Observations

•  Most communities plan but do not act on the plan

•  The housing stakeholder committee or housing organization is key

•  Success is the delivery of housing, not just the plan

Will the situation improve?

If we continue in the current direction, will we reduce the shortage of

workforce housing in our community?

It is not likely.

Saanich  Peninsula  Workforce  Housing                                              Tim  Wake      February 2014                              www.?mwake.ca

Will the situation improve?

If we continue in the current direction, will the percentage of the workforce that is resident in Sidney/Saanich

increase?

Not likely.

Saanich  Peninsula  Workforce  Housing                                              Tim  Wake      February 2014                              www.?mwake.ca

Why not? Market driven solutions will only create “low end of market” housing. Creating affordable rental and homeownership requires active facilitation.

How is the private sector going to create housing at 20% - 40% below market? Even if they could, why would they?

Saanich  Peninsula  Workforce  Housing                                              Tim  Wake      February 2014                              www.?mwake.ca

What else can we do?

1.  Gather the Housing Stakeholders in the Community

2.  Create a Common Vision for Housing

3.  Confirm the Nature of the Housing Needs

4.  Identify Sites with Community Housing Potential

5.  Form Partnerships to Achieve Common Goals

Saanich  Peninsula  Workforce  Housing                                              Tim  Wake      February 2014                              www.?mwake.ca

What else can we do?

6.  Assign Responsibility and Accountability

7.  Prepare a Development Plan

8.  Initiate /Facilitate Housing Development

9.  Measure Results

10.  Review Lessons Learned and Repeat the Process

What else can we do?

6.  Assign Responsibility and Accountability

Who is going to wake up every morning thinking:

“My job is to see that housing units are being built”
