Mission Statement The homes in which our residents live form the Company's

property asset base and greatly influence our residents’ quality of life. They also influence the association’s long-term impact on the environment, both at the construction stage and during their period of use.

High quality, desirable and well-managed housing forms the cornerstone of a sustainable community. The location, planning, layout and design of housing all make an important contribution to sustainable development. The quality and condition of our residents’ homes has a major impact on their health and well-being. It can affect their access to education and employment, and can also have a considerable influence on motivation and sense of self esteem.

Mission Statement To provide sustainable homes that offer attractive, long-

term accommodation that meets the needs of a range of household types, respects the environment, are safe and secure, are affordable to rent and live in and provide a healthy living environment.

To recognise that new homes need to be economical to construct, maintain, heat and live in; for the entire life of the dwelling. This highlights the long term issues for development and asset management, estate action plans, the future adaptability of the housing stock, and achieving excellence in environmental performance.

Creating a Sustainable DevelopmentConsideration shall be given to:

demand for housing;

the quality, design and layout of housing;

the quality of community environments;

the environmental effect of our decisions and activities;

crime and anti-social behaviour;

the reputation (or image) of the community;

the mix of the community;

the extent of social cohesion;

social exclusion and poverty;

the accessibility of employment, facilities and services.

Creating a Sustainable DevelopmentTo achieve a balance of environmental, economic and social

priorities, which will result in:-

minimising negative environmental impacts;

the provision of homes that are economical to construct and maintain;

the provision of homes that are economical for residents to heat and live in;

residents choosing to live and invest in our homes;

residents being able to sustain their tenancies;

the provision of reasonable support to residents to enable them to improve their economic, social and physical environment in a way that matters to residents, and helps keep their neighbourhoods desirable.

Creating a Sustainable DevelopmentTo achieve this, it is important to:-

implement environmental good practice;

promote the improved understanding of sustainable development principles, objectives and disciplines amongst Company staff and residents;

assist staff and residents in how these sustainable development principles, objectives and disciplines can be applied in practice;

provide our residents with all reasonable support to ensure that they can sustain their tenancies;

provide, where it is reasonable to do so, assistance in creating and maintaining neighbourhoods where our residents want to live;

build effective and active working partnerships with all of our key stakeholders to ensure joined-up action for sustainable development.

Creating a Sustainable DevelopmentIn putting this strategy into practice, it is also important to consider the following:-

‘value for money’, with regard to ‘whole life costing’;

minimising future maintenance costs;

meeting the needs and aspirations of residents;

promoting a consistent and integrated standards of service throughout the organisation;

a commitment to continuous improvement.

Creating a Sustainable Development

The work programmes shall take full account of the Housing Corporation’s main environmental performance standards and guidance. These include:

improvements in energy efficiency;

the ‘Decent Homes’ initiative;

the Sustainable Development Strategy; and

the Regulatory Code and Guidance.

The first 50 daysCommunity Involvement

The communities we work with and support have a key role to play in the promotion of successful social, economic and physical regeneration programmes. Through such work, they can improve the performance of the local economy, the environment, community safety and the availability of community facilities and networks.

To seek to support the creation and maintenance of communities that reflect multi-cultural diversity and cater for the needs of older people, vulnerable groups and those with special needs.

The first 50 days Customer Information and Involvement

To provide all residents, leaseholders and staff with details of the PRC development strategy and supporting policies.

This will be initiated through leaflets or documents and through the NDH website.

This information will be regularly reviewed with residents and staff.

Ensure that all publicity, literature and communications to stakeholders are clear and concise. It will include information on the PRC development programme with advice and recommendations.
