LOOK OUT FOR EACH OTHER!

Some minor vandalism has been occurring in Tysons Woods. If it happens to you, call the police non-emergency number, 703-691-2131, to report it so the police can track any trends.

It’s also a good idea to take simple precautions against crime:

When travelling, stop your mail and newspaper. Have neighbors bring in packages and the driveway papers. Put a light on a timer.

Install motion detector lights around your house. Keep your doors and windows locked at all times. Don't leave a spare key under the doormat or in your

mailbox. Keep your child’s bike, skateboard and other sports

equipment inside the house or garage when they're not using them.

Most importantly, get to know your neighbors. Introduce yourself. Learn what cars they drive and their regular comings and goings. This will help you notice when something is amiss next door. If you see something suspicious, remember to call 911 rather than investigating on your own.

We are so blessed to have nature literally at our back doors. Trees, flowers, streams…and wildlife. While the deer eat our gardens and the squirrels dart out dangerously in front of our cars, we still enjoy a closeness to nature that many urban and suburban dwellers can only dream of. And it is only natural to want to interact with these creatures, bring them closer to us, and help them. This is when problems can arise.

Birds - The most common type of wildlife feeding is putting out a bird feeder. Studies have shown that birds that are regularly fed at a bird feeder only get 25% of their nutrients from the feeder. They do not become dependent and lose their natural foraging skills. However, birds on the ground below a feeder are more susceptible to being killed by cats. (Please keep your cats indoors. Cats in the US kill 1 Billion wild birds every year!)

Deer – It is illegal to feed deer in the Commonwealth of Virginia. Feeding deer leads to the crowding of animals in a small area. Deer feeding has been implicated as a major risk factor and contributor in deer diseases such as tuberculosis and brucellosis.

Raccoons: Raccoons are cute, but they are also dangerous animals with sharp teeth and claws. They are prone to carrying diseases, including rabies. You should never feed raccoons. Feeding them lures them closer to your house, kids and pets--and it prevents their young from learning natural hunting skills.

Feral Cats – Feral cats look cute and cuddly, but like raccoons, they are dangerous and often diseased. Do not feed them or attempt to handle them. If one becomes a nuisance, call Animal Control who will live trap it, spay or neuter it, and return it to a managed feral cat colony.

2013 Real Estate Summary for Tysons Woods

2013 was a great year for selling houses in Tysons Woods. There were 12 properties sold (three of these properties sold twice in 2013) with the lowest at $500,000, the highest at $770,000. The average sold price increased 3.5% from 2012 and 9.6% from 2011. The average days on market improved from 39 days in 2011 to 32 days in 2012 and 27 days in 2013. This compares to 35 average days on market for all Vienna zip codes (22180. 22181 and 22182), Oakton and Tysons Corner***. 2014 should continue to be a good year for the real estate in both Tysons Woods and all of Northern Virginia. Real Estate Columnist - Ken Harney says," 2014 should be a more normal sort of market for home buying and selling in the D.C. metro area, with a better balance of inventory and demand than we saw in 2013, fewer bidding wars, declining short sales and moderately rising prices". In contrast, David Versel with GMU’s Center for Regional Analysis, contends that, “The gravy train has stopped for the D.C. area. Federal employment peaked in mid-2010…[and] …mortgage interest rates are expected to rise to 5.5% by the end of 2014.

*** For more information about December 2013 market trends for these local areas as well as more of Northern Virginia - please see Robin's web site.
