Introduction

For this assignment, we are tasked to find a specific land in order to initiate a small construction project and produce a report proposal. The size of the land chosen should not exceed 30mX40m. The construction project proposal is required to serve one of the purposes mentioned in the project brief. These include recreation area, commercial area, industrial area, agriculture area, tourism area and also residential area.

The aim of this assignment is to enable students to develop an understanding of the building team, its organisation, duties and also the inter-relations within which they will seek employment, career progression or further study. The assignment also serves to develop an awareness of the building teams professional responsibilities and to appreciate their profession in the construction industry.

Also, we have been encouraged to further understand the process in which it takes to submit the proper building proposal to our local authorities.

Our Site Introduction to our Chosen Site

The area we have chosen as our site is a land behind houses in a neighbourhood named Bayor Bukit, Tabuan Jaya which is located in Kuching, Sarawak. The land consists of a big field and also a jogging track surrounding it.

The reason for choosing this site is because it lacks design and usage which caused the land to be wasted and categorised as redundant from the poor development. A huge land like this shouldn’t only be used as a jogging track for the neighbourhood.

This provides us with many opportunities for improvement and enhancement, thus transforming the wasted space into something more useful, and fully utilising its natural potential.

Site Analysis The size of our site is exactly 1200m2, which is a 40mX30m land. The size of the whole land is approximately 3,264m2. Therefore, the site we chosen is in the direct centre of the land, and its surrounded by the jogging track.

The amount of rainfall that our site receives is around 2,800mm to 3000mm.

The traffic rate at our site is low to zero as it’s a land surrounded by houses which has no lane leading into it.

The sun at our site rises from the East and sets at the West. During the noon, the sun would be directly shining onto our site as it is a huge land at the centre of low rise buildings (houses) which causes no shading to the land.

Advantages

Considering our site is a wasted space, it does have some natural features which make it highly potential to be developed. A few of these natural advantages in our site consists a wide expanse of open space, which provides us a good space potentially for development. Besides there is a existing housing area which makes it easier to build upon due to the simple flat geographical terrain. Everything would be on the same level. Moreover, it is surrounded by low rise buildings (double storey houses), providing more exposure to open air, which also leads to high wind intensity. Due to this, our sight also has a good source of sunlight. Lastly, the surrounding of the site consists of greenery such as grassland and also trees, which provide a high aesthetic value to the site.

Disadvantages Despite the advantages of our site, it also has disadvantages that might be the reason for its current state. This probably might also cause certain level of restriction to the development of our site. For instances, our site is located in the centre of an open space surrounded by low rise buildings (houses), which means to say our site has nothing to block the direct sunlight. There is a strong Sunlight from 9am in the morning until 5pm afternoon. Our site is located at the centre of a neighbourhood, and it is surrounded by houses with no roads leading into the site. Access to our site will be difficult due to the lack of access for vehicle to enter into the area. Lack of parking spaces mean no parking spaces as it is in the middle of housing area, people would be reluctant to visit the site as there is no place to park their vehicle.

Justification

The neighbourhood Bayor Bukit is a perfect neighbourhood for anyone planning to start a new family. However, it lacks entertainment and leisure for the family. Hence me and my partner had came out with a proposal to build a clubhouse. The clubhouse that we came out provide both leisure and a place to gather with family and friends. Near by resident can full utilise the clubhouse to it’s fullest potential. The reason for proposing a neighbourhood clubhouse in the centre of our land surrounded by houses is due to the lack of communication between the community member. There seems to be no public location where the residents can gather for group activities of any sort. The location seems to lack fun entertainment as well, so a clubhouse might be just the perfect thing for them cause it just a few block away.

Concept

The neighbourhood clubhouse is designed on a 40m x 30m land in Bayor Bukit, Tabuan Jaya Residence. The proposed clubhouse will be built using mainly green or sustainable materials such as the green concrete. The surrounding of the clubhouse will be surrounded by greenery, which gives certain level of aesthetically value for the neighbourhood. The tress are also planted to block the strong sunlight shading the land to give the residents a shay place to hangout during daytime. Pool will be made out of fibreglass as it has low maintenance as the coated surface if the fibreglass pool is nonporous. Besides, the clubhouse provide a longing area for residents in the neighbourhood to chill and communicate. The clubhouse also provide a gym with high-end equipment. This might ensure the residents practicing a healthy living habit.

Rationale & Benefits

After looking at the natural features and the advantages & disadvantages which allow & restrict what we could design around for our site, we settled on the purpose of our site to be: ‘Neighbourhood Clubhouse’

For this construction project, we decided to look upon the weakness of the Bayor Bukit neighbourhood, which is the lack of entertainment and a community facilities. By doing so, we are able to issues and problems with and propose a plan that can make up for its shortcomings, particularly in entertainment area. Through analysis, we have pinpointed the following issues of the neighbourhood, which we hope to use this information to create a better clubhouse:

The neighbourhood park lacks entertainment. This makes it a least visited area and residents tend to stray away from using the park. With the clubhouse being built resident can fully utilise it for pleasure sake. During festival or carnival, the park is usually used to be the venue. Occasionally, the place turns quite claustrophobic. And again, with the clubhouse it is easier to set up party or carnival in or around it.

Impact Unfortunately after every activities, trash and leftover are usually left unattended making a mess of the place. Besides, no party goes silently. Therefore, there are going to be sound pollution as well. There are positive impacts swell, this also strengthen the community bond with the new clubhouse acting as a base for communication.
