Residential Market InsightsFocus on larger configurations, majorly in Central Noida
Noida-Greater Noida residential market demand witnessed a moderate increase in Q1 2020 on the back of variousgovernment measures to complete the stuck projects. However, the positive movement in the Noida market hasovershadowed the Greater Noida market, which witnessed a sharp price decline of 4.1% in Q1 2020. This trend isexpected to continue for some time as Noida still has substantial unsold stock, which is likely to be completed in thenext year or two.
Magicbricks research sees a silver line in Noida market, as almost all Under-Construction (UC) and Ready-to-Move(RM) price segments witnessed price increases in Q1 2020, with the region also demonstrating a rare balance ofdemand and supply for over a year, a gradual lowering of demand for affordable properties, and an increase ininvestment ticket size.

Almost half the buyers still looking for less than INR 4,000 per sqft properties
82% demand concentrated in 2 and 3 BHK segmentsDemand mirroring supply inNoida-Greater Noida
Affordable properties (< INR 4,000 per sqft) inNoida-Greater Noida saw a marginal fall in itsshare of the demand from 51% in Q4 2019 to46% in Q1 2020. We dissect the consumersearches in various dimensions in terms oftypology, configuration and price segments. Thedata suggest the following trends:
"2 and 3 BHKs account for 82%of the demand and 84% of thesupply, reflecting dominance ofmid-segment buyers in the city."
- Demand of both 2 and 3 BHKs seem tomatch the supply, reflecting minimaldemand-supply mismatch. However, demandhas not been able to translate into sales in thepast few years due to stuck projects across thecity.
- Interestingly, the demand share forpremium segment (>INR 5,000 per sqft) hasrisen marginally from 28% in Q4 2019 to 32% inQ1 2020. This can be attributed to projects inSector 150 doing relatively well
- Noida 7X and 11X sectors and NoidaExpressway, continued to hold their top rankingin top micromarkets by consumer searches andactive listings, as was in the last quarter. Theseare also the places where most of the city's newsupply is coming up.
- The propensity of demand is concentratedin well-connected localities in Central Noida,along the Aqua Line, such as Sectors 75, 77, 78,137, and also in Sector 121 and Noida Extension.

- The focus of search in Q1 2020 was 7X sectors, especially Sectors 74, 75, 76, 77 and 78, with maximum property searches on the website falling under theINR 5,000-6,000 per sqft price range- While Sectors 39 and 41, adjoining Wave City Centre Metro Station, witnessed maximum price rise of >9%, the number of searches for the regions were lowconsidering the premium nature of property in both localities (>INR10,000 psf).
