Research: Archon has compared multiple sites in this submarket, on similar or comparable properties throughout the surrounding market and thoroughly researched the Pompano Beach / Deerfi eld Beach / Boca Raton / Fort Lauderdale trade areas as well as the neighboring retail submarkets in the Miami-Dade & Palm Beach County trade areas. The result of this research includes a comparable market analysis (CMA) of current market conditions and a generalized tenant grid which will identify some specifi c specialty retail and service-oriented categories in order to acheive an ideal tenant (mix) for the potential user(s) at 1790 N Federal Highway, Pompano Beach. Due to the size of the parcel, municipal rules & regulations (parking require-ments), property location, and ideal attributes for this site (hard corner/signalized intersection), we are considering both single-tenant and multi-tenant options for this property.
Opportunities: Through the strategic targeting of potential tenants in similar successful, small-er developments across the state, there are signifi cant opportunities to place specialty retailers and specifi c service-oriented uses (i.e. banks and less-parking-intensive users, etc.) looking to enter or expand on the Federal Highway corridor in the blossoming Pompano Beach/East N. Boward market. We believe there exists signifi cant interest in this project. This is because the signalized hard corner is in the city of Pompano Beach that has both new and existing solid economic drivers; retail and restaurant sales validators; and newly-approved multifam-ily developments that continue to strengthen the residential density with above-average in-comes, dynamic demographics and a retail synergy that is enduring on the Federal Highway corridor. With the new improvements to the Pompano Beach Airport, Golf Course, Fishing Pier, streetscapes, etc., backed by both public and private fundi, Pompano Beach is blossoming to full bloom.
Cold Calling: Archon will aggressively cold-call potential tenants on a national level in order to present the opportunities available at 1790 N Federal Highway. This will also include calling tenants currently in the surrounding market(s) to explore relocation opportunities or additional locations for Tenants that are doing very well in terms of sales volume to expand in their iden-tifi ed growth markets.
Follow-Up: The Leasing Team will diligently follow-up with all potential and prospective ten-ants in an e� ort to complete and/or exhaust any and all leads. These e� orts will be document-ed and reported to you in a timely and reoccurring manner.
Internet Marketing: Flyers and property details for 1790 N Federal Highway (which we will want to discuss branding for identifi cation and marketing purposes) will be posted on websites such as LoopNet, Co-Star, the Archon website and various social media pages, in order to capture the full attention of potential tenants and their brokers who are researching properties for their clients. These posts are constantly updated with the most current property and area information.

E-Marketing: Marketing materials and press releases highlighting newsworthy events for the city, surrounding projects, etc. will be cyclically distributed to past prospects, brokerage fi rms and both internal and external contact lists.
Events: The Archon Team attends multiple Trade Shows, Conventions and other events in order to meet with and discuss properties with established, expanding tenants and concepts. Examples of these events include ICSC Florida, ICSC RECon in Las Vegas, ICSC New York, ICSC Next Generation and Retail Live. Staying in touch and strengthening our robust relationships with expanding concepts is a key focus of our team. Aside from project specifi c deals, the shows o� er the opportunity to gain tremendous market knowledge of what is on the horizon.
Communication: Utilizing a team approach, every person involved with the project strives to maintain nd enhance close contact with other team members and departments in an e� ort to move forward as e� ciently as possible while always “thinking outside the box”. This approach allows each individual team member to communicate their strengths and add the most value from their position.
Evaluation: Once a month, the leasing, marketing, and/or property management teams will have a “meeting of the minds” and scupulously evaluate our current Strategic Marketing Plan in order to determine how to increase the leasing and marketing productivity for this project.
Market Intel: The Archon team will push deals and drive rents by utilizing surrounding lease / sale comps, retailer sales volumes, market knowledge and brokerage relationships. Knowledge is power.
