INTRODUCTION

GS / SE were asked to investigate the practical improvements that can be achieved to improve the external envelope of Building 157.

Building 157 is a 112x43.5m Steel framed experimental hall on the Meyrin site which is conected to Buildings 156 and 263.

Building 157 is accessed from the north by Route Crookers, from the east by Route Wu and the south by Route Newton. Building 157 is enclosed by car parking to north, east and south.

Designed and constructed between 1959 and 1963 Building 157 utilises a number of cladding systems to form its external envelope with mass concrete external walls at low level, aerated concrete and asbestos cladding panels together with ribbon glazing at higher levels.

CONSTRAINTS

There are several constraints that can define what can be practically achieved.

• Asbestos.• Roof.• External cladding.• Insulation panels.

• Adjacency of near by buildings.• Services and external structures affixed to the external envelope.• Building cannot be completely emptied.• Closure of car park during construction phase.• Budget.

PROPOSAL – A: Complete external envelope replacement.

• Complete removal of existing roof covering and cladding and installation of new roof covering and cladding system.

• This proposal requires large scale Asbestos removal.

• Approximate budget required circa 4m CHF (± 30%) excluding:• Asbestos removal.• Scaffolding.• Immediate Health and Safety issues approximate 200k CHF.

• Replacement of two gallery floors.• Localised asbestos removal.

PROPOSAL – B: Remedial works.

• Improve air and weather tightness of building by correcting defects in the external envelope. In short repair and or replace defective materials, fill holes and cracks, re-seal junctions and joints.

• MAIN ROOF

• Existing roof covering and insulation to remain.

• Junctions and joints re-sealed.• Junctions with other external

envelope elements to be sealed.

• WALLS AT HIGH LEVEL – Asbestos sheet cladding

• Existing asbestos sheet cladding to remain.

• Broken sheets replaced if possible.

• Existing joints re-sealed.• Junctions with other external

envelope elements to be sealed.

• WALLS AT INTERMEDIATE LEVEL – Aerated concrete panels

• Existing aerated concrete panels to remain.

• Holes and cracks filled and sealed.• Existing joints re-sealed.• Junctions with other external

envelope elements to be sealed.

• SERVICE PENETRATIONS AND EXTERNAL STRUCTURES.

• Redundant service routes in the existing external envelope to be sealed.

• Junctions with external envelope to be sealed.

• GLAZING

• Existing glazing units could be replaced to improve thermal performance.

• Sealing of existing opening windows improved by installing new gaskets.

• Junctions with other external envelope elements to be sealed.

• DOORS

• Defective doors replaced with well sealed units.

• Sealing of existing doors improved by installing new gaskets.

• Junctions with external envelope to be sealed.

• Approximate budget required circa 1.5m CHF (± 30%) excluding:• Asbestos removal.• Scaffolding.• Immediate Health and Safety issues approximate 200k CHF.

• ACTIONS REQUIRED.

• Full condition survey of external envelope.↓

• Locate air and water infiltration. ↓

• Identify methods and materials to correct defects. ↓

• Gain HSE approval of working methods and materials. ↓

• Request enterprises provide detailed estimated cost and planning of remedial works.

• The proposed remedial works have not been entered into GS Planning and GS resources have not been allocated.
