Parade of homes
The Northeast Florida Parade of Homes has showcased new homes
on the First Coast every spring since 1954. Over the years thousands
of participants have learned about homes and neighborhoods built by
the area’s finest builders and developers. This established tradition has
continued through the booms as well as the recessions of the past. It was
well received as a show-stopping experience during times of abundance
and was seen as a great buying opportunity during the lean.
Today is a buying opportunity of a lifetime! Housing is cyclical with its ups and downs, and
although the market has slowed, it has already started to recover and will start picking up speed
again. Today’s home prices are affordable, especially in our local real estate market. There is an
outstanding selection of new homes, probably the best it will ever be for the new homebuyer.
Northeast Florida should be high on your list of areas to consider when shopping for a new home. All real estate
markets are different, and although many markets have collapsed dramatically, the Jacksonville housing market has remained
more stable. The First Coast has had less investor speculation than many other markets, homes are competitively priced and they
have retained value. Projects such as the Cecil Commerce Center, the new Carnival cruise terminal at JAXPORT and the Navy’s
plans to station a nuclear-powered aircraft carrier at Mayport help maintain our strong economic base, create sustainable job
growth and help secure the economic future of the First Coast.
Northeast Florida is a great place to buy your next home, and there are several advantages to buying a new home over buying a
previously owned home. Builders have to follow very strict guidelines when constructing their homes, guidelines that are updated

here’s nothing like a brand new home and the best way to experience everything that’s new is the Parade of Homes. The 2011 Parade features 70 New Home Open
Houses in 50 neighborhoods across the First Coast.
This year’s Parade is the perfect way for prospective home buyers to compare locations, products and builders – and take advantage of the best home prices, interest rates and builder incentives of the century!
Begin with this Parade supplement. It contains a photograph or artist’s sketch of each home in
the Parade, along with a floorplan, a description of the home’s features and directions to the model.
Now you need to decide what is most important to you.
Is there a part of town that appeals to you? If so, find the homes in the area of interest and create your Parade route. The supplement is conveniently organized by geographic area. Refer to the map to plan your trip. And, if you want assistance planning the most efficient Parade route, check out the interactive map feature of the online supplement on the Times-Union Web site, Jacksonville.com, by clicking on the Parade button.
Is there a particular feature you simply cannot live without? You may require a certain size home, a specific number of bedrooms or the flexibility of a bonus room. Review the descriptions and floorplans of the entries, and highlight those that meet your requirements.
Is budget your primary concern? Look through the supplement and mark homes in your price range. Remember that Parade entries often include many of the builder’s premier options, and the base price of the home may be considerably less than the entry price. Also, the same house may be available in a different neighborhood at a different price. For this reason, builders specify the entry price and the base price in their descriptions of the homes.
Don’t pass up a chance to visit homes that may be on the upper end of your price range. Not only can you get some great ideas, you may find that in today’s favorable economic climate, you can afford more house than you thought.
The Parade of Homes begins April 9 and runs through April 17, spanning two weekends and giving you time to visit
the homes you have marked as being of interest to you and perhaps some new neighborhoods you want to check out.
Model homes generally are open between 10 a.m. and 5 p.m. on the weekends. Many models are open during the week as well. It is a good idea to call the sales agent at the number included in this supplement to determine the exact hours the model is open.
Parade veterans suggest some tips for the serious home shopper.
Take along a notebook or pad and pencil, and a list of your must haves.
If you want to take pictures inside the home, check with the on-site representative first.
Collect any literature the builder may have on display.
Talk to the on-site representative and ask questions about options, the builder, warranties and other items of interest to you. This information and the representative’s helpfulness may tip the scales when you make your final decision.
When the parade is over, you will have a wealth of information about homes, builders, communities and the building industry. While your initial impression of a home is important in your decision, a studied analysis of the information you collect will go a long way to ensure your total satisfaction at the end of the home-building process.
Now, before you leave home, these practical suggestions will make your day of home tours more pleasant:
Dress comfortably
Decide whether or not to take the children along. Depending on their ages, they may enjoy seeing the children’s rooms in the models. Very young children, however, may tire quickly and inhibit your efforts to talk to the on-site representatives.
Plan your trip geographically for maximum efficiency. Plan lunch breaks and restroom stops between model home visits. The model homes are not equipped to accommodate these necessities.

onserving resources in the home has evolved from installing energy-saving devices to having an entire home built with energy-saving features. Owners of homes constructed to conserve resources enjoy the benefits of paying lower utility bills and owning a more comfortable and
durable home.That is why it’s important for home buyers to know a
builder’s claims of green construction and green products are valid. Certifications from third-party evaluators offer peace of mind to homeowners, who can rely on the independently conducted ratings.
Potential buyers in Northeast Florida can look to the Green Built Homes of Florida program for assurance that the home labeled “green” lives up to its promises.
Green Built Homes of Florida is the result of an alliance between the local builders and the community-owned utility company, JEA. The Northeast Florida Builders Association and JEA created the program to green building practices in new single-family homes in Northeast Florida.
Jim Dickenson, CEO and managing director of JEA, said Jacksonville is being proactive in promoting Green Built homes, and the NEFBA-JEA initiative is drawing the attention of policy and decision makers across the country.
”JEA’s partnership with the Northeast Florida Builders Association has made other builders and utilities throughout the country take a closer look at our programs and initiatives,” Dickenson said. “We are on the leading edge of this movement, and we will continue to promote Green Built homes as a benefit to homeowners, builders and the community.”
To earn the Green Built label, a home must meet one or more of four independently verified standards: Energy Star, Florida Water Star, Florida Green Building Coalition or the U.S. Green Building Council’s Leadership in Energy and Environmental Design for Homes (LEED-H). The new NAHB National Green Building Standard will be a part of the program very soon.
ProGram ComPoNeNTsAn Energy Star-certified home features tight
construction, improved insulation, high-performance windows, tightly sealed ducts and highly efficient, right-sized heating and cooling equipment. A Florida Class 1 energy rater provides third-party certification that a home meets Energy Star standards.
Florida Water Star-certified homes feature high-efficiency water-consuming appliances, such as clothes
and dishwashers; high-efficiency or maximum performance toilets, a water-wise Florida landscape; and water-conserving irrigation. The St. Johns River Water Management District created the Florida Water Star program in which certified homes incorporate water-efficient appliances and irrigation systems in their design and construction. Third-party certification is provided by a Florida Water Star certifying agent.
Common features of the Florida Green Building Coalition-certified home include many of the same resource-conserving procedures and materials as Energy Star and Florida Water Star – and other features unique to the FGBC standards. The Florida Home Builders Association (FHBA) accepts the Florida Green Building Coalition requirements as the green standards for new home construction in Florida. Third-party certification that a home meets FGBC standards is provided by a Florida Green Building Coalition certified inspector.
The U.S. Green Building Council Leadership in Energy and Environmental Design for Homes (LEED-H) is a voluntary rating system that promotes the design and construction of high performance green homes. The LEED Rating System is a national standard for green building. A LEED-H green home uses less energy, water, and natural resources; creates less waste; and is healthier and more comfortable for the occupants. Benefits of a LEED home include lower energy and water bills; reduced greenhouse gas emissions; and less exposure to mold, mildew and other indoor toxins. The net cost of owning a LEED home is comparable to that of owning a conventional home.
Finally, the new ANSI approved NAHB National Green Building Standard provides the same green benefits as FGBC and LEED-H in a standard style format. NAHB Green verifiers ensure the home has met all of the green criteria discussed above.
A Green Built builder has an advantage of being competitive with a product that has been independently certified, is efficient and sustainable and they also enjoy the benefit of enhanced customer satisfaction through reduced call backs and liabilities. Builders also have free professional plan reviews and technical consulting at their fingertips. Technical training is available, and the consumer education and promotion aspects of the program help raise public awareness.
