQ.
RENTAL MARKET
According to the REIQ’s latest residential rental survey, vacancy rates at the end of March remained steady at 4.5 per cent compared to three months earlier.
Local real estate agents say new residential development popular with investors has added to supply levels. Some agents report strong tenant demand with 2 to five applicants per rental listing.
Due to an easing in median sale prices, gross rental yields have improved with Bundaberg houses recording a rate of 5.5 per cent over the March quarter, the highest of all major regional centres outside of SEQ.
Despite the current level of vacancies, median weekly rents from the RTA for the March quarter were up for both three bedroom houses and two bedroom units compared to a year ago.
Days on market are coming down, with the region now the second fastest selling region outside of SEQ for both houses and units

MARCH QUARTER 2014
The residential property market in Gladstone continues to experience slower market conditions with local agents reporting a significant drop off in sales volumes in the wake of a slowdown in the resources sector.
Despite a slower sales market, the percentage of properties selling for a profit is comparable to most other major regions, with more than 80 per cent of vendors achieving a higher sale price than what they originally paid.
The outlook is tipped to remain stable with some residential development still turning over as well as first home buyers becoming more active now that the competition isn’t as high. Local agents however say the economic outlook for the region is strong given the diversity of the Port of Gladstone, and local investors are recognizing this.
HOUSE MARKET
Over the quarter, the Gladstone median house sales price was relatively stable, down just 0.6 per cent. Over the year to March however, the effect of a slowing market is more evident, with the annual median down 7.7 per cent to $420,000, on the back of a significant drop off in sales activity compared to a year ago.
According to local agents, the majority of house sales were occurring in the $350,000 to $450,000 price bracket. REIQ price point data shows around 50 per cent of sales occurring in the $350,000-plus bracket.
Although softer median prices are being recorded, the majority of suburbs in Gladstone recorded a steady or increased median compared to five years ago. The suburbs of Calliope, South Gladstone, West Gladstone, Tannum Sands and Boyne Island all recorded 5-year growth in excess of 10 per cent.
Over the 12 months to February, average days on market for house listings stretched out to 119 days, 10 days longer than 12 months ago. Average vendor discounting likewise has increased, to 9.5 per cent, compared to 7.5 per cent recorded for the previous 12 months.
With softer market conditions and fewer new residential developments coming onto the market, total listings have dropped significantly compared to a year ago, however an oversupply of properties has ultimately lead to softening property prices. Local agents however say there is more recent evidence that house prices flat lined.
GLADSTONEUNIT AND TOWNHOUSE MARKET
Over the year to March, sales activity in the unit and townhouse market was predominantly recorded in the suburbs of Gladstone City and Glen Eden. With a drop off in new unit sales, most notably in Gladstone City, the overall median sale price for the Gladstone region was down 17.8 per cent to $370,000 over the year to March.
Although there were fewer units and townhouses on the market and lower investor activity compared to a year ago, listings are spending longer on the market and vendors are now discounting on average around 10 per cent. This compares to just 5 per cent a year ago.
RENTAL MARKET
In Gladstone, where the vacancy rate peaked in December 2013, the vacancy rate at the end of March was down to 6.4 per cent. Of the REIQ agencies surveyed however, the vacancy rate varied from 4 per cent to as high as 17 per cent
According to local real estate agents a two-tiered rental market was behind the rise in local vacancy rates.
Rental houses in particular are said to be moving very quickly, with estimates that the vacancy rate for houses sits below 3 per cent, with demand strong particularly in the $350 to $450 a week sector. Such rentals are generally being snapped up within two weeks. Units and townhouses on the other hand, according to local real estate agents are taking significantly longer to let.

According to local agents, the Rockhampton house market remains solid up to about $350,000, with strong competition for properties priced over and above this.
Although conditions in the mining industry have eased, the satellite suburb of Gracemere continues to perform strongly. Over the quarter, sales activity remained steady while the median house price was up 14.7 per cent. Over the 12 months to February, 86 per cent of properties in the suburb sold for a profit.
The Rockhampton overall house median recorded a solid 3 per cent increase over the quarter.
Average days on market are relatively unchanged from a year ago, while vendors over the 12 months to February were on average, discounting at a rate of 7.4 per cent, up slightly from 7.3 per cent recorded the previous 12 months.
Over the March quarter, the Rockhampton residential market continues to record stable market conditions, with local agents reporting strong sales activity at the lower end of the market. The unit and townhouse market in particular benefited from this increased activity, with this segment of the market recording its second quarterly increase in sales activity.
First home buyers are said to be back in the market and seeking affordable properties, with local agents saying this activity is the main driver of local growth in the market at the moment.
HOUSE MARKET
After recording three quarters of stable house sales activity, the March quarter saw preliminary sales numbers ease for the Rockhampton region with the largest drop in activity seen in the sub-$350,000 price point.
Affordable suburbs to perform strongly include Wandal and Park Avenue, with both recording an increase in activity over the quarter.
Sales numbers in the other pricepoints remained relatively steady, with top end sales in the suburb of Koongal seeing the suburb’s median increase 25.6 per cent over the quarter.

UNIT AND TOWNHOUSE MARKET
While the house market eased over the quarter, the unit and townhouse market continues to show signs of recovery, with preliminary sales numbers up 10 per cent compared to the December quarter.
Strong sales activity was recorded in the prestige end of the market with sales in the $350,000-plus price point recording solid activity. As a result, the Rockhampton median sale price for the unit market was up 34.2 per cent to $375,000 for the March quarter.
Contributing to this growth were top end unit sales in Yeppoon, where new luxury units with water views were sold. Over the year to March, there were also sales within the new high rise unit developments located in the Rockhampton CBD, which also contributed to the increase of 17.1 per cent in the annual median.
RENTAL MARKET
In Rockhampton, the rental market although still weak, saw an improvement in its vacancy rate, down 1 percentage point to 6 per cent. With a slowdown in the mining industry local agents report an oversupply of rental properties, with most reporting time on market averaging 2-4 weeks with less than 2 applicants per listing.
According to rental statistics from the RTA, Rockhampton’s median weekly rents eased over the March quarter across most rental property types.
In more recent months however, local agents report improving vacancy rates while investors are also returning to the market where they can see value.

Over the March quarter, stand out suburbs include South Mackay and Andergrove, two of Mackay’s more affordable suburbs, with medians under $400,000.
UNIT AND TOWNHOUSE MARKET
Although sales activity remains well below that recorded mid-2013, unit and townhouse sales numbers picked up slightly over the March quarter, with activity in the prestige end of the market pushing the Mackay median sale price up 14.2 per cent to $316,000.
With less than 50 preliminary sales recorded for the quarter, shifts in different price brackets will easily impact on the overall median for the region. An increase of activity in the $350,000-plus bracket combined with a drop in the $250,000-plus price point contributed to the quarterly increase.
Upper end townhouse sales were recorded in the suburbs of Andergrove, South Mackay and West Mackay, while waterfront unit sales in the suburb of Mackay Harbour contributed to the region’s strong result for the quarter.
In spite of a slower mining sector, the Mackay residential rental market recorded stable market conditions over the March quarter. Trend house sales activity has stabilised over the past few quarters, however the unit and townhouse market again recorded record low preliminary sales numbers.
According to local real estate agents however, the local real estate market was starting to emerge from the bottom of the cycle. The downturn in mining investment had reportedly had a knock-on effect on Mackay real estate but there have been signs the local market was beginning to bounce back.
Buyer confidence is beginning to return, with local agents reporting cases of multiple offers. The recent approval of the Galilee Mine near Clermont will likely give the region a much needed boost.
HOUSE MARKET
Over the March quarter, the Mackay house market recorded relatively steady sales numbers, down just 6 per cent, while the median house price eased 1.2 per cent.
The $350,000-plus price point continues to dominate the market with 114 preliminary sales recorded. Sales numbers in the other price points remained relatively stable over the quarter.
Properties in the upper end of the market are selling where the vendor is more willing to negotiate, with higher levels of vendor discounting occurring according to local agents.
Across all house listings, the average vendor discount rate had increased to 7.9 per cent, down from 5.8 per cent a year ago. Average days on market have also extended by 10 days over the year.

The time taken to sell a unit has extended by 24 days compared to 12 months ago, with the average days on market for the 12 months ending February coming in at 117 days. As a result, vendors a needing to become more realistic in their asking prices, with average vendor discounting sitting at 9.3 per cent, up from 6.8 per cent a year ago.
With some new developments coming onto the market, total listings have gone up over the year also.
RENTAL MARKET
According to the REIQ’s residential rental survey carried out at the end of March, vacancy rates in Mackay improved slightly to 7.5 per cent, down from 7.7 per cent at the end of December.
Local agents in Mackay say investors were still very thin on the ground and rental stock remained in over supply with tenant demand still down.
New apartment developments however was driving up vacancy rates, however rents remained relatively stable.
More recently however, local agents say tenant demand has picked up with instances of multiple applications, which they say hasn’t been seen for quite some time.

Compared to the previous quarter, upper end townhouse sales were down in suburbs such as Idalia and Nelly Bay.
This shift in sales activity saw the overall median sale price for the region go down 5.4 per cent to $265,000 for the March quarter.
According to local agents, the unit market was popular with buyers who were seeking a foothold in an improving market.
Top performing suburbs where sales numbers were up for the quarter include the inner south suburb of Hermit Park, with a median of just $189,000 as well as the suburbs of Rosslea and Westend with medians of under $250,000.
Of the upper end sales to occur, these were largely located within the suburb of North Ward, where units with water views were attracting the most interest over the quarter.
Similar to the house market, average days on market for units have improved by 5 days compared to a year ago, while average vendor discounting has improved by 0.2 percentage points to 9.7 per cent for the 12 months ending February.
RENTAL MARKET
Townsville’s rental market remained relatively steady with its vacancy rate down slightly to 4.7 per cent. According to local agents, the rental market still remains in oversupply, with the NRAS development scheme adding to the supply levels as well as reportedly placing downward pressure on market rents.
However, with only two consecutive quarters of vacancy rates exceeding 4.5 per cent, median weekly rents are yet to be significantly affected. Median weekly rents from the RTA for three-bedroom houses remained steady at $350 compared to a year ago, while two-bedroom units and two-bedroom townhouses were both down $5 to $285 and $295 per week respectively.
After a solid December quarter, the Townsville residential market continues to perform strongly with preliminary sales numbers for both houses and units above that recorded in four years.
According to local agents, there was solid and sustainable price growth in the local housing market with local investors growing increasingly confident that the local market has turned a corner.
Days on market are shortening with affordable properties said to be the quickest to sell.
HOUSE MARKET
Over the March quarter 2014, the Townsville median house price increased 2 per cent – the second consecutive quarterly increase. According to local agents, the local house market is starting to gather momentum.
This is on the back of another quarter of strong sales activity. In spite of preliminary numbers dipping 3 per cent over the quarter, volumes remain well above that recorded since the December quarter 2010.
A sign that confidence is returning to the house market, the prestige end of the market performed strongest with sales numbers up on the December quarter, while the other two pricepoints were down slightly.
Stand out suburbs were upper end sales were recorded include Idalia, Bushland Beach and Hermit Park, resulting in strong increases in their house median over the quarter.
Average days on market for the house market have begun to come down as has the average vendor discounting rate – a sign that the Townsville house market is entering the recovery phase.
UNIT AND TOWNHOUSE MARKET
The Townsville unit and townhouse market outperformed the house market this quarter, with preliminary sales numbers up 6 per cent.
With increased investor activity at the affordable end of the market, sales in the sub-$250,000 market was up over the quarter, while sales in the $350,000-plus price point were down.

REGIONAL MARKET UPDATES
Over the March quarter, the Cairns property market recorded easing sales activity in the house market, however the unit and townhouse market continued its upwards trend.
Strong sales activity at the top end of the market saw both the house and unit markets record solid growth in their median sale price for the quarter.
According to local agents, positive market sentiment and strong demand for local housing were delivering solid price growth.
Average vendor discounting is said to be well down on six months ago and with the $8 billion Aquis resort development creating a lot of interest in local real estate, the outlook for growth in the Cairns property market is strong.
HOUSE MARKET
Over the March quarter, preliminary house sales numbers were down 7 per cent in Cairns, however volumes over the past 12 months were the highest for all major regional centres outside of SEQ. The median house price was up 5.6 per cent to $375,000 over the quarter, with strong sales activity in the prestige end of the market.
Sales numbers were up in both the $350,000-plus and $500,000-plus price points compared to the December quarter.
Top performing suburbs to see increased buyer activity were Redlynch, Mount Sheridan and Gordonvale.
Strong median price growth was recorded in Mooroobal, where the median house price jumped 31.9 per cent on the back of a number of top end sales. Located in an elevated area west of the CBD, many homes in the suburb command expansive views across the city towards the coastline.
Local agents say the region will continue to see increases in median prices, albeit at solid and steady growth rates.
Houses in Cairns are selling faster than all other major regional centres, with average days on market improving by 14 days over the year to February. The region also recorded the highest improvement in the average vendor discount for the period, up 1.6 per cent to 6.3 per cent.
A year prior, the region had recorded the second highest rate of 8 per cent.
UNIT AND TOWNHOUSE MARKET
The unit and townhouse market in Cairns continues to perform strongly, with preliminary sales up 6 per cent over the quarter. Overall sales volumes have been trending upwards since the beginning of 2013.
With a number of new townhouse developments proving popular with both local and interstate investors, the unit and townhouse median sale price for Cairns was up 15.5 per cent to $212,000 over the March quarter.
The prestige unit market performed strongly with a number of high rise apartment sales recorded in suburbs such as Cairns City and Cairns North, with many commanding ocean views.
In Port Douglas, high quality villas located in gated complexes also contributed to the regions strong result.
Solid performers for the quarter include Holloways Beach, which recorded the highest increase in sales activity and a 9.6 per cent increase in its annual median. With an affordable median and its beachside location, the suburb is proving popular with investors.
RENTAL MARKET
In Cairns, the vacancy rate at the end of March had eased by 0.2 percentage points to 2.2 per cent with local agents reporting steady tenant demand but a relative under supply of rental properties, most notably house rentals.
With the increased demand for houses, asking rents have also increased, seeing the Cairns median weekly rental for three bedroom houses up $10 to $350 per week over the March quarter.
In recent months, local agents say the rental market has softened slightly, largely due to increased investor activity.
