Completed in 2005 by Lorcan O’Herlihy, 1050 Gardner 3, and the complex as a whole, has set the precedent for contemporary multi-family living in Los Angeles. This two bedroom and two bathroom urban residence with approximately 1,379 square feet maintains a warm intimate atmosphere while keeping with the architect’s vision of designing a broad volume of open space. The unit’s rear location and East/West exposure allows for cross ventilation. The drought resistant landscaping provides natural cooling and privacy. Additionally, the abundance of windows allow for an indoor/outdoor feel. Amenities include: central heating and air conditioning, approximately 120 square feet of balcony space, courtyard views, ten foot ceilings, alarm system and secured entry, gated two car side by side parking with extra built-out storage, walnut stained hickory flooring, Italian cabinetry, stacked washer and dryer, dual layers of dry wall for sound isolation and low home owner dues.

“Through simple forms and refined materials, the 15,000-square-foot, three-story pro-ject maintains the relationship between indoor and outdoor living space. The cubic form is wrapped around a central courtyard, and the units have been reduced and expanded in areas allowing a change in materials to vary the percep-tion of façade and scale. On the western (front) eleva-tion, the cut-away box is com-pleted by a semi-transparent skin of cedar slats enveloping the courtyard and completing the corner at the garage entry. A dramatic stair clad in trans-lucent glass provides a strong vertical element in an other-wise predominately horizontal composition. This stair func-tions as an entry marker that, at night, glows with a subdued lantern-like quality.” -Architectural Record

Lorcan O‟Herlihy‟s use of varied ceiling heights allows for an overall open and voluminous feel while simultaneously allowing for intimate spaces. Walnut stained hickory flooring contrast the white walls and the rust colored hall-way panels provide vibrancy to this neu-tral color palette. The colored curtain wall breaks the visual planes and allows a focal point upon entry.

The wenge stained Italian cabinet box construction complies with ISO 9001 manufacturing standards. The wall to wall install uses 18MM thick melamine water resistant engineered wood.

This modern interpretation of the galley kitchen allows for ease of function and for entertaining. White Caesar stone counters and stainless steel appliances together with a combination of wenge stained and white Italian cabinetry provides a visual interest. The living space extends to the private patio through the floor to ceiling sliding doors.
