Neutral coloured carpet and walls combine with the smart dark wooden trim and window frames into a restful space to relax and enjoy the sun as it pours into the house.
Walk through the covered parking area to the front door and step into the entrance area. A large floor to ceiling window allows oodles of natural light to flood in.
Just a few steps up from the entrance area is the elegant living space which wraps around the front of the house. Large windows offer delightful views over Kandallah and a aluminium sliding door extends living outside to the deck - a great place on a summer’s day to catch the last of the sun’s rays. The living space is light and airy and offers plenty of space for seating and furniture.
Opening from the living room is the galley style kitchen which can be separated by a sliding door – good on those cold winter nights!
The kitchen combines wooden cabinets, good bench space, a Fisher and Paykel wall oven (with warmer oven underneath), a Fisher and Paykel dishwasher drawer, a Frigidaire electric four ring hobs, white tiles, exposed beams, sloping ceiling and a large window over the double sink with views to Mt Kaukau.
At the end of the kitchen is space for a table and chairs. A door from the dining space conveniently leads to the entrance area.
Also on the upper level is a separate toilet and basin, separate laundry and office/ storage room. The laundry features a large shelf with storage underneath, tub and space for a washing machine and dryer. Off the laundry is an extra room, great for storage or a great home office space.

A few stairs lead to the lower level and the two spacious bedrooms and main bathroom. The first bedroom is a spacious double with plenty of room for furniture and perhaps a television. It has a built in double wardrobe - and a large window provides delightful views out to the lawn and garden.
The master bedroom is also light and airy. A walk in wardrobe offers plenty of space for storage and a door provides easy access to the garden and lawn. A lovely place to sit on a summer’s day with a book and a coffee!
The neutral carpet, toning walls and white ceilings in the bedrooms provide the perfect backdrop for any furniture or bedroom linen.
Located conveniently next to the bedrooms is the main bathroom featuring a bath, shower unit, vanity with storage and toilet - and similarly presented in neutral and restful tones. Plenty of natural light pours in the large opaque window over the vanity.
Two cupboards in the hall provide more storage - one being the hot water cupboard - perfect to store linen and towels and air the washing.
Number 18 is perfect for anyone looking for a low maintenance property with easy access in the highly desirable suburb of Khandallah.
Jubilee Road is only a few minutes stroll from Khandallah Village and the many amenities it has to offer – including a supermarket, boutique butcher and cafes – and is close to the main bus route and the Kandallah Railway Station.
This is a great buy for a small family, single person, professional couple or couple looking to downsize after the family has left home.
Nothing to do, just move in and relax and enjoy!
Fantastic sun and delightful views to Somes Island

The suburb of Khandallah
Kandallah is located just four kilometres or a 10 minute car drive, northeast of the city centre on hills overlooking the harbour.
The name Kandallah means “Resting place of God”. The name comes from a homestead built in the area in 1884 by Captain James Andrew, who had recently returned from duty in India and hence many of the streets in Kandallah and neighboring suburbs have Indian names.
The telephone exchange in Kandallah was built in 1921 and is a national treasure as it was the first important public building built after the First World War.
Today Kandallah has a thriving city centre, “The Village”, with a range of facilities including a supermarket, dairy, cafes, beautician, butcher, restaurants and many others. Plus Kandallah’s Edwardian town hall is situated in the centre of the shops and used for a range of community events.
Kandallah is made up of three parks that stretch north to Johnsonville and include 2km2 of Mount KauKau. The summit of this 445-metre peak is home to one of Wellington’s main television repeaters. There are also panoramic views of the harbour from the top.
Kandallah Park, established in 1888, is very popular with Kandallah residents and includes a 30-meter outdoor pool, playground and café.
Kandallah is also home to the Kandallah FireStation built in the 1920s, Nairnville Recreation Centre and Park plus many other amentities including a good bus and train service.
Kandallah has many stately homes plus new homes with many large and delightful gardens.
It is well serviced by primary schools, childcare centres, scout and karate groups and many more.
