ECO DESIGN APPROACH


EDA CREDIT 1 - ECO VISION FOR INTERIOR DESIGN.

Preliminary Review:

1.The office project is designed with sensibility, sustainability and sensitivity

as a theme right from concept stage.

2. The proposed office is in 4, 5 & terrace floors with occupancy of 55.

3.The proposed envisaged using un-plastered concrete and natural materials

(concrete walls, concrete floor, concrete ceiling, mild steel, kudappah stone,

wood, no paint for all surfaces and kept their natural form.

4.The office is designed with good daylight both at top & bottom on every

floor, the central part is used for storage taking care of health & wellbeing of

the occupants.

5. All the wastage from shuttering are used for partitions & doors. The

unusable reinforcement steel is welded into a artistic mesh for stair railing.

6.Creativity of using empty paint cans are used as mail box for staff, GI pipes

are used for lighting as per office function requirements and space efficiency

is given paramount importance.

This meets the credit requirement and 2 points are awarded.



Health and wellbeing of occupants.

1.Use of Daylight:Though its a feature of the architecture to provide the ribbon windows at the top and bottom on every floor,the interiors tries to respect it and tries to draw maximum day light in most of the areas through out the day.


EDA CREDIT 1 - ECO VISION FOR INTERIOR DESIGN

2.Use of indoor plants:Indoor plants like snake plant , money plant and Areca Palm has been placed at an regular interval of every regularly occupiedspaces which helps in absorption of toxins such as nitrogen oxides , formaldehyde and cleans air bone toxins.




3. Tobacco free campus:

No space in the campus promotes the use of tobacco based substances and strict actions are taken against it.


a. Shuttering Plywood and Wood: In an exposed concrete building, the biggest wastage is the shuttering material. The shutteringplywood pieces were consumed in creating the storages in the peripheral concrete strips, where as the pine wood strips became lining for all the internal partitions.

Materials and Resources.


b. Reinforcement Steel: The unusable pieces of reinforcement steel were welded into an artistic mesh to become the staircase railing and the entrance door to the office.




c. Empty Containers from PU Polish Material: Non-toxic water based PU was sprayed over the wooden partitions and MS storage doors for weather protection. The empty tins of the same were painted in vibrant colours and became personal mail box for various team members of the office.




d. Scaffolding: The bamboos from the scaffolding were cleaned and tied together all along the terrace periphery to create a parapet, privacy screen from the surrounding buildings and also shading device for the terrace.




Other Design Aspect.

a. Use of Daylight: Though its a feature of the architecture to provide the ribbon windows at the top and bottom on every floor, the interiors tries to respect it and tries to draw maximum day light in most of the areas through out the day.

b. Equipment Selection: Adequate care was taken in selection of pumps, elevators (machine room less) and AC (inverter based) so as to make the building energy efficient.

c. Terrace Garden: Its not rocket science to know that the maximum heat is transferred to the building through the roof of the building. Hence, the terrace has been developed as a terrace garden by filling of 9 inches thick layer of the natural soil. This keeps the slab cool and has a considerable impact on the fifth floor AC energy consumptions.

1. The narrative indicates that project is having more than 30% circulation

spaces in open office, meeting rooms.

2. The project has 464 sq.m carpet area, furniture & storage area is 224 sq.m,

hence circulation area is more than 51%.

3. The submittal includes furniture interior layout indicating the area breakup.

per flush, flow rate of flow fixtures like faucets is 4 litres, health faucet is 2.5

litres against 6 litres baseline and shower head is 8 litres per minute Vs 10 litres

EC CREDIT 2 – ENERGY EFFICIENT INTERIORS

Preliminary Review:

Air-Conditioning System:

The project has installed efficient unitary air-conditioners in the conditioned

zone. The unitary air conditioners are BEE 5 star & inverter based air-

conditioners.

The project has provided the breakup of regularly occupied areas & conditioned

areas. The meets the threshold of 70%, hence 6 points are awarded.

Lighting Power Density:

The project has unique lighting design. light is travelled through GI piping across

the office areas, indirect line is used in most the spaces.

Daylight is helping throughout the day in saving the energy. Different types of

light fittings are used 7 W, 9W LED, 28 W T5 lamps, 14 W T5, 5W spot light

fixtures combination is used in the entire office.

The carpet areas is (196+197+111 )sq.m area and wattage is (971+1203+142),

net lighting power density is 36%, hence 2 points are awarded.


OPTIMISING ENERGY CONSUMPTION

Use of Bureau Of Energy Efficiency (BEE) 5 Star rated and inverter based Air-Conditioners in all the Air-Conditioned Spaces, which complies with the base-line criteria of IGBC which is maximum 3 Star rated Air-conditioners .

IM MANDATORY REQUIREMENT

Preliminary Review:

1.The Green Interiors Template & filled in template indicates that

project has installed waste segregation bins for dry, wet and e-waste.

This meets the mandatory requirement



Segregation of waste generation.

The office has adopted the strategy of segregating three type of waste generated in

separate waste bins, vis E-Waste, Dry waste and Wet waste.

These bins are placed as various places in the premise as per the location where the

type of waste is generated. The dry waste is generated majorly from the working

studios and cabins on 4th and 5th floor, the E-Waste bin is place in the Printer room

on 5th floor and the Wet Waste bin in the pantry area.

Over and above this the housekeeping team checks and replaces the waste if

wrongly placed in the waste bins to ensure the need of segregation of waste that

goes out of the premises to the Municipal local waste collecting team at the end.




FACILITATION IS DONE BY SEGREGATION OF WASTE AT SOURCE SO AS TO PREVENT SUCH WASTE BEING SENT TO LAND-FILLS












IM CREDIT 7 – PURCHASE OF GREEN CONSUMABLES

Preliminary Review:

1. Project owner declared that project will procure only green house

keeping chemicals (1 point awarded).

2.Project owner declared that project will not use plastics in Interior-outs

for consumables. ( 1point awarded).



Green consumables.

The office has a developed that health and well being is more important. So Office Manager takes the corrective actions as follows.

Any product when purchased for cleaning the premises interiors it is ensured that only green seal products like Green Pro- Certified or Green seal GS 35 standard are purchased. This becomes the checkpoint and eliminated any chance of using non certified products.

Any Interior fit out when purchased it is ensured that the product is not harmful to the occupants working or visiting the premise.

Preliminary Review:

1.The project has attempted prescriptive method approach to meet the

fresh air ventilation compilation.

2.The project has floor area in excess of 100 sq.m.

3.The fresh air ventilation calculations indicate that 4th floor has carpet

area of 196 sq.m, openable area is 38.7 sq.m, which is 20%. 5th floor carpet

area is 197 sq.m, openable area is 34.8%, which is 18%. Terrace has board

room with a carpet area of 111 sq.m, openable area is 19.77 sq.m, which is

18%.

This meets the mandatory & enhanced fresh air ventilation.

Preliminary Review:

1.The project as 196 sq.m area in 4 floor, 197 sq.m in 5th floor, 111 sq.m in

terrace.

2.Project has excellent daylight penetration throughout the day.

3.The interiors has a unique daylight design which gives opportunity from top

& bottom has glass which brings light continuously.

This is a commendable effort & meets 100% of the requirement.

Preliminary Review:

1.The Green Interiors Template & filled in template indicates that

project has installed thermostat and temperature sensors to

maintain the temperature 24+/- 2 deg C and also Relative

humidity between 50-60%.

This meets the credit requirement and one point is awarded.

IE CREDIT 4 – ERGONOMIC DESIGN

Preliminary Review:

1.The project interior fit out furniture has been ergonomically design right from

concept stage.

2.The workstations, chairs are designed for the comfort of the occupants. The

furniture has right proportion, dimensions to make it ideal for a person to work

on a daily basis.

3.The chair has height adjustments, inclination adjustments. The storage are

designed at convenient heights & positioned between 750mm-1725mm from

the floor level.

4.The submittal includes workplace photographs.

This is a excellent achievement.



Ergonomic Design.

The Interior fit out like workstations and chairs are as per the design standards for the comfort of health and well-being.

The workstations are specifically designed and the right proportion and dimensions are considered in its making which is ideal for a person to work on daily basis.

Chair had height and back inclination adjustments along with cushion at base and back which allows the person to adjust as per the need.

The storage unit are made between 750mm – 1725mm from the floor which is the ideal height of storage for accessing it. This also avoids any blockage in opening the storage shutter due to furniture on the floor near it.



To encourage ergonomic design to address occupants health and wellbeing, work stations have been designed accordingly.

IE CREDIT 6 – INDOOR PLANTS

Preliminary Review:

1.The project has procured indoor plants 57 plants in the project.

2. The project also wants to increase the number of indoor plants.

3.The indoor plants selected include snake plant, areca palm, money plant

which are used to absorb the formaldehydes, air purifiers.

4.This helps in occupant health & well being on a continuous basis.

This is a commendable effort and 2 points are awarded.


Use of Indoor Plants to enhance indoor air quality, thereby improving the health and wellbeing of occupants.

Plants like Areca Palm and snake Plant have been placed at every 100 sq ft of carpet area of regularly occupied office spaces.

IE CREDIT 8 – OUTDOOR VIEWS

Preliminary Review:

1.The project has glazing on all sides and most importantly glazing is designed

to get maximum views for the occupant at any point to sky as well as

greenery.

2.All the occupants are getting direct line to exterior views.

This meets 100% of the requirement.



The openings are designed in such a way that a clear vision to the sky and flora can be achieved from any regularly occupied space.

IE CREDIT 9 – MINIMIZE INDOOR POLLUTANT CONTAMINATION

Preliminary Review:

The Green Interiors Template & filled in template indicates that project has

implemented the following practices:

1.1. Full length entry way systems rollout mats for easy allowing for cleaning

at main entrance which is more than 10 feet. (1 point awarded)

2.2. Project owner declared that there is a annual maintenance with the air-

conditioning vendor for cleaning of AC ducts once in a year. (1 point awarded)

3. Printer rooms are isolated from the main office space with a separate

exhaust system. (1 point awarded)



Minimise the Indoor Pollutant in the Office Premises.

To avoid all the dust coming in to office premises through the footwear of the occupants, rollout mats are placed at the Lift entry to the premise on 4th Floor, 5th

Floor and Terrace floor. By this the dirt and pollutant through footwear is controlled and cleaned at the entrance itself.

Since this is an Architect’s office, and in their working process there is lot of paper printing required. For this there are a few printers and plotter which are places in a separate printing room to avoid carbon pollutants to spread in the working studio. By doing this the chances of the occupants getting any adverse effect of the carbon pollutant from printing is avoided to a great extent.

All AC units are maintained and checked frequently by the service agency to ensure its efficient working. Like cleaning it filter, de-dusting, repairing, etc.



Printer room has been assigned a designated spaces so as to isolate areas exposed to hazardous gases and chemicals at 5th floor.

Rollout mats are spread of 9.48 ft in length to main entrance , avoiding dust and makes easy to clean at 4th Floor , 5th floor and Terrace Floor.

Preliminary Review:

1.The project has dedicated occupant well-being facilities such as yoga

room / multi purpose hall meeting more than 10% of the occupants

requirement.

1.1. EASY TO MAINTAIN

a. Material Palette: The entire material palette is weded to the philosophy of honesty, and hence all the materials are very basic and in their natural form. The walls and ceiling are form finished cement concrete, the flooring is vds cement floor, the furniture is made up of rusted mild steel, kudappah stone, black granite and pine wood. All these materials are time tested and not expected to need any maintenance in near future. Paint has altogether been avoided in the entire project by and large and hence there is freedom from periodical painting of the premises.

b. Innovative Door Closer:

In an office, the maximum number of complaints that we have received till date is about the high degree of maintenance required in the door closers. This led us to the creation of a door closer which works on gravity and we assure a performance guarantee of life time. It works on a counter weight suitable for the weight of the door and a couple of pulleys to put the weight in its right location.

c. The Studio Partition Design:

The 5th floor is the studio floor and the partitions and workstations are made in mild steel fabrication. The most interesting fact about this screw less partitions system is that all panels are fixed on magnet and the entire structure can be bared within minutes to relay or modify any kind of wiring or cabling.The Openable MS panels are fixed using multiple Magnets and the entire partition can be bared in 10 minutes.

Innovation in Interior Design - No Paints

Preliminary Review:

1.The project is so unique that both exterior & interiors do not have any

paints. The architect envisaged using un-plastered concrete and natural

materials ( concrete walls, concrete floor, concrete ceiling, mild steel,

kudappah stone, wood, no paint for all surfaces and kept their natural

form.

This is a commendable feat, deemed an innovation and one point is

awarded.

Innovation in Interior Design - Ribbon Windows / Outdoor Views

Preliminary Review:

1.The designer used windows at top level for deeper penetration of light

and also gives great views to occupants.

2.100% of the occupants gets views to outside, which is excellent inline

with health & well being of the occupants.

This meets the innovation and one point is awarded.


Though it's a feature of the architecture

to provide the ribbon windows at the top

and bottom on every floor, the interiors

tries to respect it and tries to draw

maximum day light in most of the areas

through out the day.

By this, we are getting natural light to

occupants and they feel fresh always.

The building is entirely finished in form

finished RCC from inside as well as

outside and for allowing daylight, there is

a 450 mm ribbon window on the bottom

and 900 mm ribbon window on the top of

each floor level, running all around on the

3 sides of the building. Between these

two ribbon windows, a 1200 mm C -

shaped architectural projection created

possibilities of storage all along the

periphery.

Innovation in Interior Design- Operable Service plan for future

Preliminary Review:

1.The project has envisaged in zero maintenance and designed a operable

service plan for all major changes in future.

2.The service lines are running behind the workstations, furniture which has

option of removable partitions and accessing them at any point is very easy

operation.
