INTRODUCTION
The purpose of this document is to assist in deriving pricing for the Modular aspects of 5 No. purpose designed houses and Hotel components for the Papua New Guinea market.
The pricing exercise covers the modular aspects of the construction only. All other aspects are not intended to be covered in this document which would include the following;
• Foundation Works.• Roofing.• External Works.
The design and specification contained within this document assumes compliance is required to Australian Standards and local Papua New Guinea building codes.
These buildings are to be designed and constructed in keeping with sustainable design principles.

MATERIAL SPECIFICATIONS INTRODUCTION
The following material specifications are intended for pricing purposes and are not the final specification for construction.
The specifications cover the pre-fabricated aspects of the housing only. The other aspects are not covered in this specification and are to be priced separately.
The specification details branded products that may be substituted with equivalent standard products sourced in China or elsewhere.
The design and specification assumes compliance is required to Australian Standards and local building codes.

EXTERNAL WALL (Rendered Masonry appearance)
1 layer of 12.5mm Exterior Cement Board, taped and jointed using Exterior Joint Filler and Exterior Tape 10cm, with Breather Membrane behind. Render Finish to exterior wall using 7mm Exterior Basecoat with embedded reinforcing mesh / Exterior grade primer / Coloured Exterior Mineral Finish Plaster. Min 75mm Steel studs at 600mm maximum centres to manufacturers specification.Cavity insulation with R2.5 Rockwool.
Internal wall lining to be 16mm Plasterboard (CSR “Gyprock” or approved equivalent).
100mm MDF Moulded Skirting.
Finish Internal Plasterboard walls and skirting painted with low sheen wash and wear acrylic.

Min 75mm Steel studs at 600mm maximum centres to manufacturers specification.Cavity insulation with R2.5 Rockwool.

Floor finish with Solid Strand Woven Bamboo Flooring planks (Planks 1830 x 130 x 12mm) fastened with Uniclic system.
