The economic impact feasibility study/pre-development site planning & design project will incorporate these
key components:
• Realistic and detailed economic base assessment for the community/region;
• Needs assessment which will link the vacant building market analysis to economic development efforts
and will include discussion of how additional square footage at Turning Pointe will assist local economic
diversification efforts;
• Competing properties analysis;
• Target industry identification including industry cluster analysis, as appropriate;
• Evaluation of the site including, but not limited to, determining zoning applicability, environmental
restrictions, and the site’s adequacy to support anticipated development;
• Feasibility Analysis;
• Marketing strategy/plan, with outcomes linked to timelines, including party or parties responsible for
marketing property once developed;
• Pre-development Site Planning and Design Documents that address site suitability, infrastructure,
zoning, cultural, environmental and other conditions relevant to development, as well as potential incorporation of
sustainable elements;
• Capital Cost Summary; and,
• Supplemental Information such as details on funding options and alternatives for achieving objectives.
