    RE: 12-224SP - Approval of a Site Plan for WinCo Foods, Being Fewer than 10Acres, Located on the Southwest Corner of Waddill Street and U.S. Highway 380(University Drive)

    Dear Mr. Zimmerman:

    On April 17, 2013, Staff approved a site plan for WinCo Foods, which was received bythe Planning Department on April 4, 2013. The approval is conditioned as follows:

    1. The applicant satisfy the conditions as shown on the Standard Conditions for SitePlan Approval Checklist, enclosed.

    Prior to issuance of a building permit:

    2. The applicant revise the site plan to modify the lot/parcel boundaries to match theapproved preliminary-final plat.

    3. The applicant revise the site plan to remove the 30 corner clip landscape bufferlabels, where shown.

    4. The applicant revise the site plan to remove the 65 foot minimum landscapesetback label along the eastern property line.

    5. The applicant revise the site plan to indicate the location of all FDCs.

    6. FYI The driveway for Parcel B (future 1.3 acre pad site) shall be no closer than60 feet from N. Graves St.

    7. FYI Detached signage must either comply with City of McKinney SignOrdinance, or be approved with a lot coordinated sign package.

    Please submit three (3) 24 x 36 prints , one (1) 11 x 17 reduction, and acompact disk containing .PDF files of all of the plans needing revisions to thePlanning Department, Attention Alex Glushko.

    As part of a continuing effort to improve service to applicants, the Planning Department

    is asking applicants to complete and return the enclosed survey. Please include anycomments or suggestions on how we can provide better service to applicants.

    Standard Conditions for Site Plan Approval Checklist

    The conditions listed below marked with a need to be satisfied by the applicant, prior toissuance of a building permit.

    Approval of building permit plans by the Chief Building Official.

    Approval of architectural building elevations, in accordance with Section 146-139 of the ZoningOrdinance, by the Chief Building Official.

    Approval of grading and drainage plans by the City Engineer.

    Approval of public improvement construction plans by the City Engineer.

    Approval of utility construction plans by the City Engineer.

    Approval of an associated record plat or minor plat if the property is currently unplatted.

    Final location of fire hydrants be subject to review and approval by the Fire Marshal.

    The applicant comply with the requirements of the Tree Preservation Ordinance and obtain anynecessary tree permits within the time frames specified within the Ordinance, subject to reviewand approval by the City Arborist.

    Payment of impact fees in accordance with Ordinance 2008-10-174 (utilities) and 2008-10-173(roadway), or as specified within an approved facilities agreement or development agreement.

    All signage is to comply with the current Sign Ordinance of the City of McKinney, and as

    amended. Final location of all signage, as well as the dimension and construction specifications,be subject to review and approval by the Chief Building Official, under separate permit.

    Prior to the issuance of a Certif icate of Occupancy (C.O.):

    The applicant provide any additional easements as determined necessary by the City Engineer.

    The associated plat for the subject property be filed for record with the County Clerk.
