5. 6. EXISTING PIPING NO LONGER REQUIRED TO REMAIN IN SERVICE SHALL BE DISCONNECTED AND REMOVEDBACK TO EXISTING ASSOCIATED SERVICE MAINS UNLESS OTHERWISE INDICATED OR NOTED ON THECONTRACT DRAWINGS. REMOVED EXISTING PIPE HANGERS, PIPE INSULATION, SUPPORTS, VALVES, ETC.EXISTING PIPING INDICATED OR REQUIRED TO REMAIN IN SERVICE OR IN PLACE SHALL BE CAPPED,PLUGGED OR OTHERWISE SEALED. NO EXISTING PIPING SHALL BE LEFT OPEN ENDED.
7. EXISTING DUCTWORK INDICATED TO BE DISCONNECTED AND REMOVED SHALL INCLUDE RELOCATED AIRDEVICES, DUCT INSULATION, HANGERS, SUPPORTS, ETC. DUCTWORK SHALL BE CAPPED WITH SIMILARGAGE SHEET METAL. SECURE CAP(S) WITH SHEET METAL SCREWS AND SEAL WITH DUCT SEALER, NOEXISTING DUCTWORK SHALL BE LEFT UNCAPPED. IF CAPPING INSULATED DUCTS, CAP SHALL BE SIMILARLYINSULATED TO MATCH EXISTING INSULATION MATERIALS AND THICKNESS.
8. PATCH TO MATCH ALL NEW AND EXISTING OPENINGS IN WALLS, CEILINGS, AND FLOOR SURFACES DAMAGEDOR CREATED BY DEMOLITION WORK. PATCHING SHALL MATCH EXISTING ADJACENT SURFACES AS TOTHICKNESS, TEXTURES, MATERIALS, AND COLOR. ALL PATCHING SHALL BE PERFORMED TO THESATISFACTION OF THE ARCHITECT AND AT NO ADDITIONAL CONTRACT COST.

SCHEDULING AND ZONES
1. Provide scheduling as instructed by the owner. The program shall monitor the controlledequipment statuses, where indicated as such on the points lists, to verify that theenable/disable status matches the command. When a status does not match a commandan alarm shall be generated.
OPTIMIZED START
1. Optimized start programs shall be accomplished by monitoring outdoor temperature,individual or zone space temperatures, and historical data of building recovery time. Theprogram shall automatically evaluate the thermal inertia of the building and the capacity ofthe HVAC system. At the start of the occupied schedule the program shall determine theminimum time of HVAC system operation need to satisfy the space set point requirementsand either increase or decrease start time based on indoor and outdoor conditions. Eachpiece of equipment shall start individually in response to its space or zone temperature andas indicated on the points list.
TIMED PROGRAMMED COMMANDS
1. The TPC program shall reduce the heating space temperature set point and raise thecooling space temperature set point during unoccupied hours. The software shall limit theamount of setback during periods of extremely cold weather to facilitate morning warm-upand prevent freeze-ups. Setback shall initially be set with the scale of 55°F indoors atoutdoor air temperatures of 50°F and warmer and 60°F indoors at 25°F or colder outdoorair temperatures. Set-up temperature shall be 85°F. Systems not capable of mechanicalcooling shall not perform night set-up.
2. Provide software to reduce the HVAC thermal load during warm-up or cool-down cyclesprior to the occupancy of the building. Heating-only units shall not perform cool-down.
3. Only RTU's that are controlled by space temperature sensor and are capable ofre-circulating air shall perform TPC.
SPACE TEMPERATURE AND HUMIDITY SETPOINTS
1. All space temperature sensors and thermostats shall have occupied heating set points of72°F and occupied cooling set points of 75°F unless noted otherwise.
2. All space temperature sensors and thermostats shall have unoccupied heating set points of62°F and unoccupied cooling set points of 85°F unless noted otherwise.
3. Space sensor local adjustment limitation. Software shall limit local set point adjustment to±2°F offset from the programmed set points (initially 72°F heating/75°F cooling).Programmed set point and actual set point due to local adjustment shall be displayed in allrelative trends and graphics.
OVERRIDE PROGRAMS
1. Touch screen: A touch screen graphic for manual override of all scheduled start/stop zonesshall be located in the operations office, coordinate location with owner. Override programshall to start any desired zone's equipment by touch screen. The program shall permitoperator selection of zones and shall enable all related equipment for that particular zone.The program shall index the selected zone to an "ON" mode in a minimum of one-hourincrements for a period of up to six hours in the override condition. Once overridden, thezone equipment shall operate in the occupied mode, including exhaust fan interlocks.
2. Timed override feature shall allow an operator to temporarily change the state ofscheduled equipment. an override command shall be selectable to apply to an individualunit, all units assigned to a given master schedule, or to all units in a building. Timedoverride shall terminate at the end of an operator selectable time, or at the end of thescheduled occupied/unoccupied period, whichever comes first. A password level that doesnot allow assignment of master schedules shall allow a timed override feature.
3. Provide equipment override programs for all RTUS. Program shall allow operator tooverride RTU "OFF" command to enable individual units for operation without overridingzone command. Duration of override shall be for 3 hours. Intent is to allow RTUS to runfor maintenance servicing without requiring other equipment in the zone to operate aswould be required if the zone were overridden on.
4. Override shall be possible for analog or time clock values for a given period of time, until a
given time or permanently. Overrides may be cleared at the keyboard or throughprogrammable user functions.
5. Keyed Emergency Fan Shutdown: Key switch at building entrance near fire alarmannunciator shall shutdown all RTUS and AHUS.
SAFETIES
1. All equipment and/or systems safeties and/or overrides such as freeze, fire, and smokedetection shall override bas as necessary to execute their functions without relying on bassoftware. High limit/low limit control shall be by BAS for equipment under BAS occupiedcycle temperature control and by electric devices in all other case. All safety controls shallbe wired independent of the motor starters HOA switches.
2. Provide automatic reset freezestat for equipment capable of introducing outdoor air. Upondetection of a freeze condition, the system shall de-energize and all control dampers andvalves shall revert to their closed positions.
3. Smoke Detection: Smoke detectors shall be proved for all air handling equipment over2000 CFM or as indicated on the control diagrams or floor plans. Upon detection of smokethe associated air handling unit shall shutdown and all dampers shall close, and the firealarm panel shall be alerted.
4. Condensate Pan Overflow Switch (all indoor equipment above ceiling): Switches furnishedby ATC contractor shall disable all heat pump or air conditioning units.
SCHEDULING
1. Operating schedules shall be adjustable via a graphic utility. Scheduling feature shallinclude multiple seven-day master and regular schedules, plus holiday and special eventschedules. A yearly calendar feature shall allow assignment of holidays and automaticreset of system real time clocks for transitions between daylight savings time and standardtime. Schedules shall reside in building controllers, not on the system server. Each type ofschedule shall have start time and stop time. Normal conventions shall be that "stop","unoccupied", or "off" shall place the controlled building/zone/equipment in the unoccupiedmode; "start", "occupied", or "on" shall place the controlled building/zone/equipment in
the occupied mode. default of the schedule shall be "off" (stop, unocc); operator entriesshall be required to schedule equipment "on" (start, occ). equipment shall be assigned tozone schedules. Each and all zones shall controllable by any of the five types of schedulesin any combination and the schedules shall operate concurrently.
Schedule types:a. Master Schedule: Provide a repeatable 7-day master schedule. All zones assigned to
the master schedule shall respond to the daily on/off entered in that schedule. Eachday schedule shall be able to have multiple on/off times. This schedule is construed asthat which controls the building on a regular, daily basis. Each building shall beprovided with 10-month and 12-month master schedules.
b. Regular Schedule: Provide repeatable 7-day regular schedules for each zone. Each dayof the schedule shall function with multiple on/off times. Regular schedules shall beused to provide "on" times in addition to those scheduled in the master schedule.
c. Holiday Schedule: Holiday schedules shall temporarily modify the master and regularschedules. it shall be possible to schedule holidays a year in advance. Holidays shall beentered by date; master and regular schedules shall respond to the holiday schedulefor the date entered.
d. Special Schedule: Special schedules supersede all other schedules. Special schedulesare single event schedules entered by time and date. Single event schedule shall beable to be entered up to one year in advance of the event. A minimum of 12 singleevent schedules per year per zone shall be provided. (the cessation of the single eventschedule shall be inherent once the date and time have passed).
ALARM CONDITIONS
1. When the BAS has generated an alarm, the designated on call person shall receive a textmessage with the alarm condition. The alarm conditions that generate a text message shallbe adjustable by the person on call.

A. General:1. The building automation system (BAS) shall be capable of
indexing the VAV box to the occupied mode per a time of dayschedule or operator override.
2. The VAV manufacturer shall provide a stand alone BACnetcertified direct digital controller for factory mounting. Coordinateinterface/interlock requirements with the BAS manufacturer andcontrol diagram.
B. Occupied Mode:1. When the Zone Air Temperature rises above the cooling setpoint
of 75°F (adj.), the Primary Air Damper shall modulate opentoward the maximum amount of primary air as scheduled to thezone.
2. When the Zone Air Temperature drops below the heatingtemperature setpoint of 70°F (adj.), the Primary Air Damper shallmodulate to heating CFM and the Heating Water Valve shallmodulate to maintain Zone Air Temperature.
3. When the Zone Air Temperature is between the heating andcooling setpoints, the Primary Air Damper shall modulate to theminimum airflow set point. The Heating Water Valve shall close.
4. Demand Control Ventilation (DCV):a. When the Zone CO2 rises above 1000ppm (adj.), the
Primary Air Damper shall modulate open toward themaximum amount of primary air as scheduled to the zone.
b. On a continued rise in Zone CO2, the associated AHU shallmodulate the outdoor air damper open.
c. Upon the Zone CO2 rising above 1200 ppm (adj.), and alarmshall be annunciated at the BAS.
C. Unoccupied Mode:1. During the unoccupied mode, the primary air damper shall close
to its minimum open position.2. Night Setup: When the Zone Air Temperature rises above the
unoccupied cooling setpoint of 85°F (adj.), the Primary AirDamper shall open to provide the maximum amount of primaryair as scheduled to the zone. The associated primary air handlingunit (AHU) shall be indexed to the occupied mode until the ZoneAir Temperature is satisfied.
3. Night Setback: When the Zone Air Temperature drops below theheating setpoint of 60°F (adj.), the Primary Air Damper shallopen to provide the heating cfm. The associated primary airhandling unit (AHU) shall be indexed to the occupied mode andthe Heating Water Valve shall modulate to maintain Zone AirTemperature.
D. Miscellaneous1. The BAS shall monitor the Zone Air Temperature, Zone CO2,
Supply Air Temperature and Primary Airflow of the VAV.2. The Primary Air Damper shall be closed to the minimum position
whenever the associated RTU is de-energized or in alarm.3. If the box is in alarm, the Primary Air Damper shall close, the
Heating Water Valve shall be closed, and the box shall beremoved from all polling.

EXHAUST FANS - SEQUENCE OF OPERATIONS
SEQUENCE OF OPERATIONS:
EF-2, EF-3, EF-7, and RF-1,RF-2,RF-3 shall operate on an occupied/unoccupied schedule and interlocked withassociated AHUs/RTUs. If the fan status does not match the commanded value, an alarm will be generated.
EF-5 shall be interlocked with the associated kiln. manufacturer supplied contacts shall energize a control relay toenergize the exhaust fan during operation. When kiln is de-energized the exhaust fan shall continue to run for 60minutes via a control relay with adjustable timer.
EF-1, EF-11 shall be controlled via a wall mounted cooling only thermostat. Fan shall be commanded on when thespace temperature is above 85°F. The fan shall be interlocked to its associated motor operated damper on the outsideair intake louver. During failure/alarm of fan or associated unit heater fan shall be disabled and motor operateddamper shall be closed.
EF-8 shall be interlocked with kitchen make-up air unit. Refer to kitchen make-up air unit sequence of operations foradditional information.

CONTROLS - MECHANICAL
VARIABLE AIR VOLUME, DIRECT EXPANSION COOLING, HOT GAS REHEAT, GAS HEATING, ROOFTOP UNITWITH EXHAUST FAN - SEQUENCE OF OPERATIONS
A.General
1. The building automation system (BAS) shall be capable of energizing andde-energizing the Rooftop Unit (RTU) per a time of day schedule or operatoroverride.
B. Unoccupied Mode
1. When the RTU is in the unoccupied mode and the zone temperature is withinthe acceptable temperature ranges the following shall occur:a. The supply and exhaust fans shall be off,
b. OA damper shall be closed, return air damper shall be fully open,
c. The DX cooling shall be de-energized.
2. Night Setup (NSU): When zone temperature rises above the zone unoccupiedcooling temperature setpoint of 85°F (adjustable), the RTU shall be energized.The supply fan shall energize and modulate to its maximum speed. The OAdamper shall remain closed. The return air damper shall be fully open. Thecompressors shall modulate to maintain the zone air temperature setpoint.The gas heat shall be disabled.a. Economizer: The RTU shall be allowed to utilize economizer (Refer to
economizer section for sequence of operation).
b. The unit shall be de-energized when the zone temperature falls below thezone unoccupied cooling temperature setpoint minus a temperaturedifferential of 2°F (adj.).
3. Night Set-Back (NSB): When the zone temperature falls below the zoneunoccupied heating temperature of 55°F (adj.), the RTU shall be energized.The supply fan shall energize and modulate to its maximum speed. The OAdamper shall remain closed. The return air damper shall be fully open. Thegas heat shall be enabled and modulate to maintain the zone air temperaturesetpoint. The compressors shall remain de-energized. The unit shall bede-energized when the zone temperature rises above the zone unoccupiedheating temperature setpoint plus a temperature differential of 2°F (adj.).
C.Morning Mode
1. Morning Warm-Up (MWU) or Cool-Down (MCD) shall be energized one hour(adj.) prior to the start of occupied mode per the normal occupancy schedule.
2. MWU: The supply fan shall energize and modulate to its maximum speed.The OA damper shall remain closed. The return air damper shall be fully open.The gas heat shall be enable and modulate to maintain the zone temperaturesetpoint of 70°F (adj.). The compressors shall remain de-energized. Uponreaching setpoint, the RTU shall operate in occupied mode when the zonetemperature is within 2°F (adj.) of setpoint.
3. MCD: The supply fan shall energize and modulate to its maximum speed. TheOA damper shall remain closed. The return air damper shall be fully open.The compressors shall modulate to maintain the zone temperature setpoint(75°F, adj.). The heating water valve shall be closed. Upon reaching setpoint,the RTU shall operates in occupied mode when the zone temperature is within2°F of setpoint.
D.Occupied Mode
1. Generala. RTU shall be in occupied mode automatically based on an occupancy
schedule programmed into the BAS or manually through an operatoroverride.
b. The supply fan and exhaust fan shall operate continuously. The exhaust fanshall operate continuously and modulate to maintain zone differentialpressure. The DX cooling output, gas heat, and dampers shall modulate insequence to maintain the discharge air temperature and return humiditysetpoints.
c. The OA damper shall be opened at or above the minimum position as set bythe balancer. On a rise in CO2, the outside air damper shall modulate opento maintain zone CO2 setpoint.
3. Fan Operationa. Each fan status shall be monitored by the BAS. If the status does not
match with the commanded value, an alarm shall be generated.
b. The supply fan speed shall modulate to maintain the supply air staticpressure setpoint.
c. The exhaust fan speed shall modulate to maintain the building pressuresetpoint (adj.) to be determined by the balancer.
4. Discharge air temperature controla. The discharge air temperature shall be 52°F (adjustable).
b. When the DAT is below the DAT setpoint, the gas heating shall modulate tomaintain the DAT setpoint. The DX compressors shall be de-energized.
c. When the DAT rises above the DAT setpoint, the DX cooling shall energizeand the gas heating valve shall be closed.
d. If OA conditions and the RA humidity are within the required ranges,economizer shall be energized. Refer to the economizer sequence for moreinformation.
E. Economizer Control
1. The economizer mode shall be energized if cooling is required and the outsideair enthalpy is less than the return air enthalpy. When the outside air enthalpyis greater than the return air enthalpy then the economizer mode shall bede-energized.
2. The OA damper shall modulate the airflow between the minimum position andthe full open position to maintain the Zone Temperature setpoint. The returndamper shall modulate opposite the OA damper.
3. When economizer is initially energized the mechanical cooling shall becommanded off. If the Zone Temperature continues to rise and the OA damperis 100% open, then the mechanical cooling shall be commanded on and workin sequence with the economizer cycle as long as OA conditions are within therequired ranges.
F. Safeties1. When the HOA switch is pushed to “off”, the unit shall be shut down, the
supply and exhaust fans shall be de-energized, the outside air damper shall beclosed, and the return dampers shall be open.
2. The supply and exhaust fans shall be shut down whenever any associated lowlimit sensor trips at 38°F. The low limit sensor shall require a manual reset.An alarm shall be annunciated at the BAS.
3. Whenever a supply, or exhaust fan status does not match the commandedvalue, an alarm shall be annunciated at the BAS. If any fan fails all other fansfor the associated unit shall be commanded off and the OA damper closed. Thealarm shall remain until manually cleared.
4. Smoke detectors shall shut down the associated unit. The supply and exhaustfans shall be de-energized, the OA damper shall be closed. An alarm shall beannunciated at the BAS.
5. All safeties shall be hardwired.

CHILLED WATER PUMPS - SEQUENCE OF OPERATIONS
The pumps shall be energized by the BAS and shall run continuously during theoccupied cooling mode and shall de-energize during the unoccupied mode. BASshall first start the lead pump and if the lead starts and then fails or fails to start,then the lag pump will automatically start. A system differential pressure switchshall be used to prove flow. An alarm shall sound at the BAS if either pump fails.Chilled water supply temperature shall be reset from the BAS. Normal supplytemperature shall be 44°F.
HOT WATER BOILERS - SEQUENCE OF OPERATIONS
The boilers shall be energized by the BAS. The boilers shall operate in sequenceunder control of a header control system furnished by the ATC contractor. Hotwater supply temperature shall be reset from the BAS. Normal supply temperatureshall be 140°F.
HOT WATER PUMPS - SEQUENCE OF OPERATIONS
The pumps shall be energized by the BAS. BAS shall first start the lead pump and ifthe lead starts and then fails or fails to start, then the lag pump will automaticallystart. A system differential pressure switch shall be used to prove flow. An alarm shallsound at the BAS if either pump fails.
AHU-1 (GYM), AHU-2 (STAGE), AND AHU-3 (CAFETERIA) CV - SEQUENCE OF OPERATIONS
Air handling unit fan and return air fan shall be energized by the building automationsystem (BAS) and shall run continuously during occupied mode and shall de-energizeduring unoccupied mode except when activated by the night set-back control.Occupied/Unoccupied/Night set-back modes shall be as programmed from the BAS.
When AHU fan is started and return air temperature is 65°F or above, min. OAdamper D-1 shall open to maintain a maximum 750 PPM concetration of CO2 (adj.0-2000) as sensed by the carbon dioxide sensor and RA damper D-2 shall close inproportion. Minimum oa damper shall have a minimum setting of 500 CFM for AHU-1,200 CFM for AHU-2, and 1400 CFM for AHU-3. Thermostat T-1 (acting thru low limitT-3) shall maintain programmed room temperature by modulation of preheat valveV-1 and chilled water valve V-2 in sequence. Preheat valve shall never be openedconcurrently with the cooling coil valve. Each preheat coil circulation pump shall beenergized by the BAS when the outisde air temperature is 50°F and below.
A differential enthalpy controller shall activate an economizer cycle when enthalpy of
OA is lower than enthalpy of RA. During economizer cycle: chilled water valve V-2shall close. Room thermostat shall modulate maximum OA damper D-3, with RAdamper D-2 modulating in to D-3. Low limit thermostat T-2 shall override economizercycle and return max OA and RA dampers to normal positions if mixed airtemperature is 45°F or lower.
Differential duct static pressure control DPC-1, located in RA fan outlet, shallmodulate relief air damper D-4 to maintain constant duct static pressure.
System shall include smoke detectors and freeze protection.
During Unoccupied Mode, the night thermostat shall cycle supply and return fans tomaintain minimum room temperatures as programmed from the BAS. The OAdampers shall remain closed during Unoccupied cycle.
FREEZE PROTECTION (TYP FOR AHU-1, AHU-2, AHU-3, AHU-4, AHU-5) - SEQUENCE OF OPERATIONS
Each preheat coil circulating pump shall be energized by the BAS when the OA tempatureis 50°F and below.
Freeze protection thermostat located on entering air side of chilled water coil shall overridecontrol of preheat coil valve V-1 to open valve when temperature entering chilled water coilis 40°F and shall stop the supply fan and close all OA dampers at 35°F.
