Te Timatanga Property Management

The ClientPeachgrove Intermediate – Multiple buildings on site from permanent blocks built in 50’s-60’s, 70’s to relocatables put on site for growth in the 90’s, all deteriorating at different rates of speed due to different materials used over the years.

The ProjectWorking alongside the school to manage and implement its 5 year property plan including the following projects:• Refurbishment and maintenance of classroom interiors, toilets and cloak bays• Reviewing the classroom heating and cooling systems to improve efficiency and effectiveness• Modernising the swimming pool facility including fencing and solar heating• Responding to and rectifying Ministry identified weather tightness issues• Planning for new teaching spaces to be built

The ChallengeWorking through all these projects by prioritising them, finding the solutions, putting together a strategy to complete,completing Council consent, completing a scope of works for each individual project and applying for the funding from theMinistry of Education to complete the project. Sourcing suitable contractors to complete the works through a tender system,appointing the right contractor to complete the works on time and on budget, managing the processes of the project,communicating between all interested parties, allowing to adjust the project when needed, managing the project between the contractor and the client. Site visits, before during and after the project is complete, signing off the project once complete and then completing the Ministry paperwork to close the project down and retrieving any outstanding funds for the project from the Ministry.

The ResultOver $750,000.00 worth of projects have been managed through TTPM since 2012. All projects managed by TTPM have been on time and on or under budget. We have been engaged by the school to complete their last year of projects totaling $300K and will be appointed to complete their next 5 year property plan in 2015. TTPM are very proud to have completed multiple projects for this school and look forward to another 5 years of working together.

The TTPM AdvantageTTPM assists with taking the stress of projects away from the Principal and Board of Trustees and assists the school’s property people so they all can get on with what is really important, teaching our Tamariki. We are a small company which does not have huge overheads to our business - savings which are then passed on to our clients with fair and very competitive fees. Our strength is people. We make sure our clients are kept up to date with information pertaining to their school and projects. We will not compromise health and safety and we carry thorough health & safety plans and systems which all clients, contractors and staff are informed about before any projects start.
