Bidder to provide a detailed schedule including delivery of approval drawings, delivery of building components, and time for building erection on foundations. The building supplier will be required to schedule the building erection in collaboration with other trades to allow for building erection that minimizes the impact to other trades. 3.0 FRAMING AND CARPENTRY A. C. General Framing
1. Size and spacing of framing are shown on drawings. 2. In addition to all framing operations normal to the fabrication and erection indicated on
the drawings, install all backing required for the work of other trades. 3. Set all horizontal or sloped members with crown up. 4. Do not notch, bore, or cut members for pipes, ducts, conduits, or other reasons except
as shown on the drawings or as specifically approved in advance by the Engineer or as code allows.
5. Headers, beams, and supports made from LVL, PSL, or solid sawn material built‐up are
indicated on drawings.
D. Blocking 1. Install all blocking required to support all items of finish such as hooks, grab bars,
shelving, etc. 2. Fire‐Block in the following specific locations: To cut off all concealed draft openings, both vertical and horizontal, between ceiling and
floor areas; in all stud walls at ceiling and floor levels including double stud, staggered stud walls, furred spaces, horizontally at intervals not exceeding 10‐feet; in all other locations where openings could afford passage for rodents or flames.

E. Draftstopping 1. Draftstopping shall be installed in combustible construction in attic areas and concealed
roof spaces every 3,000 square feet of horizontal area. 2. Draftstopping is not required in buildings equipped throughout with an automatic
sprinkler system. F. Stud Walls and Partitions 1. Studs Make all studs single length, unspliced, and platform frames. Stud size and spacing as
indicated on drawings. 2. Corners and Intersections Unless otherwise indicated on the drawings, frame all corners and intersections with
three (3) or more studs and all required bearing for wall finish. G. Alignment On all framing members to receive a finished wall or ceiling, align the finish subsurface to vary
not more than 1/8" from the plane of surfaces or adjacent framing and furring members. H. Wood Trusses
Wood trusses shall be supplied by a reputable truss manufacturer. Truss manufacturer’s design drawings and load calculations shall be submitted to project Engineer and Owner. See Submittal section. Contractor is responsible for supplying any known or anticipated special loading conditions and information to the truss manufacturer. Each truss shall be secured to the top plates with metal ties/clips which meet the loading conditions per code. Reference Snow Drift/Sliding diagram.
I. Aluminum Windows 1. All units to be aluminum framed and of the sizes and types as indicated on the drawings
and shall have double, insulating glazing, and Low‐E coating to meet the applicable energy code compliance. General Contractor shall present to Owner the brand, fabrication and installation details for the Owner's approval.
2. All window rough framed openings to be flashed on all opening surfaces with self‐
sticking elastomeric weather resistive membrane prior to installation of window unit. 3. All windows to have prefinished metal head flashing at minimum. Contractor to install
window units in a wall assembly which will prevent moisture intrusion behind the window unit or into the surrounding wood sheathing or structure and per manufacturer recommendations.

4. All window units to be back caulked on interior and all voids between rough framed opening and window unit to be filled with expandable spray foam and caulked on exterior if compatible with wall finish manufacturer installation requirements.
5. Prior to move‐in, all window frames shall be cleaned of any debris, stickers removed,
and glazing cleaned on interior and exterior. 6. Operable units: Include screens and all associated hardware. Hardware color or finish to
be determined by owner. J. Hollow Metal Doors and Frames Where called for on the drawings, furnish and install full flush commercial doors and arc‐welded
or knock‐down frames as follows: 1. Exterior doors shall be 1‐3/4" thick, 20 gauge insulated steel with steel frames of the
sizes indicated on the drawings. 2. Interior doors shall be 1‐3/4” or 1‐3/8" thick, 20‐gauge hollow steel with steel frames of
the sizes indicated on the drawings. 3. Vision lights shall be of sizes shown on the drawings and shall be double, insulated
glazing on exterior doors. 4. Metal thresholds shall be aluminum at all "locked" entrance doors as shown on the
drawings. 5. Install weatherstripping at all exterior doors. 6. All doors and frames shall be pre‐finished with a baked‐on prime paint, final paint color
of frames to be dark bronze. Paint color of doors to be determined. 7. Refer to drawings for location of any fire rated doors and frames. All rated doors and
frames to have attached label. Fire doors must be self‐latching, self‐closing, no hook‐backs or chains to keep open, use only listed fire door hardware. Fire doors with fusible link louvers must be U.L. listed and cannot be installed with fire exit hardware.
8. Frames shall be mortised and adequately reinforced for all hardware, including closers
where specified on drawings. 9. Frames installed in masonry walls shall be flush, 18 gauge, 4” head, with a minimum of 6
jamb anchors and 2 base anchors. Frames installed in wood or metal stud walls with gypsum board shall be 16 gauge, “wrapped” drywall frames with throat size to fit specific wall types, 8 anchors on each face of frame. Throat filler may be used for non‐standard wall conditions.

K. Door Hardware 1. Furnish all supervision, material, labor and equipment to supply and install the
following, but not limited: a. Locksets, Deadbolts, and Strike Plates (1” drive bolt) b. Keys c. Hinges d. Knobs/Levers e. Bumpers, (2) each door, if hinge bumper. 2. Style, color and finish shall be approved by the Owner. 3. All hardware to be as selected by Owner. 4. All exterior hardware to have a ten (10) year minimum warranty for finish. 5. Key all locksets and deadbolts alike. Determined by Owner. L. Storefront Doors and Windows Entrance System (Glass Entry) 1. Refer to drawings for detailed sizes and locations. 2. All units to be aluminum framed and of the sizes and types as indicated on the drawings
and shall have double, insulating glazing, and Low‐E coating to meet the applicable energy code compliance. General Contractor shall present to Owner the brand, fabrication and installation details for the Owner's approval.

M. Weather Barriers at Wall Assembly
1. Flexible Flashing around window and door openings.
2. Flexible flashing at all new roof to existing walls. 3. Metal flashing at head and sills of openings.
4. Base flashing at bottom of wall assembly.
5. Roof flashings such as valley’s crickets, drip edge, pipe boots, etc. (see roofing
specification sections) N. Caulk and Seal 1. General Eliminate holes, cracks, crevices, and gaps: a. Larger holes: (pipe openings, etc.) stuff steel wool inside, and then fill with
mixed cement, or quality butyl caulk. b. Smaller openings: should be caulked and or sealed using elastomeric silicone
sealant. 1) Throughout building Along/around baseboards, floor and wall joints, window and door
moldings, edges of electrical outlet covers, and radiator covers. 2) Pipes/wiring Around all water, electrical pipes, cable and/or other wires coming into
a unit. 3) Kitchen/bathroom: Around sink edges, where cabinets and countertops meet walls
(particularly under the sink), between cabinets and countertops. 2. Firestop Sealants a. Intumescent, for vertical or overhead surfaces, caulked, knifed or troweled. b. Elastomeric Sealant, a non‐halogenated latex‐based, highly elastomeric caulk
shall be installed to provide passive smoke and fire protection in construction joints.

O. Wood Trim Window trim 2 ½” colonial. P. Miscellaneous Steel 1. Miscellaneous structural steel as shown on the drawings shall conform to all required
codes and shall be furnished and installed by this contractor, unless otherwise noted. 2. All expansion anchors, connection bolts, lag screws, etc. shown on the drawings shall be
furnished and installed by this contractor. 3. All miscellaneous metals, such as stairways, handrails, piping, tubing, angles, channels,
plates, and decking, as shown on the drawings, shall be furnished and installed by this contractor.
Q. Clean Up 1. General Keep the premises in a neat, safe, and orderly condition at all times during execution of
this portion of the Work, free from accumulation of sawdust, cut‐ends, and debris. 2. Sweeping a. At the end of each working day, or more often if necessary, thoroughly sweep
all surfaces where refuse from this portion of the work has settled. b. Remove the refuse to the area of the job site set aside for its storage. c. Upon completion of this portion of the work, thoroughly broom clean all
surfaces. 4.0 INSULATION A. Insulation Location and Description

5.0 METAL ROOFING A. General Furnish labor and material to perform all the roofing as shown on the drawings. B. Materials Roof panels shall be precision roll‐formed, 26‐gauge minimum or as noted on drawings, factory
painted. All roof systems shall be standing seam or concealed fastener roof system that closely matches the existing roof facade.
6.0 GYPSUM DRY WALL A. Product All gypsum panels shall be the product of one manufacturer and shall be tapered edge. All
gypsum board on walls shall be one layer, 5/8 inch, unless noted otherwise. Fire rated walls and partitions where indicated on drawings shall be one layer, 5/8” fire rated. Gypsum board ceilings shall be 5/8” if supporting framing is 16” on center.
B. Installation 1. General Install all panels plumb, level, and with all vertical joints on bearing. 2. Cutting When cutting gypsum drywall is required, cut by scoring and breaking or by sewing,
working from the face side. When cutting by scoring, cut through the face paper and then snap the panel back away
from the cut face; then break the back paper by snapping the gypsum board in the reverse direction or by cutting the back paper.
Smooth all cut ends and edges of panels as necessary to obtain a smooth joint. For cut‐outs in panels for pipes, fixtures, and other small openings, make holes and cut‐
outs by sawing or by such other method as will not fracture the core or tear the covering and with such accuracy that plates, escutcheons, or trim will cover the edges.
The use of "score‐and‐knockout" method will not be permitted.

All electrical wiring, internal to the Office Building, shall be supplied and installed by
Electrical Contractor. 2. Receptacles and conduit for telephone system, speaker system, audio, audio/visual, fire
alarm system, and other low voltage systems will be supplied and installed by this contractor. Contractor to coordinate with Owner for specific equipment specifications.
3. Receptacles, cable, conduit, and wiring for data/network or fiber optic service will be
supplied and installed by this contractor. Server equipment, computers, peripherals, and racks to be supplied by Owner.
4. All underground conduit/cable installation, or overhead wiring, or service drops, on site
property outside of building, is by others, unless noted otherwise on drawings. 5. All exterior exit doors shall have exterior egress lighting, minimum one (1) foot‐candle
illumination level at ground. B. Code All electrical wiring shall conform to the latest edition of the National Electrical Code (N.E.C.)
and all applicable Local and State Codes. C. Fixtures

1.0 GENERAL The Invitation to Bid (cover letter) shall be considered a part of the Instructions to Bidders, which shall be considered a part of the contract documents. 2.0 EXAMINATION Bidders shall carefully examine contract documents, which include the drawings and/or specifications. Bidders will not be given extra payments for conditions that can be determined by examining the contract documents. Where installation or construction work is involved, the Bidder is invited to inspect the site. 4.0 CHANGES IN PLANS AND SPECIFICATIONS Any changes that may occur in the plans and specifications after awarding the contract will be made on a Contract Change Order.

5.0 SCHEDULE Proposals shall contain a guarantee of time required to complete delivery and/or installation after acceptance of order and review of preliminary drawings. If more than one shipment is required, then a schedule of such shipments shall be included in the proposal. Concurrent with the issuance of preliminary drawings for review, a date related schedule based on the fabrication and/or installation schedule shall also be issued. 6.0 PRICING A. Proposal The bidder shall submit his proposal in accordance with the attached breakdown for individual
items as shown on the enclosed Bid Form. The prices shown will be firm and not subject to escalation on either labor or material. B. Tax Terms Vic Firth Company The material and equipment to be purchased as a result of this bid package shall be subject to
Sales and/or Use Tax. The federal ID number for the Vic Firth Company will be provided to the successful bidder.
C. Terms of Payment The terms of payment will be a percentage down at the time the purchase order is issued,
followed by a percentage for each of the following: certified drawings, building delivery, erection complete, and final payment after satisfactory occupation.
7.0 SHIPMENT AND FREIGHT CHARGES All equipment shall be shipped F.O.B. Newport, ME with freight prepaid. Prepaid freight for buyer's account is to be shown as a separate cost on Sellers' invoice and supported by a copy of the prepaid freight bill. All shipping claims shall be the responsibility of the shipper. Equipment will be received at the job site by the Owner and remain the responsibility of the supplier until system is installed. The shipper shall contact Neil Brackley prior to shipment.

8.0 CHARGES FOR SUPERVISION When applicable, the proposal shall indicate the amount and type of start‐up supervision that is included and the cost of any additional supervision that may be requested by the Owner. 9.0 SPECIAL TOOLS Any special tools or fixtures of whatever nature required for installation, adjustment, maintenance or operation of the equipment shall be furnished with the equipment and/or services and their cost included in the price quoted. Said quote shall include a list of those special tools and/or services. 10.0 WARRANTIES Each proposal shall contain a statement of the warranty period from shipping date and from the initial operation date for goods and services offered. In no situation will said warranty period be less than twelve (12) months. 11.0 INSURANCE REQUIREMENTS The successful Contractor will be required to furnish insurance as outlined in General Conditions, attached as a part of this Quotation Request. If you cannot comply with these insurance requirements, your quote will not be accepted. Include with your quote a Certificate of Insurance and/or an insurance binder from insuring company. This document shall reflect that the required insurance can be acquired from the insurance company prior to the starting date of contract. The Contractor will include Owner and Engineer under the endorsement to waive the right of subrogation for workers compensation. The Contractor will also provide an insurance certificate that names Owner and Engineer as an additional insured under the Public Liability, Automobile Liability and Pollution Liability insurance coverage. 12.0 AWARDING OF CONTRACT The Owner reserves the right to award the contract on any basis deemed to be in the Owner's best interest. PDF of the bid form so that the signature page can be returned. 14.0 BID PACKAGE All plans, specifications, and documents from this bid package shall be returned to the Owner after the contract has been awarded. 15.0 DRAWINGS OF RECORD The successful bidder shall provide Engineer with "Certified/Issued for Construction" drawings in hard format which shall be considered the Drawings of Record. While e‐mailed copies of the originals are encouraged to facilitate the design process, Engineer will rely solely on Drawings of Record for design purposes and must have HARD COPIES prior to providing “Certified/Issued for Construction” drawings. A. E‐mailed drawings ARE encouraged to facilitate the design process. B. E‐mailed drawings WILL be accepted for information and review purposes only. C.
