The Berwyn Development Corporation (BDC) is a public-private partnership with the City of Berwyn that provides economic development and Chamber of Commerce services to all segments of the Berwyn community. The BDC is a not-for-profit membership organization that serves business and individual members. The BDC focuses its efforts on those activities that will improve the overall climate for local businesses and residents, in addition to encouraging the development of new commercial venues and employment opportunities. The BDC continually strives to develop new programs, services and events that promote Berwyn businesses and the community.

Hello and welcome to the Berwyn Development Corporation 2011 Annual Report.

As the outgoing President of the Board, I kindly ask that you take a few moments

to peruse this publication and revel in the accomplishments of Berwyn & the BDC!

Through the adversity that we all find ourselves up against in this challenging

economic environment, Berwyn’s Rising and choosing to power forward with its

agenda of growth and support.

In these pages, you will find projects large and small, projects that enabled

small businesses - the backbone of our economy - to get a head start and large

developments to flourish. You will see municipal improvements and concerted

efforts at business development and retention, a key element during this

economic slowdown. You will see the efforts of a unique organization, using all of

the tools at its disposal, to help shape the vision of the future Berwyn.

The astonishing transformation of the Gateway to Berwyn at Cermak and Harlem

has been and continues to be something to behold. Completion of phase one on

the NE corner will be completed in the first quarter of 2012. Meijer’s presence in

Cermak Plaza will bring customers from all surrounding municipalities to Berwyn.

The newly beautified Roosevelt Road continues its forward momentum with new

business openings in the early part of 2012. Our myriad community events over

the past year set attendance records and showed Berwyn in its best light.

I will miss my role as President of the Board but know that I am leaving the

organization in good hands. Executive Director Tony Griffin and his superlative

staff continue to steer the ship in a positive direction, and the Board members are

community stakeholders of strong character who act with integrity. It has been a

pleasure and a privilege to be a small part of the history of Berwyn. I will cherish

the memories.

Autre Monde Cafe & Spirits 6727 W Roosevelt RdThe highly acclaimed Autre Monde opened this year with the assistance of TIF funding and the BDC commercial loan program. Assistance went toward the purchase and build-out of the building,which formerly housed a flower shop. The new restaurant has received vast praise for its quality, Mediterranean-style fare, unique decor, friendly atmosphere and focus on healthy, sustainable food choices.

A ribbon cutting ceremony was held on 7/28/11.

Culver’s 6943 W Roosevelt RdApproved in late 2010, Culver’s opened with a bang in the spring of 2011. Working with the City to assemble the necessary land, TIF funds helped cover acquisition costs. This quick-casual restaurant adds its signature Butter Burgers and Frozen Custard to the ever-increasing dining options on Roosevelt Road.

Berwyn Kia 7050 W Ogden AveThe operators of Willowbrook Ford/Kia dealership were handpicked by Kia Corporate to operate the new Berwyn Kia dealership after an aggressive search by the BDC to fill this vacant storefront on Historic Route 66. Berwyn Kia purchased and remodeled the south side of the former Phelan Dodge dealership. With a newly revamped line of automobiles such as the Kia Soul, the automaker hopes to increase its US market share by almost 40% in the coming years. TIF funds went towards the purchase of land and redevelopment work at the new location.

A ribbon cutting ceremony was held on 4/14/11.

Buffalo Wild Wings Grill & Bar 7130 W Cermak RdResulting from a redevelopment agreement with Berwyn Gateway Partners, Buffalo Wild Wings wasted no time opening its newest location at the northeast corner of Harlem and Cermak. Completed in early November, the new restaurant broke sales records in the Chicago market. Serving its signature wings in a sports bar atmosphere, Buffalo Wild Wings is the first of six national tenants to go in this new development.

Paisans Pizzeria & Bar 6226 W Ogden AvePasians Pizzeria & Bar opened this year to great fanfare. This 20,000 square foot pizzeria and bar was an adaptive re-use of a vacant warehouse. Utilizing the wide, open space and incorporating plenty of steel, crafted wood, and reclaimed bricks, TIF funds helped with the purchase and renovation of the building. While pizza is the main draw, the menu features a wide variety of offerings including salads, wraps, burgers and sandwiches.

A ribbon cutting ceremony was held on 8/31/11.

12th Street Rag 7023 W Roosevelt RdAn icon in Berwyn dating back to the days of prohibition, 12th Street Rag utilized TIF funding for a minor façade improvement at its new location. The tavern moved one block west from its original location and invested a significant amount of private equity to complete the relocation, which also made way for the new Culver’s.

Dunkin Donuts/Baskin Robbins 6601 W Cermak RdBeing the first Dunkin Donuts to open in Chicagoland over 40 years ago, it was time for a makeover. TIF money was used to reconfigure and update the commercial space. Work included both interior and exterior improvements to the building plus improvements to the parking lot and drive-thru. The store has increased sales since the remodel has been completed.

Automated Lifestyles 3208 S Grove AvenueAutomated Lifestyles has been an industry leader in providing certified, award-winning automation services to residential and commercial clients. Featuring the latest in home automation technology, it has grown into a full-service firm, specializing in digital media, lighting, security, home theaters, audio, video and gaming entertainment. TIF funds were used to help purchase the building on Grove Avenue to expand operations.

The Math Spot 3100 S Oak Park AveAfter teaching at Morton High School for 10 years, the operator began tutoring students in math. With her client base growing, she found an office space in the Depot District to establish and grow her business. TIF funds were used to enhance signage for the new business.

La Z de Oro 6241 W Cermak RdLa Z de Oro utilized TIF funding to overhaul the restaurant’s image by installing new bathrooms, exits and bar as well as improving interior details and the façade. The strorefront's new look and feel complements its marketing strategy, which includes a new logo and revamped menu of authentic, traditional Mexican food.

Padgett Business Services 6828 W Windsor AveFormally located at 3239 Grove Avenue, Padgett Business Services was looking to expand their size and presence in the Depot District. TIF funding supported the purchase of a new awning and signage for the office's storefront. In business since 2009, they specialize in helping businesses with accounting services, payroll management, tax planning, tax preparation, bookkeeping and business consulting.

Capri Ristorante–6613 W Roosevelt RdCapri Ristorante will be returning to Berwyn in the space next to FitzGerald’s Nightclub. Established in 1985 with locations in Downers Grove, Hoffman Estates and Burr Ridge, Capri is committed to providing its customers with the finest in fresh Italian dishes, personal service and a comfortable dining atmosphere. TIF funds will be used to cover interior build-out costs.

Vitamin Shoppe–Northeast Corner of Cermak Road and Harlem AvenueThe Vitamin Shoppe is scheduled to open in February 2012 in the new Berwyn Gateway Plaza. Dedicated to helping people fulfill their health and wellness needs, The Vitamin Shoppe is a specialty retailer and direct marketer of nutritional products ranging from vitamins and minerals to nutritional supplements, herbs, sports nutrition formulas, homeopathic remedies, and health and beauty aids.

Luigi Gattuso–6716-24 W Cermak RdMr. Gattuso was approved for TIF funding that includes exterior renovations, mechanical upgrades, and façade improvements. The work will help the owner perform necessary upgrades to the building in order to make the vacant space more attractive for lease. Current tenants in the building include Home Video, Berwyn Dental Center, Barrister Mortgage and Gemini Hair Designs.

Meijer–Cermak PlazaGround broke this year on Berwyn’s only national full service grocery store. The new 90,000 square foot store will be located in Cermak Plaza at the site of the long vacant former Service Merchandise space. The BDC recruited the retailer and helped negotiate a sales tax sharing agreement between Meijer and the City. The new eco-friendly facility is scheduled to open by the third quarter of 2012 and will be the single largest sales tax generating store in the City.

Depot District Development–6910 W Windsor AveDepot District Development is transforming the former Abrams Funeral Home into ground floor retail units and second story apartments. TIF funds will be utilized for demolition, façade and interior work, including electrical, sewer and water upgrades.

Reel Art–6727 W Stanley AveThe operator specializes in retail sales of collectible paper ephemera (posters, comics, autographs, etc.) on the internet and at exhibits around the world. He is a regular at comic and collectible conventions worldwide including having a prominent booth at this year’s Comic Con Las Vegas. TIF money will assist with the purchase and renovation of the vacant 6,200 square foot facility in order to establish a base for the business in the Depot District.

Berwyn Gateway Plaza–Northeast Corner of Cermak Road and Harlem AvenueThis highly anticipated development broke ground in 2011, with Buffalo Wild Wings, the first of its six national tenants, opening a few months later. With BWW's instant success, the City is excited for the opening of the remaining tenants: The Vitamin Shoppe, Play N Trade, Verizon Wireless, Chipotle Mexican Grill and one additional national restaurant. Final completion is anticipated in the 2nd quarter of 2012.

Cabin Fever Bar & Grill–3202-08 S Grove AveOperating since 2001, Cabin Fever’s façade was in need of improvement. TIF was approved to replace exterior awnings and add lighting. A favorite local neighborhood bar, Cabin Fever offers lunch, with daily homemade specials. Customers can also sing to karaoke or catch sporting events on its many TVs.

Paleteria La Real Gourmet, Inc. 6836 W Ogden AvePaleteria La Real, which has been in operation for over four years, relocated to Berwyn in June in order to expand and offer a true retail experience. They make and distribute natural, healthy ice cream. TIF funds will be used for restroom, plumbing and signage work.

The 2011 campaign ran from June through September and included outdoor marketing in select Chicago neighborhoods, direct-to-consumer outreach through special events and direct mailings, radio advertising, and updates to the WhyBerwyn.com website. Online advertising blended the Berwyn brand with the promotion of special events in order to promote tourism.

Updated year-round, WhyBerwyn.com includes a comprehensive calendar of events that details the City’s many festivals and recreational opportunities as well as a full local business listing to promote the business base and offer convenient access to Berwyn’s hottest places to shop, dine and relax. The web site was complemented with frequent updates to Facebook (@WhyBerwyn) and Twitter (@WhyBerwyn).

Berwyn RisingOn behalf of the City of Berwyn, the BDC manages the City's Integrated Marketing Campaign. Now in its fifth year, the 2011 campaign continued to promote Berwyn’s assets and positive happenings in order to brand Berwyn as a top-choice destination for move-up and first-time homebuyers as well as new and expanding businesses. The tagline—“Berwyn Rising”—delivered an aspirational message that highlights Berwyn's forward momentum and optimism while reminding the viewer of the opportunity and potential in making Berwyn home.

BERWYN’S RISINGROOSEVELT ROAD

Great Businesses in a Brand New Package

Construction is Complete!Roosevelt Road StreetscapeRoosevelt Road is open for business! After a full year of construction, the Roosevelt Road streetscape project is substantially complete, with only minor landscaping, street furniture and touch-up items remaining in 2012. A holiday marketing campaign welcomed visitors to see the more pedestrian-friendly and aesthetically pleasing roadway. This project is the culmination of over eight years of work with neighboring Oak Park and Cicero. The final product includes new sidewalks, curbs, gutters, and pavement, and amenities such as benches, lighting, trash receptacles, planters and lighted crosswalks at Home Avenue, Gunderson Avenue, and Lombard Avenue.

Cermak Road Streetscape The Cermak TIF district came to a close this year and the City prioritized completing updates to Cermak Road's infrastructure and streetscape. New trash cans, benches and bike racks were installed and a concrete base was added below the brick pavers. The in-ground planters were revamped and new landscaping added. All intersections were made to conform to the Americans with Disabilities Act. The Vacin Fairway, which provides additional parking for the corridor, was repaved, striped and received new signage. The final project, which is under construction, will replace streetlights.

Depot District Pocket ParkThe BDC assisted the City with the purchase of a long vacant property in the heart of the Depot District to convert to a pocket park. An existing, deteriorated concrete pad was removed, the site was cleaned of environmental contaminants, and sod was installed. The development will be completed next year and the site turned over to the Berwyn Park District for management.

Seasonal PlantingsFor years, the BDC has managed Berwyn’s seasonal plantings, a program that has long been a point of pride in the community. For the second straight year, the BDC was able to reduce costs without sacrificing quality. The project saved more than 35% over 2010 while providing vibrant color throughout the City's four commercial corridors.

I-GO Car SharingThe BDC recruited the placement of an I-GO vehicle in the transit-oriented Depot District. I-GO is a nonprofit car sharing service, providing eco-friendly self-access cars on an hourly basis across the metro area. The Berwyn car is located in the municipal lot just north of the Metra tracks on 32nd Street and Oak Park Avenue and provides a sustainable transportation amenity to residents, visitors and commuters.

Holiday DecorationsThe BDC continued to manage the City's annual holiday decoration contract and delivered savings of over 40% compared to 2010. Adding holiday flair to Berwyn’s commercial corridors, residents and visitors alike are greeted by garland, wreaths and bows.

City of Berwyn Comprehensive PlanThe BDC assisted the City with obtaining free technical assistance from the Chicago Metropolitan Agency for Planning (CMAP). CMAP’s Local Technical Assistance is the planning process that will bring about an update to Berwyn’s comprehensive plan. The original comprehensive plan was approved in 1993. With this new planning effort, CMAP is working with the City and BDC to gather public input and extensive data to produce a document that will guide future development and land use decisions in the City. Two public meetings were held in August to gather initial data. The meetings focused on strengths, weaknesses and opportunities in Berwyn to create the City of Berwyn Comprehensive Plan Existing Conditions Report. A third public meeting was held in November. This workshop consisted of a visioning session where the public informed the planning team how they wish to see Berwyn grow into the future. The project will extend into 2012 with the final document expected in the third quarter.

Model CommunitiesThe U.S. Environmental Protection Agency (EPA), the U.S. Department of Transportation (DOT) and the U.S. Department of Housing and Urban Development (HUD) recently launched a new inter-agency initiative that aims to link residents with increased access to public transportation and help living “greener,” more environmentally friendly lifestyles. The resulting Interagency Partnership for Sustainable Communities will guide these coordinated policy efforts.

The Cook County Department of Public Health and the Public Health Institute of Metropolitan Chicago received $4 million in federal stimulus funds to combat obesity in suburban Cook County. The money was turned into a grant initiative called “Model Communities,” which aims to make it easier for individuals and families to live healthy, active lives. Specifically, the goal of this funding is to create local policies that are applied to both community and school settings so that residents and students have easier access to healthy foods and safer places to be physically active.

The BDC worked with the City of Berwyn to receive $140,000 to create an Active Transportation Plan with four major focus areas:

•Anon-motorizedtransportationplan,whichwillmapnewwalking and biking routes throughout the City;

•Schooltravelplans,whichwillmapsafewalkingandbiking routes to Berwyn’s schools and recommendations for improvement through the five E’s: Education, Encouragement, Enforcement, Engineering and Evaluation;

•A“completestreets”policy,whichwillguidefutureroad

development by considering all forms of transportation such as vehicles, mass transit, bikers and pedestrians; and

•Safeparkzones,whichwillhelpmakeparkssaferbyreducingspeeds and increasing traffic fines.

The Berwyn Active Transportation Plan outlines Berwyn’s active transportation network and includes suggestions on pedestrian, bicycle and public transit improvements. Berwyn will also utilize the grant monies to help implement the plan by paying for signage, street improvements and safety enhancements.

Cruise NitesCruise Nites, sponsored by Berwyn Kia, is a popular neighborhood event that brought crowds to the Depot District from June-August to marvel at classic cars while enjoying the summer evenings.

Clean Sweep Garage SaleThe Clean Sweep Garage Sale was held in the Depot District parking deck on June 11 and was a hit with shoppers and participants alike.

Monster Mini-Golf Pub CrawlThe 7th Annual Monster Mini-Golf Pub Crawl was held on April 16 throughout the Depot District. This popular event brings a spirited crowd to the area’s taverns and restaurants.

Bloom n’ ZoomBloom n’ Zoom, the annual Mother’s Day plant and gift sale took place on May 7 in the Depot District with plant and gift selections from Seguin Gardens & Gifts.

Fiesta Nuestras RaícesFiesta Nuestras Raíces (Celebrating Our Roots) was held on June 25 at the intersection of 16th Street and Wesley Avenue. This Latino Business Committee event featured food, entertainment, vendors and crafters to celebrate Hispanic heritage for the area's residents.

Music in the StreetsMusic in the Streets, a new Depot District event, was held on July 24. Showcasing local talent and businesses, this event proved to be popular with residents.

Historic Route 66 Car ShowThe 21st Annual Historic Route 66 Car Show was held along Ogden Avenue on September 10. The Route 66 Car Show proves very successful with an estimated crowd of approximately 10,000 residents and visitors each year. All classic car fans are welcome to the show and can rediscover the great automotive heritage of Berwyn’s Historic Route 66.

This year's Car Show was chosen as Chicago Magazine's #1 Best Thing to Do in September and Crain's Chicago Business' 10 Things to Do This Weekend.

DISTRICTDEPOT

OktoberfestThe 11th Annual Oktoberfest was held the weekend of September 16 & 17 and featured children’s activities, including a carnival, games, children's music and other live performers. Hispanic Heritage Celebration DinnerThe Latino Business Committee helped Berwyn celebrate Hispanic Heritage month on September 30 by hosting this inaugural event with a Latin inspired dinner, key note speakers, and live entertainment.

Zombie Walk Pub CrawlIn collaboration with the Roosevelt Road Business Association, once again zombies invaded Roosevelt Road at the 2nd Annual Zombie Walk Pub Crawl on October 29. Participants were “zombified” by makeup artists and enjoyed refreshments along their route. Proceeds were donated to the 16th Street Theater.

Charles E. Piper Award Dinner“Down & Derby at the Berwyn Jockey Club” was the theme of the 26th Annual Charles E. Piper Award Dinner on November 5. Elegant hats on the ladies and formal attire on the gentlemen mimicked the best of the Kentucky Derby. This year’s recipient was Aimée Sordelli, a Berwyn resident. Festivities included live music and casino-style and horse-racing games.

Deck the Depot Festival of LightsThe 10th Annual Deck the Depot Festival of Lights took place on December 10 in the Depot District. Sleigh rides, heated trolley rides, live reindeer, and photos with Santa were just some of the entertainment families enjoyed. Local grade schools decorated snowmen that were stationed throughout the district to spread holiday cheer.

WILD BerwynThe BDC partnered with Emmy-winning Ben Hollis to create WILD Berwyn, an online video series that showcases Berwyn’s dynamic business community. Via the BDC’s YouTube channel, Ben Hollis, original host of WTTW’s long-running hit show Wild Chicago, brings online viewers into the exciting and surprising world of Berwyn and its amazing stories and treasures.

Berwyn MagazineOuarterly magazines are mailed to all Berwyn households and businesses and are available at City Hall and various civic organizations. A Spanish edition is also printed and hand-delivered to high-traffic areas throughout Berwyn. Display advertising and coupons are reserved for members only.

BannersThe BDC Banner Program is a great way to bring people to your business, show Berwyn pride, support the business-building efforts of the BDC and provide a great return on your investment. The banner program is consistent with Berwyn’s existing billboard marketing program, creating a synergy between external and internal campaigns. Specifically, it incorporates the Berwyn bull’s eye icon and color palette, creating a sense of familiarity for the visitor who may recognize the primary graphic already deployed throughout the Chicago area.

Realtor BreakfastIn partnership with the City of Homes organization, the BDC coordinated a networking breakfast presentation on 6/2 with Chicago area realtors. The program included an introduction to Berwyn’s amenities, housing stock, and financial incentives for bungalow preservation through the Berwyn Bungalow Preservation Initiative.

Facebook SeminarThe BDC led a Facebook seminar on 3/10 in order to provide hands-on, one-on-one guidance on setting up and using a Facebook page for business.

SCOREThe BDC became an official monthly meeting site for the Berwyn-Cicero branch of SCORE, a nonprofit resource partner of the Small Business Administration, which provides free small business counseling, low-cost workshops, and seminars to aspiring and existing small businesses. Counseling is also available on-site at Morton College in Cicero.
