More recent shopping malls such as Central World or Siam Paragon seem to conform to the standard format of mod-ern mall design these days. The sprouting of Community Malls such as K Village, J Avenue,Festival Walk, Crystal Design Center, or Rainhill have taken over empty land in Bangkok. This type of mall is different from traditional malls in that they are horizontally spread in the area rather than vertically with many levels. People often criticize them-selves and others for spending free time visiting shopping malls, and that people should spend more time in the park instead. The problem is that the heat doesnt allow us to relax in such a way until recently, when a newly opened community mall Asiatique provided us with refreshing river views with a chilling breeze and in a historic location, home decor, competition stage, cabaret show, or Joe Louises puppet show. On top of that, the space in the front of the Chao Praya River seems to attract both domestic and foreign shoppers. One of the key elements to a successful retail business is revealed by Mr. Ekarin Siripanporn from ES retail & interior design studio, who states that designers needs to envisage what custom-ers are looking for in the shop. For example, people come to Mcdonalds because they think its a snack shop so the interior should be designed to suit their needs such as considering the height of the table, whether the chairs are fixed or movable, how thick the glass panels are, or how bright the light is. Shopping malls have been in Thai culture for over 48 years now, and their continual evolution over this time has been obvious. A question pops up as to whether the tradition-al malls will die and if community malls are just a new species of shopping hub? No one knows. With hindsight, once popular depart-ment stores such as New World which were corrupted had now become a place where people go to feed several kinds of fish under the ruins. This area was only a passing through street, not a destination shopping mall area. World class brands such as IKEA also opened there at the end of last year, and this has changed the face of furni-ture shopping trends completely. Meanwhile, many property development projects have spread out in the area and Mega Bangna finally opened in 2012. It is the first horizontal mega mall in Thailand with 2 levels and a 2 kilometers corridor where many restaurants are situated. The premises are comprised of Robinson Department Store, Big C Extra, Home Pro, or the ultra chic space like Mega Cineplex which holds 15 cinemas with 3,500 seats. Additionally, there is Bluo Rhythm and Bowling which lets you enjoy karaoke, bowl-ing, ice skating, or the fitness first center. First time with Mega Bangna Projects Mr. Ronachai Leowpairoj, a senior associate from HASSELL Studio revealed that a major point of their concern was that they had to successfully complete the project within given time constraints. Originally, the project began from the idea of a business owner who wished to build the large horizontal com-plex mall with only 2 levels similar to ones in America and Russia. He discovered the strength of this kind of mall is that people who go shopping are able to look through most shops without blind spots which is different from traditional vertical malls where shoppers always meet dead ends on each floor and the rental space on upper 22 2ofloors are often empty. Therefore, the owner hired a Mega Mall specialist architects from America to design the project from planning the conceptual, planning layout & circula-tion plan, and other utilization spaces until everything had reached the development process and HASSELL Thailand had become involved. The studio continued to develop the design, approval drawing to construct at the end of 2010. The challenge of this project was that they had only 18 months to develop the plan in terms of both building legislation and the materials selection. Moreover, they had to develop the concept to be as similar as possible to the conceptual idea which had began in America. The pressure also lied in the standard SF development company which was established for them to complete. They required everything to meet interna-tional standards in both building systems and project planning management. HASSELL planned to employ local materials without importing from overseas to save costs, and they successfully completed this mission. The other significant design issue for this type of project is to allocate the functional space to be as efficient as possible. The effi-cient area provides convenient access to the shops and allows shoppers to be able to see each retailers offerings clearly. The Canal walk is another selling point of Mega Bangna as well as the plaza zone where all sorts of activities are held. The oval shaped walking corridor not only creates a sophisticated am-bience to the place, but also provides more space to put the shops in. The owner has requested HASSELL to focus on fire protection system such as the Sprin-kler system which is designed as double layer to provide safety to building residents. Apart from installing the Sprinkler system according to the law, there is an additional sprinkler system above the ceiling to prevent the fire to spread incases there are faults from other M & E systems. The business owner put a high level of concern on safety for retailers and shoppers in this mega mall and strictly follows building regulations in-cluding toilet facilities, traffic management, parking lot spaces, and so on. HASSELL required other organizations to support with their expertise in order to provide the best building utilization for all. HASSELL believes this experience has brought them a new learning which can be a stepping stone to the next level of mega shopping mall design for other upcoming projects. First time with shopping at Mega Bangna The first section opened in the complex was IKEA, the crowd magnet world class furni-ture store that has changed the shopping behavior of Thai people. IKEA has estab-lished the trend of self-service, recycled bag, pricing strategy causing enormous changes to other furniture stores in terms of compe-tition and strategy. Many people are pleasantly surprised when the complete project in Mega Bangna was opened as it was exceptionally large. Al-though shoppers might get lost while walk-ing around the oval shaped corridor, the mall has a detailed floor map available, therefore it would be a good idea to take one before exploring. Alternatively, shoppers who have plenty of time just let loose and walk along as the zoning design makes you enjoy the ex-perience without sweat. Otherwise, planning where you head to could also save time. Mega Bangna is designed to accommo-date 150,000 people daily and this leaves us wondering what it would be like to be one amongst the crowd and how the place could really support a fully packed situation. When the flood had finally invaded, I let my mind wandering into the memory of the classic shopping bag which has a pattern of chess board on it as the designer believed that shoppers are able to play chess when they arrived home. All bags were printed with the word goodluck on them. Sarcastically, I drew another picture of Giant Bags as I hoped it would work against human force. In case all of this didnt work efficiently, maybe its time to use that last bag attached with holy label to prevent the flood and wish them goodluck./O /1
