PROJECT INTRODUCTIONThis is our final project of Introduction to Construction Industry. In this final project of

our subject, we were assigned to find a specific land to initiate a small construction project and the size of the land should not exceed 50m x 70m. In this project, we are required to propose a project individually that serves on any one or combination of two or more of the following purposes. Which includes : Recreation, Commercial, Industrial, Agricultural, Tourism and Residential area. Subsequently, we are also required to identify the professions required in our development and list down the tasks that each profession needs to do.

The main objective of this project is to enable us to develop an understanding of the building team, it’s organization, duties and inter-relations. Besides that, an awareness will be developed of their professional responsibilities and their profession will also be appreciated in the construction industry. Therefore, we will be able to demonstrate the ability to justify the feasibility of a development and improve the proposal to serve the purpose of the development on the successful completion of this assignment.

INTRODUCTION TO OUR SITEThe location we chose for our project is an unused and undeveloped piece of barren land

which is located at Jalan PJS 10/11A, SS10, 46150 Petaling Jaya, Selangor, Malaysia. The land has a great potential to be developed as it is located between Suriamas Sunway Apartment and Mentari Court.

The main reason of us choosing this place is because it is surrounded by recreational area. There is also a barren area near our site which has currently become a disarray car park for the residents in this area. We also found out that there is a Subang KTM railway line behind this barren land but without road or path to link the residents to it. It is kind of waste to let it remains unused and becomes such a mess situation. After surveying and consulting with our tutor, we decided to use this site for our project and start the planning of development on it.

SITE ANALYSIS

MICROLIMATE

Our plot of land is totally empty so the weather and temperature is extremely hot all around the year. The amount of rainfall of our site is around 2,800mm to 3,000mm. The sun starts to rise around 6.52 a.m. and the sunset is about 6.16p.m. everyday. The North point of our site faces to the KTM railway and it is exposed to maximum sunlight throughout the entire year.

There are two ways available to access to our site. The first one is from Jalan PJS 10/11 which is in front of Suriamas Sunway Apartment (Circulation 1) and second one is from Mentari Court (Circulation 2). Besides, traffic congestion problems will be appearing in the evening time because the school classes are over. The circulation map is shown as above.

WIND DIRECTION

The wind comes from the South. It seldom reach our site as it is blocked by the Suriamas Apartment which is just at the south side of out site.

Our developing site is basically a flatland because most of them are residential area.

SITE ADVANTAGES1. There is a KTM railway station nearby2. The Bandar Sunway which included the Sunway Pyramid shopping mall and the

Sunway Lagoon theme park is about 2km away.3. There is a free barren car park area beside.4. They have a proper drainage system and well waste management as it is surrounded

by residential area.

SITE DISADVANTAGES1. Traffic congestion problems during evening.2. The view of our site is unattractive.3. The site has become disarray and in a barren situation.4. Most of the residents nearby park their car with a general lack of discipline.5. There is no road or path to link to the KTM station from the site.

INTRODUCTIONFor this construction project, I’ve done some site analysis and finally came out with this idea of construction that is suitable to be built in this site. I’ve decided to purpose a home stay as there are Kereta api Tanah Melayu (KTM) station, shopping mall, theme park nearby. Also, to increase the revenue of this home stay, I’ve planned to include some features in this home stay. These features included:

Cafe/ Restaurant Facial/Massage Room Laundry Room Cinema/Karaoke room Mini Wine Bar Bicycle Renting Service These features are not only open for lodgers but also for outsiders.

PROJECT CONCEPT

Natural Modern

The design is based on the concept of modern and nature. Modern design concept are sleek, spacious, simple, and focus on function and organization. No clutter or chaos allowed.  Modern design uses basic geometry (simple edges, curves and angles) and clean lines in furniture, architecture and sculpture. It increases space and creates the illusion of a larger room. People love it as the spaces are easily kept clean without knick knacks. Natural design concept brings benefits for not only owners but the environment as well. It brings people to natural and relaxing environment. The purpose of this concept is to provide a natural yet modern space for people to relief their stress and rest from busy life.

IDEA OF DESIGNThe design of the building will be based on woods. Therefore, this project building will be a modern designed wooden house.

PROJECT MANAGEMENT TASK

PROFESSIONS INVOLVED: Architect Landscape Architect Civil and Structural Engineers Mechanical and Electrical Engineers (Building Services) Quantity Surveyor Contractor

ARCHITECT

Architects work closely with the clients and users to make sure that projected designs match their needs and are functional, safe and economical. Architects control the project from start to finish and work with a number of construction professionals, including surveyors, engineers and contractor, producing drawings and specifications that the construction team works to.

Architects start the project by discussing the objectives, requirements and budget of a project. They produce the detailed workings, drawings and specifications. After that, they need to consult with other professionals about the designs. Architects prepare and present feasibility reports and design proposals to the client. Architects also need to clarify the clients’ requirement on the project. They specify the nature and quality of materials required. Besides, they prepare applications for planning and building control departments. Architects draw up tender documents for contracts, they manage the project and help to coordinate the work of contractors. Architects assist with site selection and work closely with contractors on site, ensuring that works are carried out to specific standards and that, above all, the building is sustainable, functional and aesthetically pleasing. They also do regular site visits to check on progress, and ensure that the project is running on time and to budget.

During construction, architects resolve problems and issues arised. They ensure that the environmental impact of the project is managed. Architects also keep the construction is within the financial budgets and also deadline. They need to have an awareness of commercial and financial considerations.

LANDSCAPE ARCHITECT

Before the project construction starts, landscape architects produce designs for the landscape of project. After that, they pull out a meeting to discuss regarding the project. They create a plan to create an orderly sequence and define the ultimate disposition of the results.

During the construction, landscape architects control the project from start to finish. They do regular site visits to check on progress, ensuring that the project is running on time and to budgets. They also resolve problems and issues that arise during construction.

After the construction ended, landscape architects apply the Certificate of Completion and Compliance (COC). They authorize payment once the works have been satisfactorily completed.

Landscape architects are responsible in design the build project and inspecting works. They need to partner with installation professionals such as architect, engineers, contractors and others. Besides that, landscape architects are in charge of environmental planning. They create plans and designs and work closely with clients.

CIVIL AND STRUCTURAL ENGINEERS

Civil engineers maintain and adapt the infrastructure depend on the project. After that, they keep this infrastructure running effectively and adapt it to meet challenges, such as population growth, climate change and natural disasters. They also turn designs into reality. They make sure the project complete on time and in budget. Other than that, civil engineers are also concerned with the engineering behavior of earth materials. They investigate and design structural foundation of project building. They also propose solutions on problems and issues. Besides, civil engineers also manage water and avoid the damage from excess water for example flood. Civil engineers also in charge of managing the system that operate in ocean environment. They also manage the facilities for any mode of transportation in order to provide for the safe and efficient compatible movement of peoples and transports.

Structural engineering is a branch of civil engineering, and its applications are diverse.Structural engineers deal with the analysis and designs of structures, they need to identify the load fit the structure to the architecture, and decide on what structural systems to use. . They also advise the clients and architects. Structural engineers prepare design calculations, material specifications and the detailed drawings. They also inspect structures both during and after construction to ensure that they are properly constructed. During the construction, they are responsible in checking the quality of workmanship and the correct use of materials.

MECHANICAL AND ELECTRICAL ENGINEERS

Mechanical engineers design, develop, build, and test mechanical devices, including tools, engines and machines. They work mostly in research and development, manufacturing industries, and the federal government. They analyze problems to see how a mechanical device might help solve the problem. Other than that, mechanical engineers design and redesign mechanical devices, creating blueprints so the device can be built. They also develop a prototype of the device and test the prototype. Besides, they need to analyze the test results and change the design as needed. They also have to oversee the manufacturing process.

Electrical engineers design and develop new electrical equipment, solve problems and test equipment. They work with all kinds of electronic devices, from the smallest pocket devices to large supercomputers. Electrical engineering deals with electricity, electro-magnetism and electronics. They plan their designs using computer-aided software or they may also sketch ideas by hand. Electrical engineers start out a project by defining what a new electronics

should be able to do. After that, they design the circuits and parts of the electronics using a computer. They create a prototype and test the product to improve it. Most products do not work initially or have some bugs that need to be fixed. The electrical engineer needs to figure out the problem and make the product work.

QUANTITY SURVEYOR

Quantity Surveyors manage all costs relating to the project from the initial calculations to the final figures. Quantity surveyors minimize the costs of project and enhance value for money, while still achieving the required standards and quality. A quantity surveyor work for either clients or contractors. They are involved in the project from the start, preparing estimates and costs of the work.

When the project is in progress, quantity surveyors keep track of any variations to the contract that may affect costs and create reports to show profitability.

Quantity surveyors are responsible in preparing tender and contract documents, including bills of quantities with the architect and the clients. They undertake the cost analysis for repair and maintenance project work. Also, they assist in establishing the clients’ requirements. Quantity surveyors perform the risks, value management and cost control. They advise on procurement strategy identify, analyze and develop responses to commercial risks. Besides, they prepare and analyze the costings for tenders and allocate works to subcontractors. Quantity surveyors analyze outcomes and write detailed progress reports, they value the completed work and arrange payments. They are in charge of maintaining awareness of the different building contracts in current use. They also need to understand the implications of health and safety regulations.

CONTRACTOR

Contractors are supported by suppliers. They do whatever stated in the project contract. Contractors are responsible for providing all of the material, labor, equipment such as engineering vehicles and tools and also the services necessary for the construction of the project. They need to apply for building permits, secure the property, provide temporary utilities on site, manage personnel on site, provide site surveying and engineering, disposing or recycling of construction waste, monitor schedules and cash flows, and maintain the accurate records. Other than that, they are required to register the project with Construction Industry Development Board (CIBD). Contractors hire specialized subcontractors to perform all or portions of the construction work.

CONCLUSIONThis project helps me to understand more about the planning, procedures and also the task and responsibilities of professions in a construction. Other than that, I’ve learnt to arrange my documents systematically as this really helps to save time on searching for documents.

INTRODUCTION Parks, recreation and open space opportunities mean many things to many people. A

successful recreational area is the one which bring people along and it is a place for facilities. After some surveys and considerations, I have decided to purpose a recreational area in my site.

One of the best things about being in Malaysia is undoubtedly the food. It is no secret that Malaysian eat and drink with a passion. In Malaysia, food courts are the people’s main eating choice when dining out. A food court is also called a food hall in Asia- Pacific area and it is generally an indoor plaza or common area within a facility that is consisted with the counters of multiple food vendors and provides a common area for self-service dining. Many food court can be found in shopping malls, airports and parks but in Asia it may be a standalone development.

BENEFITS & IMPACTS OF THE CONSTRUCTION

People can have a break, especially busy office workers and students. Improve relations between neighborhoods. Job opportunities. Beautify the barren area by adding more green designed building. Provide convenient and main eating choice for the residents when dining out.

RATIONALE & CLIENT EVALUATIONSAfter surveying for the advantages, disadvantages and site analysis of the site, I have

decided to build a food court for my clients. Since our site is surrounded by residential area, I have found that our site comes with a lot of recreation facilities such as gym, swimming pool and more but the major issue is there is no food court exist. Other than that, the site is also a high traffic area because there are school and apartments. Over time, I have reviewed the contextual study of our site and also evaluated each kind of recreational facilities and lastly I chose food court as my developing project.

PROJECT CONCEPT

NATURAL

Nature and greenery always brings people into a friendly and natural environment. Natural features and spaces is important to defining community image and distinctive character. In our food court, we are supposing to create an eco-friendly environment for all of the residents and customers so that they will feel more comfortable while having a break from a tiring day.

ROOF GARDEN

Roof garden is a garden on the roof of a building. Those are mostly found in urban environments. Rooftop garden is usually done using green roof or container gardens and they can help to cool the room below in hot weather. It is a concept that good for those residents who dine in our food court.

NOM NOM is a double-storey food court. The second storey of the food court is a rooftop garden. Residents or customers can chill there after having their lunch or dinner. There are up to 60 kind of different food stalls in the food court for the customers.

Size of my food court is 30m x 30m. (Including car park is 50m x 30m). There are about 60 food stalls in NOM NOM. The escalator beside the entrance can be accessed to the rooftop garden. 96 seats all together for the customers are placed at the dining area 1 and dining area 2. Bushes and plants are placed in the food court to reach our greenery project concept. Other than that, there is also playground for children to play with while family enjoying their food and also fish pond for visual improve. Both of the dining area is designed by a concept of big pergola.

Second floor of NOM NOM is a

recreational garden for residents. By designing this recreational garden we are using a Rooftop Garden concept. The Rooftop Garden of NOM NOM provide customers nice scenery to view. Besides of the garden there is the big pergola roof of the dining area. It is attached by transparent roof so the rain will not go through the pergola. Excellent facilities are all provided in the food court and Rooftop Garden of NOM NOM.

ARCHITECT

Architects design residential and commercial structures, of course, but their responsibilities don't stop there. An architect must also think about a building’s style, safety and sustainability to ensure it meets the needs of its occupants as well as the requirements of state and federal regulators. Architects work with both government agencies and private clients.

Architects work closely with their clients. Before drafting plans, they meet with their clients several times to learn their clients’ objectives, budget and any specific requirements for their project. Architects also work with other related professionals, such as engineers, urban planners, landscape architects, construction representatives and interior designers. Since they deal with customers and professionals directly, architects must have excellent oral and written communication skills.

Designing, planning and developing are integral tasks in an architect’s daily routine. Architects may be required to provide predesign figures such as an environmental impact or feasibility study, cost analysis and land-use study. Final construction plans are created by architects and used by builders as a step-by-step guide on how the look and details of the building will play out, including plumbing, communication and heating, electrical, ventilation and structural systems.

LANDSCAPE ARCHITECT

Landscape architects create the landscape around us. They plan, design and manage open spaces including both natural and built environments.

They work to provide innovative and aesthetically pleasing environments for people to enjoy, while ensuring that changes to the natural environment are appropriate, sensitive and sustainable.

The work covers diverse projects - both urban and rural - that range from designing the layout of parks, gardens and housing estates to city-centre design, sporting sites and improving land affected by mining or motorway construction.

A landscape architect collaborates closely with landscape contractors, as well as other professionals, especially architects, town planners, environmentalists and people working in surveying and engineering functions.

CIVIL AND STRUCTURAL ENGINEERS

Civil engineers create, improve and protect the environment in which we live. They plan, design and oversee construction and maintenance of building structures and facilities, such as roads, railways, airports, bridges, harbors, dams, irrigation projects, power plants, water and sewerage systems. They also design and build tall buildings and large structures that they can last for hundreds of years and withstand all weather conditions.

Civil engineers can either be consulting engineers who advise on projects and design them, or contracting engineers who turn their plans into reality and maintain the structures once they are built.

MECHANICAL AND ELECTRICAL ENGINEERS

Electrical engineers design, develop and maintain electrical control systems and/or components to required specifications, focusing on economy, safety, reliability, quality and sustainability.

Electrical engineers are involved in projects from the concept and detail of the design through to implementation, testing and handover. They may also be involved in maintenance programs.

Most electrical engineers work in a multi-disciplinary project team, which is likely to include engineers from other specialist areas as well as architects, marketing and sales staff, manufacturers, technicians and customer service personnel. They may also work with representatives from client organizations.

The quantity surveyor is the person responsible for figuring out just what a construction project is going to cost. They have other roles too, especially making sure that construction costs and production are managed as efficiently as possible.

Before construction starts, Quantity surveyors can help with feasibility studies for a project. They can roughly estimate what’s involved in the project, based on measurements of the designer’s or client’s sketches.

The final detailed estimate is prepared by the quantity surveyor, together with a project architect. This is the basis for evaluating tenders.

When construction starts, the quantity surveyor keeps costs on track, once the building starts, the quantity surveyor can provide cash flow data so the client can arrange the finances needed for each stage of the project.

When construction is over, the quantity surveyor adds up the total cost, the quantity surveyor can prepare a statement of final account, which records the actual costs for all sections of the job.

CONTRACTOR

A building contractor is someone with a wide range of duties and responsibilities when it comes to the construction of residences or businesses. This individual has a job that entails hard work and thorough review of many processes which accompany the building of structures. Many of the building contractor’s job duties and responsibilities will be discussed in the paragraphs which follow.

A building contractor is an individual who engages in the planning, developing and coordinating of activities which coincide with the building of structures. The building contractor is the individual who oversees the construction and ensures that all necessary measures are taken to result in the completed finished product.

The general responsibilities of a building contractor entail the individual planning and carrying through any and all pertinent activities relating to the construction of a dwelling, building or other structure. The building contractor carries out his/her duties by supervising employees, planning how the project will be carried out and completing the project in a manner which coincides with all laws, rules and regulations which may be in existence and correlate with construction.
