F i r m P r o f i l e

Established in 1994, the offi ce is a multi -disciplinary professional practi ce providing comprehensive large scale master planning, urban design and architecture, interior design and project management services for domesti c and internati onal clients in China, India and the Middle East. Projects include mixed-use commercial and retail, hospitality, healthcare, educati onal, and multi -family/private residenti al works.

The work of OJMR-Architects is built upon a solid foundati on of design excellence, fi scal responsibility, and expert project management. We explore the collaborati ve process between budgetary analysis, fi nance, design and constructi on delivery methods to enhance the client’s physical needs, budget constraints, brand and marketi ng strategies. We use evolving computer-aided design and 3D-BIM soft ware to not only explore innovati ve architectural forms but to provide a ti me effi cient process that creates cost-savings for the clients. We maintain a list of consulti ng engineers, constructi on companies, specialty vendors and service consultants around the world that augment our offi ce in a networked environment that makes our offi ce “virtual” and able to meet the ti me demands of clients around the world with effi cient project documentati on protocols.

The fi rm’s work has been featured in a number of publicati ons including Progressive Architecture, The Japan Architect, Architectural Record, Interior Design, Los Angeles Times, Real Simple and HGTV. The design work has been exhibited at the Nati onal Building Museum, Washington, DC; Universita di Architett ura Venezia, Venice, Italy; Avery Hall/Columbia University, New York City; Des Moines Art Center; Pacifi c Design Center, Los Angeles; and Archicenter, Chicago. OJMR is featured in several books, most notably Great Homes Under 3000 Square Feet, 100 More of the World’s Best Houses showcases OJMR on the cover, 50+ Great Bathrooms by Architects, and New American Additi ons and Renovati ons published by the Whitney Library of Design in 2001.

Mr. Reynolds is the President and CEO of OJMR-Architects, Inc. and OJMR Build, Inc. in Los Angeles, CA. He is a licensed Architect in the states of California and Texas. He graduated from Columbia University, New York City in 1989 with a Master of Science Degree in Architecture and Urban Design, and he graduated from the University of Oklahoma in 1987 with a Bachelors Degree in Architecture.

Mr. Reynolds was a lett er award winner in baseball in 1984-85 at the University of Oklahoma and was selected in the 22nd round of the 1985 MLB amateur draft by the Texas Rangers Baseball Club. He began his professional architecture career in Oklahoma City joining the offi ce of Rand Elliot + Associates while completi ng his undergraduate studies at the University of Oklahoma. Aft er graduati on and a sti nt in minor league baseball, Mr. Reynolds moved to New York City to att end Columbia University. Upon graduati on from Columbia University, he joined I.M. Pei and Partners, NYC in 1989 where he was part of a design team engaged in several high-profi le projects, including First Bank Place tower in Minneapolis, Thamesgate mixed-use project in London, World Trade Center and Grand Marina Hotel in Barcelona, United States Holocaust Memorial Museum in Washington, D.C., and a private residence for Steven Jobs. Mr. Reynolds formed OJMR-Architects in 1991 in New York City, later relocati ng the offi ce to Los Angeles, CA in 1994. The fi rm’s work includes large-scale master planning, urban design and architecture, and interior design for domesti c and internati onal clients in China, India and the Middle East. Projects include mixed-use commercial and retail, hospitality, medical, educati onal, and multi -family/private residenti al works.

As client’s director, worked closely with project architect on design, fi nishes and operati onalaspects of the project. Paul off ers extensive experience and experti se in project “scope” programming, design, design evaluati on, and project team management for unique mixed-use, hotel, casino, theme parks, resort, retail, restaurant and corporate faciliti es. He is parti cularly adept at client collaborati on and has worked on projects across the United States, Mexico, the Middle East and Asia. As a registered architect and interior designer, Paul has had the opportunity to work on many complex faciliti es with high profi le, demanding clients and has built a comprehensive arsenal of informati on which enables him to provide tailored services. Paul holds a Bachelor of Architecture degree from the University of Oklahoma and past experience includes Vice President of Architecture and Design at Grand Casinos, Vice President of Architecture at Tishman Hotels, and Director of Design for Universal Studios, where he administered the design of six retail venues at City Walk and a variety of theme park att racti ons

Mr. Sun has nearly 10-years professional experience in commercial design, specialized in large-scale mixed-use, retail, as well as shopping mall projects, and hae strong knowledge of Chinese building codes and construciont practi ces. He joined OJMR in 2008 as a project designer taking resposibility of mixed-use and retail projects, and as well China business development. Prior to joining OJMR, as a mainly project desinger, Hua coorperated with other outstanding designers, such as JERDE, RNL, etc. He had worked in China since 2000. Mr. Zhao has a strong architectural design background spanning twenty years. He has worked in the architecture and design companies both in the United States and China. He has extensive design experience in projects ranging from urban design, hotel, high-rise offi ce, healthcare faciliti es, mixed-use and residenti al buildings in China and internati onally. Mr. Zhao joined OJMR in 2007 as a senior design architect. He has worked closely with the design team aiming to deliver the most innovati ve design soluti ons for our clients. He was named Design Director-China in 2010 and looks to expand OJMR’s presence in China.

For the past twenty-fi ve years, Ewald has managed teams of architects, engineers and contractors in the design and development of major commercial, industrial and residenti al properti es. What sets Ewald apart from many professionals in the fi eld, is that he acquired his experti se and architectural license through on-the-job-training and a self-directed study program. His dedicati on to architecture is evidenced in the high profi le fi rms he has worked for and the quality of work produced. Previous to joining OJMR, he served as project manager on Amgen’s corporate campus expansion where he managed all aspects of development from project incepti on through constructi on, including client move-in, on a 165,000 sf sales and marketi ng center, a 32,500 sf laboratory expansion, and a 45,000 sf childcare center. As Engineering and Constructi on Manager for the western division of Citi corp Real Estate Inc., he managed a $650 million dollar corporate owned constructi on and lending portf olio. During his tenure at Gin Wong & Associates, he was made an associate of the fi rm and as project architect his most prominent project was a 32 story, 673,000 sf high-rise offi ce tower and an adjacent 346,000 sf mid-rise parking structure. Other work with complex project requirements includes the installati on of a 20,000 sf radio frequency shielded computer center, and a Pharmaceuti cal R/D and Warehouse facility of 80,000 sf. On another scale, Ewald has also worked on such projects as a 275 unit apartment complex for the elderly, as well as the Desert Princess Country Club and Resort Hotel for Princess Cruises. His overseas projects include the Port Facility Housing project in Ras Al Mish-Ab, Saudi Arabia.

Scope of Work

Design a luxury mixed-use tower with a hotel, serviced apartments, commercial offi ce and a retail mall.

Program

The project totals 237,043 m2 and is comprised of an 8 level retail podium with 6 levels of basement car park underground. Sitti ng atop the retail podium is a 60-story tower that will feature a 160 key luxury hotel at the top with 10 fl oors and 60 units of service apartments below. The service apartments and hotel will be located on

fl oors 48-69 with a sky lobby for both located at fl oor 61. Commercial offi ce space will take up the rest of the allott ed area and will total 81,000m2 of fl oor area.

Site Conditi on

Vacant parcels located in the Clift on Beach secti on of Karachi with a total lot area of 17,510m2. Context around the site include mid level apartment blocks, 3 story pri-vate villas and 2 level retail buildings. A urban park lies outside and across the street to the West. Views of the Arabian Sea will be possible from fl oors 8-70.

Scope of Work

Conceptual design for a mixed-use retail/offi ce/and residenti al high-rise project for the Asian Pacifi c Enterprise Valley-Phase III site located in the Nanping district of Chongqing, China. The site is adjacent to phase I – II and across Yatai street is a new Kempinski Hotel and offi ce tower att ached to the Chongqing conventi on center.

Design Concept

The site is located in the Nanping district of Chongqing overlooking the Yangtze River to the north. The project totals 246,000m2 and will provide 46,000m2 of retail/offi ce space and 200,000m2 of luxury residences in 5 high rise buildings ranging from 22 fl oors to 55 fl oors.

The sloping topography requires a unique soluti on and strategy for integrati ng the retail/offi ce space so that the pedestrian can easily circulate through the project and stay connected to the Yatai Street. Cascading and fl oati ng bars of saleable space is weaved around an internal pedestrian street that connects the eleven levels. The offi ce space located at the top of these fl oati ng bars covers the internal open air street at various intervals to provide shade for the hot sun in Chongqing. The residenti al towers are located at various levels above the retail/offi ce porti on and are connected by a series of parkway paths to allow for a restf ul landscaped area between the tow-ers. A central spine of water defi nes the border between the public retail/offi ce and private towers and cascades down into the internal street below to off er a cooling environment for the pedestrians. A large sloped parking garage is situated under the retail space and provides easy verti cal connecti ons to the public space above.

DesignConcept

This two-level 25,000 square foot medical office building with two levels of subterranean parking was set into a sloping lot overlooking a public golf course in Orange County, CA. The constraints of a pinched elongated rectangular site and a severely sloping topography enforced a solution for a simple steel and glass office block over a concrete parking slab burried into the hillside. The traffic flow into and out of the site dictated the orientation of the vehicular ramping system, parking slabs, and the location of the vertical circulation core.

Program

Established as part of the Westchester fabric in the 1930’s, the Westchester Lutheran church has conti nued to grow and expand, founding a school in the 1950’s and building a new, modern sanctuary in the 1960’s. Half a century aft er the school was opened, the Church asked OJMR-Architects to mas-ter plan a new facility that would bring classroom sizes up to modern standards, relocate the middle school to the campus aft er existi ng on another site in Westchester for 30 years, and plan a gymnasium/theatre space. The program calls for 62,000 square feet of new fl oor area, 18 classrooms, administrati on offi ces, media/computer lab, library, art studios, and a gymnasium/theatre space.

Design Concept

The existi ng multi -level topography, the long triangular site, and the locati on of the sanctuary building create a unique conditi on in which a new narrow 2 story building will bridge across the existi ng parking/vehicular circulati on and integrate into the landscape/playground space of the lower campus a full story below the main level of the church. A metaphorical linking of site/program and educati onal philosophy is made through this bridge of learning. The verti cal stacking of classrooms is divided by age groups. Kindergarten and 1st grade are on the ground level while the 5th and 6th grades are on the top fl oor.

As the kids graduate to the middle school their classrooms are located on the south side away from the younger children. A linear exterior circulati on zone connects the classrooms and provides shading along the east side of the building while exterior open fl exible spaces provide shade relief to the facade along the west.

Spati al Layering

Overlapping frames of reference invigorate the human experience of the place making within a city. Sensati on, memory and thought contribute to this personalizati on of space and allows for its inhabitants to engage in a life that is fi lled with visually dramati c episodes. The amazing landscape of New York City as an example can reveal through its verti cal splendor the existence of a complex system of lines of infl uence that shape, guide, and design the horizontal layer of streets and blocks which gives the meaning to the physicality of place making.

A conditi on exists in New York City upon the landscape of an island called “Manhatt an” when the regular north-south grid gives way to the haphazard grid of the district of lower Manhatt an. To understand the complexity that makes the district of Lower Manhatt an a special place one would need to understand the complex layers of ti me and how it has aff ected the place making through the gen-erati ons. The haphazard weaving of streets, unique building shapes, irregular open spaces, and tracings of edges within internal light courts are the beginning episodic events that mark a conti nuance of the historical imprints of this developing district. These edges have been generated by the tracings of farm lines as a way to record and defi ne boundaries between two families and have survived ti me to record the events through the physical realm. Citi es in Europe have similar conditi ons that have existed over thousands of years that provide a link from the as far back as the ancient Roman Empire to the contemporary. A vibrant city reveals its history through memory and a conditi on of layering new buildings upon the foundati ons of the old provides a physical remembrance of the previous culture. Unique situati ons can be encountered by the alignment or layering of program to explain this historical approach instead of the obvious re creati on of traditi onal patt erns of city form making that existed in prior civilizati ons. The history of the site might celebrate a use that once existed and that can be used as a distributor of invented hybrid uses for this new modern city. These abstract patt erns provide the context to experiment and a new spati al experience can be provided for the pedestrian and vehicles as they move through open space and landscape. New building forms created through spati al experimentati on can exist within this new system of alignments and celebrate a visual connecti on to explain the tracings of history found and invented.

Framework of Organizati on

The existi ng context of the site in Guangzhou provides a rich framework of elements to create a fi eld of acti viti es that will celebrate the history of the region and provide a platf orm for future city making. The farm ownership plot lines that currently organize the site were studied and used to realign the new program and provide the new context and shape behind the new Internati onal Commodity Exhibiti on and Trade City. The initi al visit to the region revealed a farming landscape consisti ng of a patchwork of irrigati on canals, wet-lands, and scatt ered village buildings. The visual patchwork of elements creates a collision and layering of pieces that became the initi al abstract concept for the arrangement of open spaces. A fi eld of multi ple patt erns was conceived that would integrate the various new program parts from water transportati on canals, landscape fi elds, pedestrian pathways, building blocks, and programmati c districts to become an overlaying mosaic onto a more defi niti ve system of existi ng regional transportati on patt erns, local village building context, irrigati on canal system, power line routes, and land boundaries. Water will play an important part within the new city to form a bridge to the past as a reminder of the necessary irrigati on canals that exist. The use of the canals will no longer be a product of commerce to sustain farm life but to provide a tranquil setti ng within all public spaces, courts, and plazas to engage the pedestrian as they traverse through the districts. A large lake in the exhibiti on district will provide a setti ng for leisure acti viti es including paddleboats, canoes, and possibly water taxi’s to move people through the various districts as a form of low-tech transportati on.

Landscape Fields

The existi ng village becomes an island metaphorically isolated within the new city form of streets and blocks, but through its physical associati on to a new retail district to the west, the village populati on will have a context that promotes engagement, connecti on, and inclusion. The new retail/cultural/restaurant buildings will physically mimic the scale of the village while walkways between the court-yards will connect over water canals and through green zones of demonstrati on gardens to the village. Instead of providing a walled environment to isolate the village, new landscape zones are situated to create an ecological sustainable environment to be enjoyed by visitors and villagers alike and provide a sensiti ve edge to the new Trade City. The pedestrian experience within the central zone is heightened by a connecti on path from two signature Exhibiti on Halls over foot bridges that span major vehicular routes to allow users to move through the Central Park. The Central Park is envisioned as dynamic fi eld of landscape episodes that acti vate program within these fi elds of operati on. Passive acti viti es such as reading, sleeping, sitti ng, and fi shing will be organized along with acti ve zones. Pedestrian paths for jogging, walking, and rollerblading will weave through these large fi elds for basketball, tennis, and soccer. A patchwork system will organize various planti ng, grasses, mounds, edges, and paths of connecti on to invigorate and sti mulate acti vi-ti es to engage the ground plane. The imprints of the old farm lines are used to connect the districts and streets/blocks with each other through laying of trees/shrubs/berms/planti ng masses to accentuate the experience of physical and temporal connecti ons.

The fi ve-star hotel is located on the bank of the Yellow River, one of the major rivers in China. The thin sail-like 20-story guest room tower fl oats above a 6-story podium where the lobby, restaurants, meeti ng rooms and the back of house functi ons are located. A grand plaza invites the guests into a large sun fi lled atrium from the marina and provides a large public space for gatherings and events. The views of the river have been maxi-mized from the guest rooms and public spaces by fl oati ng high above the new man-made peninsula.

Program Design a 5-star resort style development on a 10 acre plot of land near Rawal Lake in Islamabad, Pakistan. Program will include 25 individual bungalow units with a mix of 1 and 2 bedrooms. Each unit should have a living/lounge space and an individual plunge pool. The units will be separate and no closer than 25 meters to each other. Project amenities should include a separate communal dining/restaurant, a spa, and exercise courts. A service zone should be located away from the units with a perimeter service road to allow for discreet servicing of the hotel guests. Pathways that connect the units should accommodate golf carts.

ConceptSince the site is generally fl at, we used earthen berms to create a buffer zone between the road and the private resort areas as well as privacy between the guest units. The main entry lobby is a dramatic, triple height space that links a subterranean lounge and spa building with an elevated living room and restaurant building. In assuming the site would be heavily forested, we saw an opportunity to have the architecture interact with nature. We blur the line between interior and exterior space by wrapping the elevated restaurant building around clusters of existing, mature trees. In an effort to lessen the visual impact of this building on the site, we are also supporting the majority of it with free-standing columns. A linear water element is used to emphasize a major axis of the project and also as a tool to draw guests through a series of dramatic interior and exterior spaces. The partially subterranean bar building that is on axis with the water feature is intended to house a lounge off the lobby, a gift shop and administrative space, and a spa that will open out to an intimate subterranean garden. The roof of the bar building serves as an outdoor dining area for the restaurant and as a lounge area with a fi re pit that has views down to the grounds and gardens below. By using the pool deck and cabanas to bisect the site, we are distributing the guest units around the perimeter where they can be easily serviced by an outer service road. Ideally, natural materials like reclaimed timbers and antique limestone slabs could be used throughout the project to add character and signifi cance without compromising the elegant purity of the architectural forms.

Scope of WorkOJMR-Architects have commenced work on a re-design and upgrade of the mid-century era Plaza Towers building, originally designed by Victor Gruen & Associates in 1964. This unique 14-story structure, comprised of 84 units, is located on the border of West Hol-lywood and Beverly Hills, California.

OJMR is collaborati ng with Design Build Associates, a Constructi on, Project Management fi rm based in Westlake Village, California, to upgrade all interior fi nishes in the main lobby, public corridors and elevators, and introduce new exterior canopies at the main lobby entrance and parking garage entrance, upgrade deck fi nishes on the roof top and lower level pool decks, remodel the meeti ng room and kitchen, provide ADA upgrades to public restrooms, and remodeling the management offi ces, (front) main desk, and mail room. The building will undergo a complete re-pipe to upgrade the verti cal and horizontal domesti c hot/cold water and sewer lines. Other repairs include exhaust fans, duct lining replacement, a new landscaped green/cool roof to replace the old roof, below grade parking garage and grade level planter waterproofi ng repairs, signage, lighti ng, updati ng of phone/intercom system, video/security upgrades, electronic key entry system and a complete repair and painti ng of the exterior plaster facade. Constructi on is slated to start in 2013.

Scope of Work

Design 702 luxury residenti al 1 Bedroom (with maid quarters) to 4 Bedroom (with maid quarters) units, ranging in size from 1,109 to 4,834 square feet and also 13 Townhouse units ranging in size from 2,005 to 4,362 square feet together with all ameniti es befi tti ng a seaside development, including above grade and subterranean parking for 1,152 cars.

Program

The projects are located on two adjacent seaside sites situated on reclaimed land that juts out into the bay. The most western site com-mands a prominent visual locati on at the end of the peninsula. This site contains three residenti al towers interconnected by two above grade podium levels ranging from 23 stories to 28 stories in height. The easterly site contains two residenti al towers ranging in height from 18 to 27 stories. The towers are also interconnected by two podium levels. Each development site has two levels of below grade secured parking and additi onal parking on grade and on the fi rst podium level. The upper podium level provides shared ameniti es, in-cluding swimming pools and spa faciliti es, sport courts, children’s play yards and barbeque areas. Running around the perimeter of the site is a waterfront promenade. Fronti ng the promenade, on the western and southern side of the site, are 13 luxury Townhouses.

Site Conditi on

The two elevated sites are a part of three crescent shaped reclaimed land masses totaling approx. 6.3 acres.

Design Concept

Create a high profi le modern architectural structure, parti cularly on signature Tower located on the prominent western site. To estab-lish a landmark prominence for this tower, it will be the tallest structure on the two sites. The podium levels and the introducti on of multi -storied townhouses at the southern and western perimeter of the site adds depth and layers to the pedestrian scale of the wa-terfront. The tower façade has been accented with verti cal bands of a glazed curtain wall that has been overlain at various elevati ons with an undulati ng mashrabiyya, a latti ced metallic sun screen in an Islamic patt ern.

Materials

The structural frame is poured in-place concrete with post-tensioned slabs. The buildings are enclosed with a glass and steel curtain wall interlaced with textured pre-cast panels.

Scope of Work

Design a mixed-use tower that incorporates 209 units of luxury residences, 8,850 square feet of offi ce space, and 4,000 square feet of ground level retail. A parking garage of 105,000 square feet to include parking for 256 cars is located in the podium and basement.

Design Concept

The 28-story tower was designed to add a new modern landmark to a new district outside of Islamabad. The site could allow a tower fl oor plate of 6 units per fl oor and wrapped around a podium level of townhomes. A gym/spa and private dining/club is located on Levels 3 and 4. A three story parking garage is located on the adjcent lot across the entrance motor court. The facades on the podium level tonwhomes and tower are designed to relieve the intense sun on the west and south faces with deep inset balconies and verti cal shading elements. The north and east face of the tower are designed with a pre-cast terra-cott a panel interplaying with fl oor to ceiling glass panels.

Design Concept

The 42-story tower was designed to add a slender landmark to the skyline of the Clift on Beach area of Karachi. The small limited site could only allow a tower with a front and a back. The narrow footprint allowed the 4 units per fl oor to all have views of the Indian Ocean, while the core was located at the back of the tower to minimize the views of the dilapidated adjacent apartment buildings behind the site.The residences include two and three bedroom units with the top two fl oors reserved for penthouse units. Each unit has a large deck with a private spa. The podium roof level is where the private gym, spa, and pool deck is located for the residences. The offi ce fl oors are located below the podium roof level and an entrance from the main lobby is segregated behind a large translucent wall providing privacy.

102 townhouse units, approximately 2000 square feet each and 15,000 square feet of retail commercial space, with open space and a dedicated community pool area for residents.

Program

For this mixed-use development, the program calls for a maximizati on of 2 bedroom townhouse/garage units on site in a variety of 2 and 3-story unit confi gurati ons, with 15,000 sf of retail/commercial space and community ameniti es for both residents and visitors.

Site Conditi on

The 11 acre site is located in Palm Springs, CA along the main North/South drag through Palm Springs, South Palm Canyon Boulevard. The Tahquitz River runs along the Northern boundary of the site, and the other sides are bounded by a single family residenti al neigh-borhood typical of the area. The site slopes gently from the Southwestern corner to the Southeast corner and river beyond.

Design Concept

During the 1950s and 60s, the site housed a shopping center in Palm Springs’ noted mid-century modern style. This new development harkens back to those original futuristi c intents, anchored by a series of dynamic retail/commercial buildings on the main corner, while providing a dense residenti al fabric of modern loft housing dispersed in small clusters across the site. These housing clusters are orga-nized around long swaths of landscaped areas creati ng a walkable network of pathways and open space for residents and passersby, accentuated by the community pool area with dynamic roofl ine tying it back to the retail area.

Design Concept

The spirit of modern desert living moves into the 21st century. Located just south of downtown Palm Springs on South Palm Canyon Drive, this 16 unit residenti al development has panoramic views from the mountain range beyond to downtown. The development consists of 5 unique house types. Each unit has two bedroom suites plus den/offi ce space and private swimming pool. The fi rst fl oor of each unit is an open fl oor plan with concrete fl oors and large picture windows facing the views. The design is intended to keep in character with the original mid-century modern homes which are iconic of the area.
