    Project and Surrounding Activity • The new $500 million, eleven-story Sanford Health

    complex, immediately to the east of the development, will have one million total square feet with 380 in- patient beds, 32 operating rooms, and 200,000 square feet of clinic space - opening in 2017.

    • North Dakota’s only Costco opened in October 2012.

    • Freedom Elementary School opened full in August 2012.

    • BlackRidge and Gate City Banks - both opened in 2013.

    Project and Metropolitan Statistical Area (MSA) Overview This 300 acre, mixed-use development, known as The Preserve, is located west of Veterans Boulevard in West Fargo, North Dakota. Veterans Boulevard is the boundary between West Fargo and Fargo. Since installation of the Veterans Boulevard/I-94 interchange in 2010, this area has quickly become the most dynamic development corridor in the MSA. The West Fargo/Fargo/Moorhead MSA has a population of 208,000 (per 2010 census). During the prior decade, the West Fargo and MSA population growth rates were 73% and 20%, respectively. The current unemployment rate is 2.3%. West Fargo is a highly progressive, development-friendly city. Unlike a substantial portion of available commercial ground in the MSA, The Preserve lies outside of the 100 year floodplain by virtue of the existing Sheyenne Diversion. This is a premier development site in a vibrant MSA and State with a consistent and substantial growth record. Many of the available parcels can be subdivided and/or reconfigured.
