creating open spaces and giving more design flexibility. With various
color pigments, reveals, shapes and textures, the design options are
literally endless. Structures can be as unique as imaginable, or designed
to fit seamlessly into an existing development.
Rapid Construction
Precast concrete has significantly shorter construction schedules than
cast-in-place concrete construction. The majority of the precast
fabrication is completed while the foundations are being installed in the
field. Once precast installation commences, the time needed to erect
the precast structure is significantly quicker than cast-in-place. Precast
employs a vertical construction method rather than the horizontal one
used in cast-in-place.
Since precast components are already cured before they reach the jobsite,
they can be erected vertically – from the foundation to the roof – in zones.
Thus, complete sections of the building are ready for sub-trades to enter and
begin their work, sometimes in just a few days. Cast-in-place concrete, on the
other hand, is usually erected using a horizontal method. This means an entire
floor must be poured and allowed to cure until the required design strength is
achieved .This keeps any sub-trades work from beginning and severely limits
the ability to overlap schedule items. Coreslab delivers 'finished' precast
components to the jobsite controlling waste in the production plant.

Precast Concrete Advantages Over Cast-In-Place Concrete
Open SpaceMany designers specify precast concrete components because of their
structural flexibility. Design options include long clear spans or larger panels
that reduce the number of columns or joints, saving time and material costs. By
eliminating structural columns with long clear spans, foundation costs can be
reduced as much as two thirds of structural steel or cast-in-place structures.
Additionally, the new 12'-0" wide double tee requires fewer pieces to produce
and erect resulting in greater project economy.
The long span capability of precast concrete has a significant advantage over
cast-in-place. Precast concrete parking structures are more open and user
friendly because the columns can be spaced at 36’ to 45’ apart in lieu of the 18’
spacing of a typical cast-in-place structure.

concrete’s ability to provide open, clear spans creates light, bright interiors
within the structure, reassuring users while making the traffic pattern easier to
understand and navigate.

Maintenance/DurabilityPrecast concrete parking structures are recognized as having
superior performance with less long term maintenance because the
precast components are produced in a plant controlled environment
with a high degree of quality and craftsmanship, which is not possible
to replicate on a job site. Also, all the precast components consist of
high performance concrete (5000 to 8000 psi) in lieu of the 4000 psi
concrete typically used for cast-in-place structures.
It is possible to design and build precast structures in excess of 400’
long without the need for any costly expansion joints. Cast-in-place
structures typically require expansion joints at 250’ o.c. and
expansion joints historically have proven to be a maintenance
nightmare. Precast structures with small planned joints prevent leaks
through precise, high quality sealing.
