One of the most widely readMoneyville (moneyville.ca)stories in the past month is

the one about the Oakville home that waslisted for $1.

The house was originally listed formore than $1 million. However, when nooffers were received, the price wasreduced to $1 in the hopes of creating abidding war. Instead, the ruse generatedaccusations of false advertising. While afew offers did come in, they werenowhere near what the sellers wanted, sothe property was taken off the market.

Readers were angry and confused.Although few really believed the housewas for sale for $1, they wonderedwhether this gimmick was legal and,more importantly, did it actually work? Itis legal, but the tactic generally doesn’twork because everyone sees through it.

The $1 listing started appearingabout five years ago. In the beginning, itwas about getting the property noticed orcreating a buzz. In reality, it was moreabout creating a buzz about the real estateagent, who received lots of media expo-sure. But it didn’t help sell the house. Infact, many agents have told me they andtheir buyers have not treated these $1 list-ings seriously in most cases.

When it comes to the law, real estatedeals have to be in writing and signed bythe seller and the buyer. Just offering tosell a home on the MLS system does notobligate the seller to accept any offer thatis presented.

That is why if a house is listed for$500,000 and you offer $500,000, theseller doesn’t have to accept it. The finan-cial terms may not be acceptable, the sell-er may have realized later that they had

priced the property incorrectly. Or, per-haps the seller suffered a change in cir-cumstances, such as losing their job, andcould no longer afford to go through withthe deal.

But this does demonstrate the impor-tance of properly pricing your property toattract the largest number of potentialbuyers. Do not try to “test the market” byadvertising a price that is 10 to 20 percent above fair market value. You willonly succeed in helping sellers who areselling in your area for fair market value,as they will be able to compare theirhome to yours. Later, as you start toreduce your price, people will wonderwhether the reduction is because some-thing is wrong with your home that is notbeing disclosed.

Also, do not price your home morethan 7 to 10 per cent below fair market

value, hoping to trigger a bidding war.Buyers and buyer agents are more sophis-ticated now about pricing and can recog-nize this tactic, as well. In a way, it is notmuch different than the $1 listing strategy.

HOLIDAY BOOK DRIVEThe best gift you can give this holiday season is the gift of literacy. Across the

world and even in our own community, thousands of young children, teens, andadults are left without books to challenge their minds, to cuddle up and read to theiryoung ones, or to simply enjoy while sipping a nice cup of warm tea or coffee thiswinter. The Rob Golfi Team and Absolute Simplicity - Home Staging/InteriorDecorating, value literacy and the importance it has on learning. Together as ateam, they will be hosting a Book Drive and are asking for your help in spreadingthe joy of reading. Books will be donated to the Community Access to ChildHealth (CATCH) Program. CATCH is a community development program whichoffers playgroups, a lunch program, after school programs and a women’s group.Children and youth who use CATCH visit the book bank to browse and choose afree book, which they can take home and keep – a luxury for many children.Children can visit as often as they like.

Books will also be distributed to the local Stoney Creek Book Bank. The bookbank provides books for children from newborn to Grade 8 to support and developan interest in, and success in reading, self-esteem and pride of ownership.

Affordability GuideHow much can you afford? This

depends on a number of factors. The mostimportant are your gross householdincome, your down payment and themortgage interest rate.

The first affordability rule is thatyour monthly housing costs shouldn't bemore than 32 percent of your grossmonthly income. Housing costs includemonthly principal, interest, taxes and

heating expenses (p.i.t.h.). If applicable,it also includes half of monthly condo-minium fees. Lenders add up these hous-ing costs to determine what percentagethey are of your gross monthly income.This figure is your GROSS DEBT SERV-ICE RATIO (GDSR).

The second affordability rule is thatyour entire monthly debt load should notbe more than 40 percent of your grosshousehold monthly income. This includeshousing costs and other debts such as carloans and credit card payments. Lendersadd up these debts to determine what per-centage they are of your gross householdmonthly income. This is your TOTALDEBT SERVICE RATIO. (TDSR)

About the Down PaymentA mortgage is security for a loan on

the property you own. It is the differencebetween your purchase price and yourdown payment. The greater the down

payment, the less you have to borrow, andof course, the smaller your monthly mort-gage payment. A few options of downpayment include your savings or a non-repayable gift. There are other optionsavailable to you and this can be discussedwith your REALTOR®.

Other costs to be Aware of when you Buy

This is a list of possible extra costsinvolved in buying a home. Some of themare one time costs and others, such ascondominium maintenance fees andproperty insurance, will be ongoingmonthly expenses. THE GOOD NEWSIS THAT NOT ALL OF THESE COSTSMAY APPLY IN YOUR CIRCUM-STANCES.

• Appraisal fee - if your loan is notinsured your lender may require aproperty appraisal for mortgage pur-

poses. A basic appraisal is somewherebetween $150. & $250.

• Land Survey Fee - Your lender willrequire a survey unless you are pur-chasing a condominium.

• Land Transfer Tax - This applies inmost provinces, including Ontario. Itvaries as a percentage of the property'spurchase price. It is usually between1% - 4%.

• Home Inspection Fee - Inspectors inOntario are unregulated so fees canvary. They range from $150 + GST to$350 + GST. Larger homes may costmore to inspect. A two-hour inspectioncarried out by an engineer who pro-vides a written report will cost closerto the upper limit.

• Mortgage Broker Fee - A broker maycharge a fee to find you a lender.

• Property Insurance - This insurancecovers the replacement value of thestructure of your home and its con-tents.

• Lawyer fees - A lawyer is required tosearch the title, draw up mortgagedocuments and tend to closing details.Lawyers fees range depending on thecomplexity of the deal.

• Moving Costs - The cost of a profes-sional moving company or a rentaltruck if you move yourself.

• Prepaid Taxes or utility bills. -You willhave to reimburse the seller on a pro-rated basis if some bills have been pre-paid beyond the closing date.
