Angular balconies create a sense of twisting on the West facade.
Terraced roof levels at the lowest floors above the podium create opportunities for outdoor decks and landscaping similar to the terracing of the podium on the Boren side.

At the top of the tower the floor plates twists on the East side from the NE to SE corners. The SE corner incrementally steps in 4 ft to reduce the bulk of the top of the tower.
The stair stepping at the base of the Tower has been carefully studied and now steps out towards the East in 4 ft increments every two levels repeated ten times as the tower grows out to its full width.
The tower and podium massing was refined so that the podium stair steps now have the same slight twist as the tower and the terraces land onto the podium with another landscaped terrace. The two forms are simplified and integrated to read as one graceful sculptural element from top to bottom using similar design vocabulary.
The hotel side of the project has been simplified to complement rather than compete with the tower carving.
The tower, where it engages the podium, has been reduced from 120 ft to 110 ft. in width.

Every two floors, the top of the tower steps back (Eastward) another 4 ft to reduce bulk at the top of the building. This rhythm mimics but is the inverse of the stair stepping out on the lower floors on West side.
The top four levels of the tower on the East side are also pulled back as the tower floor twists to give a nod to the changing street grid within the Denny Triangle.
The Southwest corner has been carved away to expose balconies. This adds vertical interest and further reduces the width of the building from Boren Avenue.

The width of the tower departure has been reduced from 45 ft. to 24 ft. (This reduction in width on the alley side is what allows the East façade to become visible from this view.)
Please note that once 1901 Minor (MUP #3019625) is constructed, this view of our tower will be hidden to the public, therefore, 1901 Minor is removed from this view and only dashed in for reference.

Departure Tower AnalysisProposed Design Departure Quantitative Analysis: 1916 Boren Tower façade lengths vary along Boren Avenue from 112 feet in width just above the podium, growing to 144 feet in width at the upper middle of the tower and then reducing back down to 112 feet in width at the top of the tower. On the alley side, the tower width starts at 120 feet just above the podium, grows to 144 in the middle of the tower, and then reduces back down to 124 feet in width. Because of the stepped set backs and twisting nature of the tower, please refer to the elevations which show the actual widths for each two-story high tower plate.
Proposed Design Departure Qualitative Analysis - Rational for Departure:
The departure request allows for the sculptural, twisting tower form that the Board supported at EDG #1. As described in more detail below, the departure allows the project to better meet the intent of the design guidelines.
A-1 Respond to Physical Environment: Our physical environment is the Denny Triangle. To respond to the shift in street grids of our neighborhood we wanted a tower that appears to shift its axis on the East and West facades. To provide a dynamic and sculptural form we need a departure from the 120 foot tower width requirement that lets the building appear to move as it grows upward. We do not exceed the allowable tower floor areas of the code on any floor plate. The flexibility in the tower width creates this unusual tower shape and the associated departure. Our historical context is that of the “Spite Mound” with their somewhat precarious looking undercut hillsides. This departure allows that historical nod to Denny Regrade history to continue in the forms of our project podium and tower, while also relating to the shift of the street grid in the Denny Triangle.
A-2 Enhance the skyline: We need the 24 foot departure to create enough difference between the middle of the tower at a maximum width of 144 feet and the upper most floors which fall below the allowable width by 8 feet and measure 112 feet in width. Without that 32 foot difference, we lose the boldness of the design and the impact this tower design will have on enhancing the skyline.
B-1 Respond to Neighborhood Context: We maintain our separation from the proposed towers across the alley. The updated design focused on improving the relationships of the buildings on the block and in our neighborhood. The departure with its twisting look gives a design nod to our neighbor “Nexus”. The tower width departure allows us to grow outward as we move up, which is a design cue from our neighbor “Kinects”.
B-2 Create a Transition in Bulk and Scale: We have sited our tower in the mid-block, although this means that our residents do not have the unobstructed view down Stewart Street towards Elliot Bay. We chose to do this because we considered it a better response for the public realm than another tower crowding the Boren – Stewart corner. The departure allows us to further sculpt the tower as it swoops up and out and back in. This departure allows us to create a slender, sculpted, dynamic tower. Our tower will stand out as transitioning to a less bulky scale among its boxy extruded neighbors if the departure is granted.
B-4: Design a Well-Proportioned and Unified Building: Without the departure as proposed the tower cannot have the same stair stepped vocabulary of the podium. If the Board does not support the tower width departure, we need to focus our design efforts on the Code Compliant scheme presented in the first EDG. [see appendix]. The departure allows for a much better design.
C-2: Design Facades of Many Scales: The departure in tower width allows us to modulate the tower façade. The departure allows us to create a ‘roof-line’ by stair stepping the tower back for the top 12 floors. We will be showing how the departure in massing is reinforced by the composition of the fenestration pattern and other architectural elements at our Recommendation meeting.

• For the proposed 1916 Boren Ave Tower, we have drawn from the historical context of the site and its proximity to the Denny Regrade. Specifically, the image of the “Spite Mound” drove the concept of the project. The architectural expression of carving and excavating away at the base of the project to reveal the main tower form forms the basis of our massing concept.
• The larger physical context of the Denny Triangle neighborhood has a change in street grid alignment within one block of the site. As a response, the tower portion of the project twists to reflect the Denny Way grid shift and celebrates this realignment, rotating and extending the southeast facade towards true south and using setbacks and projecting balconies on the northwest façade to hint at the twisting street grid while staying within restrictions imposed on how close the tower can get to the property while still having windows needed for viable residential units.
• For the 1916 Boren Ave. project, the tower promotes visual interest by incorporating a twisting form along the East facade and to reduce the bulk while enhancing the skyline the building steps in dramatically at the top of the West facade. To minimize mass at the top and reduce the departure request on the east façade, the revised design, transitions from being parallel to Stewart at the top and middle portions of the tower, and then angles inwards as it meets the podium levels. Conversely, on the west facade, balconies have been added at the SW corner to give a twist and the entire top has been carved back. The twisting motion of the tower is further reflected in the angled stepping of the podium levels, unifying tower and base with a clear architectural expression throughout the building.
• A minimum 60’ spacing between towers is maintained to be responsive to development patterns of the city and allow for access to light and air across the downtown skyline.

• Along Stewart St. at ground level, the 1916 Boren Ave. curb to facade clearance matches the proposed clearance of the neighboring proposal at 1901 Minor Ave.
• At the Stewart and Boren corner, along Boren Ave. the project provide an 18’ wide pedestrian zone for the first 75’which is open to the sky because the entire building façade is held back. Contrast that to the cave like effect created by our neighbors across Stewart who chose to bring the building facades down to the sidewalk by creating a low arcade under the building massing that is always in shadow. Our ground floor is almost entirely glazed and will consist of inviting eateries and bars and hotel lobby seating whereas our neighbors have created a widened space for pedestrians that lacks sunlight, furniture and heat on one of the busiest vehicular corners in the City. We were asked by SDOT in our pre-application meeting to not copy what had been done across the street. We are creating a welcoming day-lighted pedestrian realm instead.
• • We stepped the base along Boren from the
canopy to the top of the podium creating a gradual transition in height, bulk and scale (this brings relief from the canyon and cave like pedestrian experience immediately east of the site along Boren).
• By pulling the tower to the mid-block location, we created a gradual transition in height, bulk and scale from Stewart St. towards Virginia St. This also allows for more daylight to hit the pedestrian experience along Stewart St.
• We have pulled the majority of the base of the building facade along Boren back to reduce the bulk of the facade.
• A minimum 60’ spacing between towers is maintained to be responsive to development patterns of the city and allow for access to light and air across the downtown skyline and minimize bulk across the downtown skyline.
• • We have set the upper portion of the west
side of the tower back 25 feet to create a stair stepped top and reduce bulk and scale.

To increase pedestrian safety, comfort and interest, develop portions of the alley façade in response to the unique conditions of the site or project.

point for the building and be the primary access to the porte cochere.

Departure Tower AnalysisCode Citation: SMC:23.49.058.C.2.a – Tower Width Limit Code Requirement: In DMC zones, the maximum facade width for portions of a building above 85 feet along the general north/south axis of a site (parallel to the Avenues) shall be 120 feet or 80 percent of the width of the lot measured on the Avenue, whichever is less.

Rational for Departure / Corresponding Design Guidelines
Site Constraints: Within the constraints for tower placement on our site, there are very few directions in which we can create an interesting or expressive tower form. This requested departure allows the design to be something more than a standard extruded shape.
Departure Tower shape solution: To enhance the city skyline and pedestrian experience, the 1916 Boren wants to create a dynamic sculptural form that both reflects the changing historical street grid pattern of the Denny Triangle neighborhood and celebrates the vibrancy of a new residential neighborhood in Seattle. To achieve this goal we need the tower to transform as it moves up.The lowest floors of the tower do not exceed the 120 ft width keeping the street level perception of the width of the tower minimized. From floors 9 to 14 [elevation above grade 85 ft to 147 ft] the proposed tower maintains the code maximum 120 ft width.Starting with floor 15 at elevation 147ft, the tower design begins to expand toward the East in +/- 2’-6” increments every two floors until it reaches its maximum width along Boren Avenue of 135’ in width.Also starting at floor 15 and elevation 147 ft the tower begins to twist clockwise reflecting the shifting of the street grid patterns. Guideline A-1 states: Develop an architectural concept and compose the building’s massing in response to geographic conditions and patterns of urban form found nearby. Approval of this departure is what allows our tower form to turn and twist in response to the street grid and the other rectangular buildings that express that grid in the skyline. Starting with floor 43 at elevation 417’- 8” the tower begins to twist again in other directions to create a distinctive top. Per Guideline A-2 this departure allows us to enhance the skyline with visual interest expressed in the upper half of our tower.
