Felixstowe is the UK’s largest container port and a
popular holiday resort, with a population of
approximately 29,000.
The site is prominently located on the corner of High
Road West and Garrison Lane. The town centre is
within a short walk, providing a wide range of shopping
facilities, restaurants, banks and other amenities (see
location plan on back page). Felixstowe railway station
is close by and the seafront is within less than a mile.

Description
The site is shown edged red for identification purposes
on the plan opposite.
It is understood that the property has historically been
used for car sales, the sale of garden furniture and
similar retail activities. The rear part of the site has also
been used as a garden nursery. The site extends to a
gross area of approximately 0.266 hectares (0.66
acres).
The front part of the site has a tarmacadam surface,
together with a small concrete pad. The rear area has
not been inspected but is largely overgrown and
contains a dilapidated Nissan hut with corrugated tin
cladding. A small electricity sub station adjoins the
south western corner of the site.
Planning
Outline planning permission was granted on 31st March
2016 for the development of eight houses and four flats,
alterations to the existing vehicular access and
associated external works and parking (reference
DC/16/0135/OUT).
An additional outline planning permission was also
granted on 17th November 2016 for the development of
10 houses upon the site, including additional land
owned by the vendors and shown edged blue on the
site plan (reference DC/16/3962/OUT).
The site is also considered suitable for alternative forms
of commercial developments, subject to planning.

It is understood that mains drainage, water and
electricity supplies are available in the area. All
interested parties should rely upon their own enquiries
with the relevant utility company in connection with the

The planning permissions referred to above require a
Phase II Contaminated Land Assessment report to be
submitted to the local planning authority for approval.
